• Directly across the street from Shark park. Great for kids!
• Private patios w/ umbrella & seating for 8.
• Fully equipped kitchen

• Driveway parking for 4 large vehicles
• Weber BBQ grill
• 7min drive to Casinos
• 2 Block walk to beach & 1 block walk to bay... Sunsets are spectacular!
The space

Sand Ranch- 1 floor only
• 3 bedrooms 1 King, 1 Queen & 1 double/single bunk with toddler bed
• 1 oversized spa showers inside master; 1 guest bath tub/shower
• TV's in all rooms with Roku
• Desk with monitor & workspace
• Stackable washer/dryer
• Dining table seating for 6
1 Outdoor Patios
• Table w/ umbrella; seating for 8
• Weber BBQ Grill
• Outside open shower; not enclosed (Shut off during winter)
Guest access
• Guests have access to the entire home, except for owners closets and garage.
• This home has a driveway for 3 cars. You can also park on the street for free.
Other things to note
• Must be 25+ yrs old to book.
• All guests staying or non staying must not exceed 6 during the entire stay due to fire and safety ordinances. This will be verified prior to guest entry and throughout stay. Prior authorization is required for any visitor.
• Pet policy & fee: Dogs only- zero exceptions. Must add dog(s) on reservation page prior to requesting to book which will add on a pet fee of $150 regardless of duration of stay. This fee is specifically for your dog(s) to stay as a guest and not used for additional cleaning and/or damages. All dogs must be house trained. Absolutely no other animals other than dogs due to severe allergies no exceptions - please find other accommodations. Must add dog(s) on menu reservation page prior to booking reservation. This is for your dog(s) to occupy the property and not used for additional cleaning and/or damages. All dogs must be house trained. Dogs must never be left unattended or must be crated if left alone. Guests responsible for providing crates and puppy pads if leaving for an extended period of time. Dogs must be leashed at all times when on property for community safety. Dogs must be taken off premise for bathroom use with immediate pick up. There is no fenced in backyard.
• Early checkin and late checkouts even when available and reserved are not be guaranteed due to stringent cleaning standard & schedules due to pandemic effects. If available, $25 for early checkin 2pm and late check out 12pm. Extended late check out please ask. Failure to check out on time may results in $50 late check out penalty plus for each twenty-four (24) hour period (or any portion thereof) that you overstay, an additional nightly fee of up to two (2) times the non discounted nightly listing fee.
• No smoking (cigarette, marijuana, vaping) of any kind inside the property. Smoking detection monitors inside the unit. $300 smoke remediation deep clean charge for damages, immediate cancellation and guest removal from property. Smoking is permitted outside in designated areas 5ft away from all entrances. Must discard any used substrates in provided outposts.
• No events, no house parties, no after prom/senior week rentals, or bachelor/ bachelorette parties. Any unauthorized event or party is grounds for immediate cancellation of reservation, authority involvement and physical removal of guest’s and their property from the premises. Zero tolerance. Very strict.
• Quiet hours 10PM to 8AM. City of Brigantine noise ordinance. Decibel detection monitors located inside the premise required. Violation of noise ordinances will be met with a friendly warning. If warnings are not recognized or there is failure to respond immediately, the host reserves the right to immediately cancel the reservation according to cancelation policy. This may escalate to authority involvement and/or physical removal of guest’s and their property from the premises.
• Beach sand must be removed by outside shower or hose prior to entry.
• All guests are encouraged to purchase travelers insurance. Please read cancelation policy.
Many of these rules are specifically targeted toward the party crowd and not for intended to discourage respectful adults.
