Bedroom 3 – Two twin bunk beds. Together these sleep 4 people. (This room is also themed around “Step Brothers”! Extra Sleeping Space – Pull out couch, private from the living area with private access to the backyard and everything you need to sleep comfortably. - 9 Minutes to Coachella & Stagecoach - 8 Minutes to Indian Wells Tennis Garden - 7 Minutes to Eisenhower Health - 14 Minutes to Old Town La Quinta

Checkout is at 10am - Late checkout of 11am is available for a fee of $50. Please let me know in advance if this is something you would like.

Spa heating is complimentary.

Pool heating has a cost of $100 per day. Please let me know in advance if you would like the pool heated.

No pet fee for the first pet - beyond one pet there is a $50 fee for each additional pet. Please inform me of all pets staying at the property ahead of time.

1. Check out: Please place garbage in the bins, ensure dishes are washed or in the dishwasher, lights are off, and windows and doors are locked. To lock front door, simply pull closed and press the "Yale" button on the keypad until you hear it lock.
No need for a major cleanup; we want your departure to be stress-free! Accidents happen, and we appreciate open communication. If anything comes up, please reach out. We value your honesty and will work with you to resolve any issues during your stay.
2. No Smoking: We want to keep the air fresh for everyone.
3. Pets Allowed: Furry friends are welcome; just let us know in advance if there will be more than originally stated and please remember to pick up after them. Maximum of three.
4. Parking Rules: Please stick to the driveway to keep things orderly and avoid issues with neighbors + city. Maximum four vehicles.
5. No Parties or Events: At Cactus Cove we aim for a tranquil atmosphere! No Unregistered Guests: Notify us about visitors for everyone's safety.
6. Quiet Hours: Respectful quiet hours from 10:00 PM to 8:00 AM Friday and Saturday and 9:00 PM - 8:00 AM Sunday-Thursday. Please take gathering inside after quiet hours so not to disturb the neighbors.

8. Garbage Disposal: Please bag all garbage and leave in the interior garbage bins. If they are full the trash can be taken out to the main bin for the home on the east side of property.
9. Security and Safety: Best to keep doors and windows locked when you're away.
10. Pool, Hot-tub, and Gym Rules: Responsible usage and safety first. Please follow posted safety rules.
11. Fire Feature: Follow safety + lighting instructions for fire feature. No Fires in the Fireplace: The fireplace is retired and not in use.
12. Minimum age for person renting: 21.

1. Acknowledgment of Risks: I, the undersigned Guest, acknowledge and understand that there are inherent risks associated with the use of the swimming pool, hot-tub, fitness center and children's jungle located at the above-mentioned rental property. These risks may include but are not limited to, injuries from exercise equipment, overexertion, slip and fall accidents, exposure to pool & hot-tub chemicals, and drowning.

2. Assumption of Responsibility: I voluntarily assume full responsibility for any risks associated with my use of the pool, hot-tub and fitness center and hereby agree to exercise caution and good judgment while using these facilities.

3. Responsibility for Guests: I acknowledge that all guests accompanying me are my responsibility, and I will ensure that they are aware of and comply with the rules and safety precautions for using the pool, hot-tub and fitness center.

4. Pool Rules:

- No lifeguard on duty; swim at your own risk.
- No diving permitted. Pool is deepest at the center at 5’.
- No running or jumping on the pool deck.
- Children must be accompanied by an adult.
- No glass containers, drinks or food in the pool area.
- Shower before entering the pool.
- No outside items i.e. chairs, umbrellas, games, toys, balloons food, drinks etc. are permitted in the pool or hot-tub.

5. Fitness Center Rules:

- Proper attire, including athletic shoes, must be worn at all times.
- Use exercise equipment as intended; do not misuse or tamper with equipment.
- Children under 16 are not allowed in the fitness center.

I understand that failure to comply with these rules may result in bodily harm and / or eviction from the property.

6. Adult Supervision: I understand that children must be supervised by a responsible adult at all times while in or around the pool area and fitness center, as well as the jungle gym, and I assume full responsibility for the safety of any children under my care.

7. Personal Property: I am responsible for my personal property, including but not limited to clothing, jewelry, electronic devices, vehicles, and personal belongings. The host, property owner, and their respective agents, employees, and representatives are not responsible for any loss or damage to my personal property.

8. {{guest_name}} agrees that debris, garbage, pet feces, popped balloons, cigarettes butts, fireworks, or other items left on the property and not properly disposed of will result in an additional cleaning fee of $500. {{guest_name}} acknowledges that any toys, or other debris left in the pool or spa may cause damage to the filtration / pump systems. {{guest_name}} will ensure that no objects or debris are brought into the pool & spa, and will be resposilbe for costs incurred for repairs if required.

9. Quiet hours are from 10pm-8am on weekends and 9pm-8am on weekdays. Gatherings should be taken indoors during quiet hours to avoid disturbing the neighbors. {{guest_name}} agrees that if the police are called to the home for any reason including for noise complaints, there will be a fee of $500 charged to the guest. Additionally, {{guest_name}} agrees that any citations from the city as a reslt of the police visits will be the responsibility of the guest to pay.


10. Governing Law: This waiver and release shall be governed by and construed in accordance with the laws of the state of California.

I HAVE READ THIS WAIVER AND RELEASE OF LIABILITY IN THEIR ENTIRETY, AS WELL AS ALL INFORMATION PROVIDED ABOVE IN THIS PACKAGE, FULLY UNDERSTAND ALL TERMS, AND VOLUNTARILY AGREE TO ITS PROVISIONS. I ACKNOWLEDGE THAT I AM SIGNING THIS DOCUMENT FREELY AND VOLUNTARILY, AND INTEND IT TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY LAW.
