Tutto perfetto
Soggiorno perfetto....La ragazza del b&b è gentilissima e disponibile....ci ha aiutato nel nostro soggiorno rendendolo molto confortevole. Il b&b si trova in pieno centro in una zona pedonale quindi non si sente neanche un rumore, la camera è perfetta e per i nostri gusti arredata veramente bene. Che dire esperienza da ripetere

Unpleasant experience with host and overall service: We had to check out at 11am but we were unexpectedly running late from a morning trip to nearby town, and therefore had to inform the host last minute, and ultimately were late for 20 minutes. Admittedly this was our fault and we felt sorry and apologized. However, we received the following treatment as a result: 1. Without prior notice, consultation or any form of communication, we found our luggages and belongings removed from the room. We were also not given the opportunity to double check for any items that could have been left behind. Had we not already packed our suitcases before that, or left any valuables lying around, it would have caused a serious problem. On this note, a late check out fee would have been more reasonable and appropriate. 2. We were at fault and understandably the host would be frustrated. But as mentioned, we messaged to inform her about it and she made NO effort to respond or talk to us. We were yelled at upon our return, were informed that our luggages have been removed from the room and we were not allowed to enter the room. The service we received on this occasion demonstrated poor attitude and unprofessional behaviour. 3. On the count of rudeness, after our apology, we (finally) received another message via expedia app, restating “it was not nice...” which reflected another way for the host to release frustration, put us at fault and make us feel even worse. Just, not nice.

A beautiful room and a perfect location. Juliette was a very welcoming host. The room was immaculate, decorated a nice simple elegant country style and the bed was wonderfully comfortable. The B&B is easy to find and perfect for exploring Orvieto

Posizione ottima ma abbiamo dovuto aspettare per il check-in e lo stesso per il check-out. Presenza di ragnatele in camera e vasca idromassaggio di un rumore assurdo, tanto è che abbiamo dovuto rinunciare ad usarla. Arredamento molto particolare e curato. Peccato per questi inconvenienti.

Spectacular mattress for an amazing night of sleep. Hostess was lovely - had a few questions but she returned to the property in the evening to sort them out. Beautiful big room space, great breakfast! Little tricky to find on google maps - it's not the property indicated, but continue down the alley until you find 42 :)

Great location and Julia is super friendly and accommodating. Room is huge and clean. Location is also spot on - not too far away from the actions and near enough to the funicular which is important because I don't want to rush. I love every minute of living in that room. Can be better - basic necessities in the room like kettle and tea will be a bonus.

B&B veramente bello e tenuto benissimo. Residenza storica, in pieno centro, a pochissimi passi dalle maggiori attrazioni. Super pulito e super silenzioso. Veramente un'ottima soluzione per soggiornare una o due notti.

Accolti con sorrisi e cordialità. Il gestore, sig.ra Giulia, si è dimostrato da subito disponibile, professionale e pronto ad offrirci un soggiorno come lo desideravamo. La struttura, seppur ubicata in una zona abbastanza vecchia è comunque ben tenuta e facilmente accessibile e nonostante nn sia dotata di parcheggio proprio, nelle vicinanze ce ne sono diversi a pagamento. Poiché sono cari però, anche qui Giulia ci ha consigliato dove andare per risparmiare e spendere solo un euro per tutto il giorno. La camera è molto pulita, accogliente, confortevole e silenziosa. Ottima la temperatura per un sonno ristoratore. Ottimo i consigli anche sui posti da visitare e dove andare a mangiare qualche prelibatezza locale a Prezzi contenuti. siamo stati davvero contenti della nostra piccola vacanza e ci complimentiamo con la Giulia per il suo ottimo lavoro. Di sicuro ci torneremo presto.

The stay was good. Host was extremely kind and supportive. Orvieto Duomo is just 2 minutes distance and great restaurants are all around. I recommend this B&B to everyone.

Mi dispiace non sia stato di suo gradimento il soggiorno. La porta del bagno si chiude, quindi credo sia stato un vostro problema, stessa cosa per le altre cose che dichiara, tutte false, i bicchieri per spazzolini sono sopra la mensola. Mi dispiace perché dichiara solo cose non vere ma il fatto che sia andato via senza lasciare gli 8,80€ che ci doveva per la tassa di soggiorno, beh questo non lo vedo scritto da nessuna parte.

Giulia was very clear, friendly, and importantly, just gave me space. You’d be surprised how many hosts/owners chat forever when I just want to go to my room and relax. Bath is the highlight. (BYOS-bring your own soap, this is Europe!). Very close to Duomo and enchanting little streets.

Abbiamo avuto qualche problema con il check-in: avevamo scritto una settimana per poter fare un late check-in, ma abbiamo ricevuto risposta solo il pomeriggio stesso del nostro arrivo perché hanno dei problemi con la connessione Internet, pressoché inesistente nel bed&breakfast. Nonostante questo, però, siamo stati accolti e trattati con estrema gentilezza e la struttura era molto carina, in una zona centralissima a due passi dal Duomo.

This is not a B&B! This is just a room with a bed to rent for the night, an establishment run by one person who is on her own schedule and time. The place is bare and completely shuts down what should have been normal business hours. By 9:45 am, still no arrival of staff and no signs of breakfast. Check-in desk was just a table and no one in attendance. No brochures or any guidance to help visitors get around. The room had nothing but a bed and towels. No standard amenities that one would expect. This felt more like staying at a youth hostel, even the hostels have service staff on hand. The woman who owns this place was rude. Pay the extra money for a hotel in Orvieto where you get service. If you try to check in when she is not there, you are out of luck banging on the locked doors and ringing a bell that no one answers. Finally, there is a street lamp outside the four room establishment that burns bright at night. The rooms don’t have dark curtains to block the light coming in, so you have to try to sleep in a well lit room. Not a very restful night.

