Settle into a bright, modern 2 bed apartment with open living and panoramic pool views, access to gym and rooftop space, just a short walk to Westfield, cafes, restaurants, and public transport.

You can access all the property`s amenities throughout your stay.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to restock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room features a 60` LG Smart TV with a Chromecast device attached at the back, allowing you to stream content directly from your phone, tablet, or laptop. You can access your own Netflix, YouTube, and other streaming accounts. Please note that we don’t provide subscriptions to these platforms, so you’ll need to use your own logins. The TV also offers access to local channels.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The parking garage provides parking spaces for two cars. For additional parking, there is an open public paid parking in front of the complex - Note the entrance to the car park is from Bowes Street, just before you turn into 15 Bowes Street. Look for the driveway on the left-hand side if you`re coming from Hindmarsh Drive.

COMMON AREAS & AMENITIES:
You will have access to the building`s BBQ Area, gym, pool and common garden/courtyard/rooftop throughout your stay. To access the amenities from the unit, take the hallway path to the right before reaching the elevators. The gym uses the air key for entry, and the pool, courtyard, and BBQ are through the door at the end of the hallway.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

Your keys are in the `All in One Super Mart - Phillip` just beside the building`s entrance. The shop`s hours are Monday–Friday: 07:30–21:00, Saturday: 09:00–21:00, Sunday: 10:00–19:00. If you need to collect or drop off keys outside those hours, please contact us immediately.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

For something more refined, explore local favourites like Rama’s, Agostinis, or La Cantina.

Spend your days strolling around Lake Burley Griffin, relaxing at Yarralumla Beach, or taking in the views from Red Hill Lookout. You’re also close to peaceful lakeside escapes like Lennox Gardens, Scrivener Dam, and the leafy trails of Mount Taylor Nature Reserve.

In addition to Westfield, you’ll also find great shopping options at Canberra Outlet, Cooleman Court, Manuka Terrace, and South.Point Tuggeranong, all within easy reach—perfect for everything from boutique finds to bargain deals.

Getting around from your apartment is easy and convenient thanks to its central location and strong transport connections.

Public Transport:
Just a short walk away is the Woden Temporary Interchange, a key hub in Canberra’s public transport network. From here, you can catch buses to the city centre, Belconnen, Tuggeranong, and other major areas. Rapid services like R4 and R5 operate frequently and connect you to key destinations across Canberra.

Light Rail:
While the current light rail runs from Gungahlin to the City, future extensions to Woden are in development, which will make the area even more accessible in the coming years.

Driving & Parking:
If you`re driving, the apartment has easy access to main roads, making it simple to reach various parts of Canberra. Parking is also available nearby, including at Westfield Woden just a short stroll away.

Whether you’re heading to work, sightseeing, or enjoying the local scene, this location puts everything within easy reach.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

STRATA NOTICE
Please note: Spandrel panel replacement works are currently in progress and are expected to be completed by 08 September 2025.
Please be advised that during this period, workers may be operating outside your windows. We recommend taking any steps you feel necessary to ensure your privacy while the works are underway.
Kindly note that while the schedule has been carefully planned, it may be subject to change due to weather conditions or unforeseen circumstances.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
