Big rooms is the only positive thing about this hotel. Property is in need of a major TLC, smells like mold a bit, bathrooms dated, furniture almost antique. Not sure why it has 3 star rating. Guest ratings are pretty accurate, we only booked because we arrived late, and hotel was on our way, wouldn't stay there again, and wouldn't recommend to anyone.

The Bedroom was Ok but that bathroom was terrible. Flush switch for the toilet hanging off the wall, mould and dirt around the bath, and you couldnt run the bath without running the shower. To cap it all I deliberately left my car window open then they ramge me a 3am to tell me and I didnt sleep at all after that. Id would have been better off sleeping in my car. Ill be complaining to the GM

The hotel is old and dated - felt like nothing has been done to improve it in 20 years. Paid $500 for a 2 night stay and was very disappointed. There was hair and dirt in the shower, the room was dark (even with the lights on it was difficult to see), there was a strange, unusable spa room and a balcony with railing so low it felt unsafe to be out on. There was hardly any staff around to serve us when we were in the Atrium, and multiple cleaners tried to enter the room because they were under the impression the room was empty or had been checked out off. The only reason we stayed was because we were part of a wedding party, and it was easier for transportation.

Very nice cosy room comfortable bed but unfortunately there was a hugh generator outside our room window which was very noisy at night while trying to sleep. Other than that, it's such a nice lovely hotel, have stayed here before thats why we came back again to stay.

Our room was enormous and incredibly comfortable but the lovely outside balcony needed a good clean. Walls and ceiling were dirty and old dirt. Inside was pretty clean but the only power point in the bathroom didn’t work. There also was the odd hole in the wall that is just not a good look. The bed was excellent and so comfortable. I would stay there again though.

Once of a day this would have been a luxury hotel . However it’s now we best 3 stars. Hotel was absolutely empty with not a single local employed . They staff were fine and the cleanliness was ok - but just ok . Beds fine and clean but no maintenance has been done in years and it needs a refresh . Tourism in Rotorua is lacking desperately and maybe has taken a big hit since covid. It was ok for the night . But there was no atmosphere and it like like foreign ownership .. so it’s lost its local flair . It could be an amazing property .. but not in its current state

Nice looking hotel altho dated decor it was nice clean and staff were friendly and helpful. I asked to upgrade room for balcony and reception did that for me with no issue. Tv was broken though but managed to ask maintenence guy Matt to fix which he did within the hour. Great service lovely big room and quiet overnight

It was gross. The place doesn't look like the photos- it looks like the place 30 years ago. The whole place is really run down, dirty and stinky. The carpet is gross. The lighting in the rooms is bad. The bathrooms are old and nasty and the beds are terrible. Dont stay here unless you're desperate. Rotorua is awesome though.

I'd avoid.
Hotel is not maintained in a good condition. Carpet everywhere had major stains. Breakfast would end earlier than expected. If the room had any issues after 7pm, it cannot be fixed until next day.
