I'm very glad you enjoyed your stay. The street that we are on is a dead-end just past our building and also at the other end a block away with very little traffic. In front of that street is a sidewalk and in front of that is a grass area and in front of that is a road that is 35 mph which goes directly to Siesta Key. Most people love the convenience of the location and the many restaurants and grocery store a block away. We also have a thick tall hedge of Areca Palm trees next to the border of our property on all sides with an opening where the entrances are. All of the condo units patios and sliding glass doors from all of the living rooms and bedrooms overlook the sides of the property and the palm trees.

At Tropical Dreams it is a priority to make guests happy, want to return and recommend us. I am sorry if you were not able to find us easily. We do have pathway lights in at the front of the building, a spotlight on the name and address and both the upper and lower level between the units have lighting. The spotlight is dim, therefore we just purchased a much brighter light and it is scheduled to be installed and mounted over the name and address. We are not a hotel. We are a small vacation rental complex. We do not charge a flat or daily property fee or resort fee as many vacation rentals and hotels in the area, but like most vacation rentals in the area we do charge a cleaning fee and this is shown when you make a reservation and before and you agree to the reservation or enter any credit card info. The reservation site shows it multiple time in the same place for every property with any fees. Our cleaning fee is less than many similar properties and it is a one time fee for a stay not a daily fee. Please consider our villas are 1000 SQ. FT. with 2 large bedrooms, 3 beds and a full kitchen, living room, dining area and lanai. Our cleaning takes a considerable amount of time. Each unit is cleaned and then checked again by another person. I did a walk through the villa with you at check-in and it was very clean and you said you were happy with it. I think you are angry about the cleaning fee and that it was noticed you had more people in your rental party than you declared or were allowed. Your unit took a extensive amount of time to be cleaned as almost all the walls had to be scrubbed from the many marks and all filth you left behind. Floors are swept, cleaned and then steamed moped with boiling water. Maybe the dirt was brought in with the 40 trips to your vehicle to unload it after check-in or the many children constantly going in and out.

The only thing slightly dirty in the kitchen was 1 of the stove top burner drip pans under the burner. Your wife mentioned it. I apologized and then returned in a couple minutes with 2 new stove top burner drip pans instead of 1 as the other 2 looked brand new and I wanted all 4 to look new. I asked if everything else was ok. After looking in every cabinet, drawer and kitchen appliance she said yes. The villa you stayed in was not in the process of being refurbished. Within the last few months it had all the following NEW ITEMS: 2 king beds - mattresses & frames, sofa, futon, chair, dining table, end and coffee table, headboards, night stands, lamps, sheets, comforters, pillows, blankets, art on walls, dishes, silverware, serving and cooking utensils, pots, pans and glasses Fresh paint is in entire villa. New flooring was just put in the kitchen, bathroom, entry and hall. The villas are all the same size and floor plan, Almost all furnishings are new in all units. Everyone else in the group seemed happy with any unit and seemed to leave the decision up to the lady who inspected every detail. Before I left the unit I told everyone my business card with phone number was on front of the information binder and on the refrigerator and to let me know if they needed anything. I also mentioned I would be at the complex a couple hours longer that day. No one ever contacted me about any other issue. I am very disappointed to see such a low review score from you and wish I could done something to make your stay better, but I had no idea you were not 100% happy when I left you after the walk -through and changing of the stove top burner drip pan.