Arrived after advertised checkin time but room wasn’t ready however we were able to leave our bags. The room was large but a bit shabby. There was no information in our room about internet access or breakfast and we had to chase it up with our host - it would have been nice to have this information in the room. Breakfast was good. Wifi was very erratic in the room which was frustrating. No glasses or cups in the room. These things might seem small but we had stays in other places which were great and this one stood out as disappointing.

I think 2 out of 5 is too little. You arrived very early before the room could be made. If you arrive at the check-out time, how can you expect customers to come out and be ready for you? The Wi-Fi works perfectly in all rooms and common areas, so we have 4 wi-fi lines and two repeaters, maybe you were not able to. Also I do not think that a structure with wooden beams, original floors in antique terracotta, marble can be defined squalid, especially if the payment is 30 € per person. I am deeply sorry for your review, especially because you declare that the breakfast was good so it seems unjustified to your 2. Finally, any information is in the reception on our bulletin boards just to leave the rooms as free and design as possible, but perhaps you have not understood the meaning.

Hotel is located in a tranquil neighbourhood
Amazing customer service is the first comes to my mind. Juliana the hostess was excellent in making sure I am comfortable. Over and above service. The room is lovely and clean, with views of rooftops and sunrise. Spacious too. I love the balcony, it was a nice touch. I really like that rustic old town Italian setting. I could live here for a long time.

Un soggiorno piacevole. Consiglio questo B&B sia per l'ottima posizione, a pochi passi dal Duomo di Orvieto, sia per la gentilezza e l'accoglienza della proprietaria. Della stanza ho apprezzato in modo particolare la pulizia e la presenza di due armadi e tante mensole, sia nella camera che nel bagno, dove appoggiare le cose e appendere i vestiti. Colazione buona.

B&B situato in posizione molto centrale: a due passi da corso Cavour e da un grande parcheggio, che purtroppo abbiamo dovuto disperatamente cercare da soli, visto che, arrivati ad Orvieto, nessuno ha mai risposto alle mie chiamate e alle mie email per avere informazioni. Intanto ero stata contattata, tramite email, per comunicare l’ora di arrivo, prevista tra le 12 e le 12:30. Arrivati sul posto (ore 12:45 circa), la camera non era ancora pronta, ci è stata consegnata alle 14:00!! Camera abbastanza spaziosa, bel bagno, ma con porta che strusciava e quindi rumorosissima e acqua che fuoriusciva dalla doccia. Molto gentile Giulia che ci ha servito la colazione. Un po’ meno professionale la ragazza biondina che ci ha accolto all’arrivo.

Tha B&B is in a central location in the old town to allow exploring by foot (no cars allowed anyways). It was a bit confusing to figure out what to do with our car since we couldn’t park at the B&B. I booked through Expedia and there was no mention of directions to park nor a link to the B&B’s website.

Ok stay
The room was really pretty and the bathroom was really nice but other than that the place was nothing really special. Compared to some other b& B's we stayed in, the hosts did not give any tips for the local area nor were really welcoming. Many people - we included - stay at b & b's in order to have some "local touch" and in this case we were a bit disappointed by not having any.

Buonasera, mi dispiace che debba essere costretta a leggere una simile recensione soprattutto da una persona come lei che non si è lamentato, eccetto per la colazione che lei stesso non aveva prenotato (per avere una camera ad un prezzo molto più basso). Difficile da raggiungere? Se una persona arriva senza aver guardato le indicazioni su come arrivare sul nostro sito, senza istruzioni, senza uno spirito di iniziativa e pretende che al telefono possa spiegargli come arrivare, senza che lei abbia una cartina e senza che lei sia mai stato ad orvieto è ovvio che diventa pressochè impossibile. Disposizione delle camere scomoda? Le mie camere sono al primo piano, dopo soli 14 gradini, qualora voleva un servizio diverso forse non doveva prenotare un B&B a 60 euro a notte ma un hotel a 4 stelle (se poteva ovviamente). Forse le sue critiche sono eccessive e frutto di chi non sa viaggiare, ma pretende di arrivare e con pochi soldi avere tutto gratis.

Over and beyond service
We were very late for check in. Plane and train delayed so got in after 23:30 but Giulia was waiting for us. Very much appreciated as we did not have data so we’re not able to update her. Room fabulous, she even helped me get my case upstairs- super quiet and late check out offered. Amazing service.

Nice room, Nice stay [w/environmental noise]
The location of the B&B was great [just off the main street, close to sites/attractions, with a medium walk from the bus/funicular]. The staff/family was kind, informative and helpful. The room was nicely done and clean, the bedding comfortable, TV good, and Wi-Fi acceptable [although a bit slow at times – typical Ookla stats: PING 37ms; Download: 6.37 Mbps; Upload: 0.55 Mbps]. The doors [like many B&B’s] are heavy, have tight fittings and are loud when opened/closed/locked. Unfortunately, all these sounds echo up through the stairwell onto which every room opens, and thus into the room. In addition, the sounds from the neighboring buildings may be distracting for quite a while during the day… my best description is that it sounds like a) a bowling alley rumble, b) clunking, c) kids stomping up/down stairs or d) low drum pounding. These are in addition to any sounds made from the ground floor or guests arriving/departing in the same building. As all ‘sounds’ are not directly under the control of the B&B operator, it should not [necessarily] be a deterrent … simply something of which to be made aware. The following are inconsistencies that should be reviewed/rebutted and adjusted on the advertising hotel’s website[s]. In my room [and with specific reference to amenities listed for my room/type and confirmation], I observed the following oversights ... There was no 'deep soaking tub', no coffee-making equipment, no in-room safe, and no desk. I did not observe an elevator.
