Summary:
The Ozark Mountain Suites at Rolling Hills Retreat offers relaxing views that can be enjoyed from the heated saltwater pool (in season) or hot tub, while breathing in the fresh mountain air. There are gentle trails that lead you around the property to greater heights and sink holes with wonder in every turn. Enjoy the grilling station while sipping on your favorite beverage and be inspired by the awe inspiring views.
The Space:
The Suites at Rolling Hills Retreat features two private suites on the ground level. Each suite accommodates 2 guests and offers a king size bed and a smart TV with a WiFi connection. There is a full bath in each suite also.
This location is not suited for children under 12.
There is a common room for access to a washer, dryer and extra linens. We also offer exclusive access to our event space for our guests who need more room for indoor activities and a larger kitchen for cooking. Included in the event space is a flat top griddle, hood vent, commercial sink, refrigerator with freezer, ice maker, filtered water, each of our locations comes equipped with a drip coffee maker, along with pre-portioned coffee and filters tailored for your convenience. Additionally, we offer creamer and sugar to enhance your coffee experience. Should you have a preference for a particular brand or coffee accessory, feel free to bring your own along for your stay. . We will provide additional cooking necessities upon request.
The property is located on 36 acres, please feel free to explore. Visit the greenhouse and feed the fish. We are located 15 minutes from Downtown Eureka Springs, where you have so many options to explore for shopping, dining and night life.
Guest Access:
The retreat is a private part of the owners homestead. You will have exclusive access to the two guest suites and guest part of the home. You will have exclusive use of the sauna, hot tub and pool. You are also welcome to explore the 36 acres on which the owners have created trails. You may see the owners tending to the gardens or the green house, but they will be respecting your privacy as they expect you to respect theirs. The second floor suite is not included in this listing. To rent all three suites see Rolling Hills Retreat.
Enjoy the large courtyard, where you can soak up the sun by the pool, or take the plunge to cool off. There are 3 propane grills for those bigger barbecues. Propane is provided and there are extra tanks available. You can also have fun playing Corn Hole and Badminton which are provided for your enjoyment.
The Neighborhood:
The property is north of Holiday Island off Hwy 23,just south of the Missouri State line.
The property is located on 36 acres where you can hike and explore. There are cleared trails, please watch out for the sink holes. Visit the greenhouse and feed the fish. We are located 20 minutes from Historic Eureka Springs known for the architecture, hiking trails, shopping, dining and night life.
Holiday Island is only 10 minutes away with Golf, Groceries, Table Rock Lake, Marina, Boat Rentals and restaurants.
Dogwood Canyon is 30 minutes away.
Branson in 50 minutes away.
Getting Around:
This drive is safe for nearly any vehicle, although, we discourage low riding sports cars. We highly discourage motorcycles, although, a skilled/seasoned rider can navigate the dirt road. A high clearance vehicle is highly recommended and four wheel drive in inclement weather is necessary.
As with all Vacation Rental Properties, Guests acknowledge that activity on the Property carries with it the potential for injury due to unfamiliar terrain and layout. The topography in the area has frequent changes in elevation requiring steps and walkways that conform to the landscape, therefore, please use caution and familiarize yourself with all areas of the property. We keep the property maintained, although, all liability is waived and you are accepting the property with no assurances. Emergencies are very rare, yet, it is smart to be prepared for inclement weather, natural disaster, or injury when traveling.
Above all, have a great stay. We love our first time guests, as well as our repeaters, and want you all to have a wonderful time during your stay.
Other Things to Note:
There is no life guard on duty.
50% deposit due at time of booking, and the balance due will be processed automatically 30 days prior to arrival. (100% may be due at time of booking when using 3rd party booking agents and not directly through our website).
Please contact us if there is any change in the number of guests that will be staying at the property. It is very important for us to know the number of guests in case of an emergency or natural disaster. Neither floor space, nor furniture may be used as additional sleeping areas. Exceeding the number of guests stated on the reservation or allowing the entry of an unauthorized pet into the property will be quickly addressed and require immediate compliance with the Rental Agreement. Note, we are able to monitor the number of guests and pets at the entry point of the property. (None of our properties have internal surveillance video). Exceeding the number of guests stated on your reservation or bringing an unauthorized pet will be cause for cancellation of your reservation and cessation of your stay without refund as outlined in the Rental Agreement.
Travel Tip - Midweek rates are lower than weekend rates - try adjusting your travel dates to view the best rates.
Cancelation: Please note that, WITHIN 30 days of arrival, your reservation becomes non-refundable and cannot be rescheduled. Please plan accordingly.