All of the information we provided to this booking site is accurate and current with over 75 photos. The address and map of the location is also shown. All of our villas ae the same size and floor plan. Charles _____ the name on this reservation and the name on this review was never at the property. He was a no show. The reservation was made with the booking site not the property. I did not tell you it had 3 bathrooms. I did not speak to you on the phone. The phone number on the booking site goes to them not us. You do not receive our direct number until after you make a reservation and you did not call us. I am the only person who answers phone. We do not have any rentals that are 3 bathrooms. The correct number of bedrooms and bathrooms are clearly stated on the site. All of our Villas are the same size with the same numbers of bedrooms and bathrooms. The laundry room is located on the main floor in the building in a locked room. Guests are given the code for the door at check-in. The villa is not located in a parking garage. No laundry is in the open or in a parking garage. Charles or no one from his guest party saw any laundry area. We do have a rental office where guests check-in. Charles or no one from his guest party were ever in it as they never checked-in. I do not own slippers, wear slippers or any shoes that look like slippers. I do not wear torn clothes. All of our bathrooms have a combination tub and shower. They are all full size clean tubs. No one from this guest party ever saw a tub as they were not in any bathroom. All refrigerators are clean and do not smell. No one from this guest party ever saw a refrigerator. Several appliances are brand new in 2017. All of are lanais are clean. This not a distressed property the outside of the building was painted less than 1 1/2 years ago and the inside of all units were painted within the last year. The building is sturdy cement block built with stucco over that. Thousands of dollars in landscape has been added within the last year. There was already a few large palm trees and landscaping in front and to the sides of the building. 115 areca palms were added on all sides of the property except for where you drive in Jan 2017, 150 Hibiscus bushes were added in 2017.Over 100 other plants were also added in 2017. Many updates were done to the property in 2017. All the following in new in all units in 2017: All king beds, all sofas, all futons, all end tables and coffee tables, almost all lamps, all sheets, all towels, all mattress and pillow protectors, all pillows, all comforters, most night stands, all kitchen dishes, pots, pans, art and wall hangings and other items where needed. The booking site states the refund policy of all rentals in the listing. The detail of the rental is also shown including the number of bedrooms and bathrooms. All our units are the same size and floor plan about 1000 SQ FT each not including the each villas outdoor patio or lanai with a addition sitting area and small table. This property is a vacation rental with a few night minimum to a one week minimum depending on the time of year and availability. Most of are reservations are booked well in advance. When this person made the reservation it was refundable within a time period, but the reservation was never cancelled within that time period. All of the hotels and motels in the area that I know of in the area do not allow a cancellation on the day of check-in of if someone does not show up. I believe this review is from a very angry women as she states in the review it was for 2 women and she states they did not stay. On the day of check-in, before check-in time a women arrived already angry who said she was Charles wife. She was with another women. I was walking around and saw her and politely asked her if she needed help. She never made it to a office, checked in or showed me any ID.I found out later she tried to cancel the reservation before ever arriving at the property. She said her husband booked the reservation and was extremely angry with the location as she had relatives and something she was attending about a hour north of this location. She never said anything was not clean at the location. The only complaints she made was the location due to the area she wanted to be in close to relatives and a event she was in town for with them. She was also said it was not acceptable if it did not have a washer and dryer inside the villa. I explained the site said it had laundry room on site. She was also upset about the quantity of bathrooms as it was for two women. She got a few inches from my face and was screaming at me that it was not acceptable for those 3 reasons. She did want a refund, but her cancellation period was well beyond the cancellation period. as it was the day of check-in. The women she was with was on the phone with someone most of the time and the women who I was speaking with started threating me that she was going to post a bad review every place she could and report me to everyone this is all while screaming in my face. I said ma'am the villas is exactly as stated with the correct bedrooms, bathrooms, location address, map and laundry room details in the ad on the booking site. She admitted several times that her husband made the reservation. Then I suggested she call the booking site or look on her conformation to see the refund policy and she said she already did before she arrived, but they could not cancel it for her. She already knew she did not want to stay in this location way before she arrived! She already knew she was way past the refund timeline. She thought if she screamed, got in my face, threatened and bullied me she would get her way. I did tell her she need to leave as it was not check-in time and this had gone a long time. She said if she came back and stayed I was going to be sorry and she made more threats to slander me and the business. When she left she was reported to the booking site immediately who advised me to call the police, but I just wanted to get on with my day so I did not. She still sat in her car in front the property for a long time screaming on the phone before she left. All the other villas were reserved during this day, but this unit did not get reserved last minute after it was marked as a no- show as instructed by the booking site the next day. This is a small villa complex and we follow the refund policy posted for each reservation as do other vacation rentals, hotels and motels. The very nice couple who drove up while they were in their car did have a reservation, stay and leave a all positive review. As far as safety goes the only time I have ever felt unsafe at this property was when this women was in my face, screaming and threatening me.The location is clearly shown on the booking site. Most people want to stay in this area verses where they ended up staying as this location is near Siesta Key and the beach that is rated #1 in the country by multiple sites and people. Sarasota is a beautiful area with many wonderful things to offer both tourists and locals.The person who left the review did not stay even in Sarasota County. If she is concerned about safety she should really check the data for that county. My hope is that people who read this review will realize this is of great concern to us when people post a false review and I certainly would not spend this much time and effort writing a reply if I did not feel this strongly. Unfortunately I have just aired my worst interaction I have ever had with any guest or potential guest. I love meeting, greeting, checking-in and interacting with guests during their stay.
