Escape the hustle of the city and unwind with your entire family at this serene location. You'll find an abundance of wildlife here. Nestled on 47 acres of a working farm, this two-bedroom, two-bathroom house has all the amenities you could desire. Take advantage of the heated pool, available from May 15th to September 30th. Alternatively, enjoy a leisurely stroll or drive down the road to visit the cows and our friendly farmer, Mr. Brian. Expect to experience peace and tranquility.

Our 1,000-square-foot house is charming, cozy, and inviting. The living spaces feature brand-new LVP flooring, enhancing an open and airy feel. The spacious living room and eat-in kitchen seamlessly connect, filled with an abundance of natural light. Both the living room and master bedroom are equipped with smart TVs, offering access to popular streaming services such as Netflix, Hulu, and Disney+, as well as various other apps.

KITCHEN - The kitchen table accommodates six people. It features a full-size refrigerator, stove/oven, toaster, microwave, dishwasher, Keurig, and a standard coffee maker, along with pots, pans, dishes, and utensils. All faucets provide clean, filtered well water that is safe to drink. Basic seasonings, salt, pepper, and olive oil spray are also available.

LIVING ROOM - The living room offers various seating options, including a full-size sofa bed, ideal for relaxing, watching TV, or simply spending quality time together. Additionally, the hallway contains a coat closet.

BATHROOM 1 - The hallway leads to a full bathroom with a bathtub, towels, hand clothes, and a hair dryer.

LAUNDRY - The laundry closet with a stackable washer/dryer is in the hallway.

BEDROOM 1 - This smaller bedroom features a twin bunk bed set and a full-size bed, accompanied by two nightstands and a small dresser.

MASTER BEDROOM - The master bedroom features a queen-size bed, a closet, a smart TV, and an en-suite bathroom equipped with a walk-in shower.

MASTER BATHROOM - The master bathroom features a walk-in shower, towels, hand cloths, and a hairdryer.

OUTDOORS - We've recently set up a fire pit, along with some chairs and a table in the backyard, creating a cozy area for you to enjoy the outdoors. Inside the house, you'll find s'more sticks that are perfect for making tasty marshmallow treats. You're welcome to bring your own firewood; however, we also offer options for purchase. My daughter has cut firewood into large bundles, available for $10 each. Alternatively, you can request firewood in advance when you make your reservation.

WE PROVIDE - Each bathroom is stocked with two rolls of toilet paper, and you'll find linens, pillows, towels, blankets, as well as shampoo and conditioner in the master bathroom. Additionally, the kitchen includes Keurig cups. Please remember to bring your own paper towels, napkins, and other similar paper products.

POOL / SWINGSET - May 15th to September 15th. Included in the rental is access to the heated in-ground pool featuring a slide and a swing set for children. The pool is located around the side of the hosts' house. A very short walk from the rental. It operates seasonally from May 15th to September 30th. The pool area is equipped with numerous lounge chairs, umbrellas, sofas, tables, a ping-pong table, cornhole and a pool house that contains a shower, toilet, and changing room. You'll also enjoy mountain views.

**Please be aware that the pool is shared with another rental house on the property. It features a deep area of 6'. An adult MUST supervise children at ALL times.

FRIENDLY FURRY VISITORS - Our two little dogs, Chico & Scarlett, have a doggy door leading outside and might come by to say hello if you're outside. They are both quite friendly.

PET FRIENDLY - The property welcomes dogs, allowing up to 2 with a total weight of 60 lb, although exceptions may be possible. Please refrain from allowing dogs on any furniture or bedding. It is essential to include your dogs in the reservation count. Unfortunately, we cannot accommodate cats due to significant allergies.

BABY EQUIPMENT - Baby items like a pack-n-play, high chair, and baby bathtub can be left in the house for use upon request.

EV CHARGER - If you arrive with an EV, you can use a 240v outlet located next to the house. Please bring your own charging cord to connect. There will be an extra fee of $20 per night for this service.

WINTER ADVISORY - Our driveway is steep and winding. We strive to keep it free from snow and ice, but it may still be slippery at times. During winter conditions, such as snow or ice, 4WD vehicles are required.

RULES - Parties, Gatherings, and Smoking are not allowed. If you are planning a party or gathering, please note that this will not be tolerated. Your reservation will be immediately canceled, and guests will vacate our property. There is a $1,000 fine for any illegal party or gathering. For any exceptions, you must obtain our permission prior to your arrival.

If you would like guests to visit, please just ask.

AVOIDABLE FEES:
*Smoking indoors- Cigarettes, marijuana, pipes etc- minimum $250
*Excessive messes $80 per hour
*Party fine $1,000 and immediate removal
*Extra guests above the ones on the reservation $150 per guest, per night.

Dogs—We charge a minimal pet fee, so we ask that pets not be allowed on beds or furniture. Removing pet hair is very time-consuming, and our cleaning crew will charge an additional $80 per hour, which we would have to pass on to our guests.

We appreciate your understanding. The fees are the unfortunate result of guests not respecting our home, so we like to disclose this upfront. Save your money. It will get expensive if you break the rules.

Hillside Farms- Fresh dairy and visit with animals.

We have lots of great bike trails and state parks nearby.

Frances Slocum State Park is less than 10 minutes away and has great hiking and biking trails, a lake for non-motorized water activities, and a playground.

Lackawanna State Park is a beautiful state park with hiking, fishing, boating, picnicking and more. It is approximately 35 minutes away.

Ricketts Glen State park has great hiking trails, a beach lake and amazing water falls. It is about 50 minutes away, but worth the drive for sure.

In the winter, skiing is available at Montage Mountain, 25 minutes away. Many ski resorts in the Poconos are within an hour's drive.

Many restaurants are in the area, but the independently owned ones are the best. Some of our favorites that we recommend are: Agolino’s, Grico’s, Valenti’s, Kevin’s, Fire & Ice, Rikasa, Bravo Tex Mex & Fuji’s Pittston.

Recommended nearby Italian/pizza places are: Napoli’s, Antonio’s, Demuro’s Pizza, TC Reily’s & Tomasino’s.
