In southern Tuscany, province of Grosseto, in the 'maremma alta', near the small town of Civitella Marittima (approx. 2 km away), away from roads and traffic behind a gentle hill, very quiet and with a wonderful panorama Holiday house SALVIA on the Podere (estate) Sant Antonio with approx. 170,000 sqm of land and the sea level of 220 m (above sea level).
The access leads first from Civitella Marittima over a paved provincial road, the last 600 m as unpaved service road to Podere Sant Antonio.
The bush and tree avenue path is lined with olive groves, vineyards and pastures. The private access road to the parking lot of Podere Sant Antonios leads through a short cypress-pine avenue.
Your holiday home SALVIA is on its own property, partially fenced.
A short paved path leads to your individual terrace, the edge areas are planted with flowering shrubs and Mediterranean shrubs, in the garden there are olive trees, oleanders and small pomegranate trees.
The entrance to SALVIA leads from the terrace into a comfortably furnished kitchen with a complete kitchenette (sink, stove, oven, extractor hood, fridge-freezer, under and hanging cupboards), a small chest of drawers and dining table (extendable) with 4 chairs. There is also a comfortable sofa in the living room, which can also be used as a double bed if required, next to it a square table with lamp and a wood-burning stove.
A small hallway with shoe cabinet leads to the bathroom, fully equipped with shower, toilet, bidet and vanity unit, and to the bedroom with a double bed (two mattresses), two bedside tables, wardrobe and storage table.
For the garden and terrace there is a large table with 4 chairs and two garden loungers; there is also a small garden grill available.
On your private panoramic terrace or in the garden of your SALVIA holiday home you can enjoy the peace, sunbathing, relaxing, reading or simply doing nothing.
Our private pool is only a few steps away in the area of the main house garden, also in a wonderful panoramic position with a wonderful view over the gentle hills to Monte Amiata (1,780m).
Here, too, sun and shade places invite you to relax and unwind.
In addition, in the wide area of the house garden there is a second holiday house, house MANDORLA, similar in size and equipment to house SALVIA, in addition to the main house, which we live in all year round.
During your excursions you can experience flair and 'life' in art and cultural cities like Siena, San Gimignano, Casiglione della Pescaia or Porto Santo Stefano.
You will also be delighted by the culinary specialties of the surrounding area in various trattorias and restaurants, from Civitella Paganico to Monte Antico to Montenero and Sant Angelo.

Podere Sant Antonio, in the heart of southern Tuscany, is an extremely convenient location and although you can see absolutely nothing from the streets and traffic routes here and hear nothing, you can quickly reach all the important art and cultural sites from here.
Even Rome can be reached in just over two hours.
