The rooms were clean but the beds need to be replaced. I flipped and turned the mattress. Staff were friendly and helpful. The common areas and grounds are lacking in maintenance. Accommodation is expensive in Scotland so you get what you pay for. Overall good value for money but I’d rather pay more for a higher standard of hotel.

Burntisland House is rather old, but well maintained. Room was clean and had a lot of space. Railway station is just a 5 minutes walk, with a direct train to Edinburgh.

Lovely stay at the hotel, the only downside for me was the walls are paper thin and you can hear the noise from the room next door.

The shower was amazing! Room was basic but mostly clean. Had hand soap and bath gel. Smelled like old house and curry. Windows were filthy. Front of house was unkempt. Easy check in. Just ring the bell and they opened the door.

This is not a hotel and definitely not 3 stars. The room I stayed in left all of my clothes smelling mouldy. The rooms walls were so thin, I could here the person in the next room like we were in the same room. What makes this even worse is that it's massively overpriced. The reviews for the property have been inflated by fake reviews. Avoid if at all possible.

I never explained that I was disabled. My room was going to be on the second floor. The owner gave me a ground floor room. I had a great stay with my granddaughter. I will return for another stay.

The general view as soon as you walked in was that it was scruffy and needed decorating although the bedroom was clean and a good size and had a nice shower. I suppose for the price it was not bad but you do get what you pay for,

Don’t know where to start. Best can say is if you are thinking of booking this…..DONT! Definitely not for seniors, stairs are too much. It’s a place that looks as if hasnt had anything done to it since 60’s. Bed and pillows very uncmfortable.

A bit unusual but clean and comfortable

Arriving late on a dark evening, it looked unwelcoming - but the lass on reception made up for that! The room was large and warm, with wooden furniture, and the "curtains" were wooden shutters: it felt friendly. Characterful: the ceiling must have been about 4m up, an a bit of box trim (proably hiding pipework) made a useful seat or low shelf. Everything worked. The station was a 5 minute walk, town centre likewise. I'd go back if in the area again.

Decent Hotel for travel around Fife and Edinburgh.

Nice place, have stayed multiple times, owners always welcoming and pleasant. rooms are a good size, beds decent enough but clean and linen smells nice. really takk 12ft ceilings, bathrooms are ok, water pressure strong and good hot shower with free soaps/gels.Nothing to complain about really, have only stayed in room 4 and 9, 4 had really nice stonework, 9 quite sparce, but had shutters on the windows and were nice and warm. parking is on street, it does have a 8.30am limit mon-sat and you can not return within the hour, but its free to park overnight. no food at the hotel but a nice burger joint next door and the usual smattering of others nearby. Morrisons is 5 miles away for a decent breakfast. cant fault it really, great value for money, a nice warm room and pleasant owners - i will be back as I have family in the area.

Lovely old building seems like undergoing some refurbishment. Thought the reception area wasn't very welcoming but the staff member was. Good lighting system. Room on second floor with no obvious lift. Roof light Window hard to open. Pleasant enough

Worst hotel ever

Place is not fit for human habitation due to the cleanliness and extreme risks to health resulting from lack of maintenance and addressing faults to areas that are required to aid whilst going upstairs. They cannot describe themseles as a hotel.

It's certainly got original features but some of the furniture needs binning. The phone number for the hotel on the website and on hotels. Com is incorrect so no way of getting hold of them. Great location for a night or 02 but not any longer.

Poor very dirty conditions and a very cold room

It was the worst hotel I have ever stayed in the toilet was filthy there were spiders in the bathroom and webs with insects in them iv taken photos of this and the mattress on the bed was filthy the room was freezing the man that owned the hotel Daniel would not put on the heating as he said it does not go on to the 1st of October because of the price crap to be honest I do not think he paid the heating bill the tables were filthy in the room an so was the wardrobe it's the worst experience I have ever had in a hotel and if anything I should be asking for my money back the place was a shambles and out the back garden was even worse

My stay was quite enjoyable. While the building exhibits some signs of age and wear, it has been maintained well. The staff was notably efficient and accommodating. Although it may not be overly luxurious, it is a solid accommodation option.

We were on motorbikes and the owner was very welcoming, allowing us to park the bikes on the hard-standing in front of the house (inside the property boundary so at no risk of being booked for parking on the pavement where there are double yellow lines). The rooms (we were on the top floor in 10 & 14) were great, they were en-suite and quiet. Sure the floorboards creak a bit and the decoration was a little tired but I have stayed in Travelodges that were much smaller, noisier and dirtier but had to pay twice the price. The lack of an option to dine in was not an issue: there are plenty of places to eat further along the street (this is on one end of the high street) and a café a few doors down that opens at 8.30 for breakfast (a fantastic "small" Scottish breakfast for less than £8).
