Enjoy the RIVAH life like never before in our brand-new construction, luxury house. We have it all right here! A 150' pier for epic fishing, commercial Mega Slam basketball hoop, 3000 SF of concrete patio with gas firepit, huge private beach, tons of yard space and spectacular sunrises!

Inside you will find that no expense was spared to provide you with the nicest stay you will have anywhere in the area. Two living rooms, both with leather sectionals. Large smart TVs in every room of the house.

Feel like a gourmet chef in our kitchen that has a huge island and quartz countertops, two ovens to make cooking a breeze, separate full size refrigerator and full size freezer to store all of your food and all the pots and pans you need to cook your meals.

Your kids will never be bored here if it rains with a game room upstairs. We have two arcade machines with tons of old school games on them. We have an XBOX with games and a Switch docking station hooked up to the TV if your kids bring one.

You will sleep like a dream on our hybrid memory foam and spring beds. We have black out curtains in every room so you can sleep in as you should on a vacation! If you are an early riser, then grab a cup of coffee from our Keurig machine and go sit on our large screened in porch to watch the most amazing sunrises over our beach.

Hit the water on our 2 Kayaks, the paddle board or enjoy just relaxing with your feet in the sand while sitting on one of our provided beach chairs. if you want to take a nap on the water then climb into one of the two hammocks we have over the water! If you need a break from the sun, then head back to our patio or hang out on the picnic tables under our house.

It doesn't get much better than this! As a premier host you can rest assured that I am going to be here for you every step of your stay with us. I will always take your call for anything you need. Send me a message if you have any questions at all :)

Family Vacation
This home has everything you’ll need and more than an average rental home. The interior is so inviting and comfortable to truly enjoy yourself. Blake has thought of just about anything you might need while you’re away from home including a well stocked kitchen. All of the bedrooms are a great size with room darkening shades and beds that are extremely comfortable. Even the outside has comfortable seating and beach chairs to enjoy the river. If you want to do more there is cornhole boards, a ping pong table, kayaks and paddle board and basketball just to name a few. Blake’s an attentive host who is truly there to answer any question you might have. He’s also really good at providing suggestions for local attractions, restaurants and even went as far as posting on a Facebook group he’s member of to try and help us find a boat to charter. If you’re looking for a home that you can truly relax at while making wonderful memories then look no further.

Perfect Family Vacation
The house was well appointed and everyone was very comfortable and felt at home the entire time. The space was laid out well and even when all nine of us were together we never felt crowded. Proximity to water, beach and dock was a huge plus. Blake was attentive, responsive and gracious. The huge screened porch and the fire pit were ideal family gathering spots. The views were fantastic. Everyone agreed that we would definitely stay here again.

River Retreat
We really enjoyed our long weekend at this property. The house is very spacious and the views are spectacular. The beds and linens are comfortable and immaculate. We enjoyed cooking in the well equipped kitchen with plenty of dishes, pans, etc. The owners have provided equipment for so many activities from fishing and kayaking to enjoying the fire pit in the comfortable and sturdy outside furniture. The owners were very responsive to questions and reached out just to make sure we had everything we needed. We will definitely visit again.

Great stay!
We stayed here over spring break with 4 adults and 4 teens/pre teens and had a fantastic time! The house is very nice and Blake is very helpful and attentive. The kitchen is well stocked for cooking your own meals. There is plenty of room and the beds are nice and comfy. The couch was actually big enough for all of us to sit comfortably which was nice. The kids enjoyed the arcade games upstairs, the basketball, sidewalk chalk and the kayaks! The decor is just enough without looking sparse or cluttered. We really loved the beautiful sunrise over the river as well :) I would definitely recommend this house !

Exceptional!
Blake was an exceptional host. He was very professional and always responsive when needed. He was pro-active by sending a most questions asked list which was very helpful. The home was more Beautiful in Person, the view was breathtaking and the kitchen was fully stocked with all of our culinary needs. Our Family needed this mental getaway as we celebrated our Mothers 1st Heavenly birthday. And we couldn't have chosen a better home and atmosphere to be in. Blake made us feel welcomed and everyone had a wonderful time with the arcade games, basketball court, ping pong table and around the fire pit despite the cold. We will definitely be back during the warmer season!

Exceptional River House
This house is absolutely beautiful inside and out. The house is very functional with many areas to gather, sleep and to get away from it all. We enjoyed the screened porch with wonderful river view, the patio and fire pit and kayaks and paddle board. We will be back!

An amazing week!
This was our best vacation yet! Blake was kind and available anytime I had questions or needed anything. It is not easy to find a property that is perfect for traveling with teens, toddlers, and adults. We loved fishing, kayaking, and paddle boarding. We also enjoyed tournaments of arcade games, corn hole, and ping pong. There was a variety of life jackets, chairs, towels, and beach toys that were available to us. We mainly cooked in the kitchen but we enjoyed a fantastic meal at 528 Prime. I cannot recommend this property enough!!

Beautiful house with a gorgeous view
Newly built house with all new amenities. The backyard patio and the grill was great. We enjoyed the view of Rappahannock while eating our barbecue. The view of rhe sunrise through the bedroom window was priceless. The screen porch upstairs was great and the thoughtfully placed dining table in this area allowed us to enjoy our meals whiling enjoying the surrounding beauty. Blake was a very responsive host and replied back within 5 minutes most of the time. Check-in, checkout was convenient. Overall it was great experience for us.

So comfortable and relaxing
We were 4 adults, 4 kids/teenagers and a baby. There was something for everyone. I enjoyed the quiet neighborhood, beautiful water view, comfortable beds and large clean house. Went down for a family get together. Blake the owner was the most attentive owner I've ever communicated with. Every single time I had a question within minutes he communicated back with me. The home was beautiful and was ample space for everyone. The upstairs was perfect for our daughter her husband and 3 children. Everything you could ever need in a home was there. The Perfect Place
This is truly the perfect place, with the perfect host for the perfect vacation. Blake is incredibly nice, helpful, responsive, and always willing to answer questions from pre-booking all the way through our stay. And we didn’t think this house could have been more fantastic than what we saw in the pictures but it is! Upon entering the house, we were stunned. It is beautiful, immaculate, and has anything you could ask for. There was so much to keep 3 generations happy, from relaxing on the awesome back porch, to taking the kayaks and paddle board on daily trips, to spending hours on the dock catching fish and crab (Blake is excellent at helping with fishing questions too!) to relaxing and unwinding at the fire pit at night. There certainly was enough things to keep everyone in our diverse group happy! Everything exceeded our expectations…so much so that there’s been talk that we just might be back ; )

As Good As It Gets
This house and property are beautiful. We had plenty of room to spread out and the host thought of everything so that we could unpack and start relaxing. The house was very clean, stocked with everything we needed, and all the beds were comfortable. The views off the back deck and dock are perfect for watching sunrises and birdwatching. We brought our binoculars and got to see fledgling petrels and a blue heron who visited our beach each morning for breakfast. Even spotted a bald eagle! We did a lot of kayaking and fishing as well. The host was very responsive to any questions we had and even gave us recommendations for things to do on a rainy day. Tappahanock is a beautiful area and not at all touristy. We would definitely go there again to relax and get away.

Our group of 8 adults and 4 kids, under 4 had a lovely 4 nights stay at this beautiful house. It was just as advertised, clean & spacious! We had no need to leave the property, just to get some groceries. The house was fully stocked with all essentials and bed were very comfortable. The kids had a blast on the little private beach. The owner was very responsive and even bought us Pizza for dinner one day. We will definitely recommend this place and will gladly return, if we are ever in Virginia again.

A Perfect Oasis
My colleagues and I had to do some pretty intensive planning for an upcoming Curriculum Institute, and this home was the perfect place to think, create, and innovate. (And to have a great time on top of all of that!) The home was simply stunning, very clean, beautifully decorated, and the view of the water from behind a screened-in porch or on the patio took our breath away. The only question we really had was what the wifi password was, and when I asked, Blake responded immediately. The wifi held up great with 4 of us working on our computers during our planning time. The location was extremely convenient for a quick getaway from Richmond. I am excited to bring my family in the future because the room upstairs is the perfect place for kids of all ages to hang out and enjoy themselves as well. I've stayed in quite a few VRBO rentals, and this one was hands-down THE BEST!

Great House + Location
We had a great stay. It was the perfect size and set up for three families with kids not to mention well appointed. They did a great job decorating and outfitting the house. We threw all the kids upstairs and they had a blast with the set up of the space and available activities. During the day, there were tons of things for kids to do outside and inside both. Great communication from Blake too - super welcoming and responsive to any questions we had. Highly recommend.

Our group of 3 families had a lovely weekend stay at Blake's home - we do a trip every year, and this is one of the nicest (and newest) homes we've stayed in. The location is beautiful, directly on the Rappahannock. The house is bigger than it appears in pictures, and very well laid out for a group. The kids loved having their own space upstairs, and we all appreciated the basket of goodies left by the host. It's about a 10 minute drive to the Food Lion and Walmart in Tappahannock. We also tried one of the restaurants in town on Saturday night (the To Do), but unfortunately it turned into a cascade of errors. Should have just grilled at the house! Would definitely stay again.

Amazing house and owner
We had a group of 12 women for the annual oyster festival in urbanna. This is my 4th year going, others many more years and this was the most beautiful place we have stayed. The view is amazing. The house is extremely clean. So much room! Everything we needed. And the owner was beyond patient and very friendly with all of our 'neediness'.lol. Will definitely be staying here again!

Couldn't have asked for more!
While our stay at the property was short it exceeded our expectations. The home was decorated beautifully and the entire property was immaculately kept. The owner was very responsive to any questions we had during our stay and even went above and beyond to provide a warm welcome. Despite being on the cooler side we loved the outdoor space and fishing off the dock was a huge hit with our kids. We would easily recommend this home to others and would be happy to stay again!

The best vacation ever
This house is awesome. In person is better than the pictures. It has everything you need or think you might need and the owners are great and ready to help with anything you need. We had a blast and can't wait to go back again. We travel a lot and this is truly a gem. Definitely will recommend to anyone. Everyone had a comfortable bed and a spacious room to sleep in. The outdoor amenities are more than any other house.

AMAZING!!
This was the nicest vacation home we have ever stayed in! The pictures do not even come close to how nice it actually is there. The house was so clean and the kitchen was a dream! Our kids had the absolute best time catching crabs and fishing. The older boys played video games, ping pong and a lot of basketball. We relaxed on the hammocks (IN THE WATER!!) drinking cold beverages. We truly felt like we were at a resort. It got into the low 70's one night and the gas fire pit was so nice to have! Also, the beds were so comfortable! I actually asked the owner were he got them. The owner, Blake was delightful to interact with! We knew he was there for us without contacting us too much. He texted us a couple of times to make sure we did not need anything which we appreciated. Also, the little shops in town were really nice and the food was great too! We will be back next year!!
