We were so sorry about the sleeper sofa and appreciate you recognizing that it is a 'farmhouse'. We reminded the cleaner that the pull out beds should be inspected at every cleaning as they are unused much of the time. After you left, I took some additional measures. Hi Nancee, thank you for visiting and thank you for your review! We are saddened to hear that the house did not meet your expectations. We do our best to portray the property and home as accurately as possible. You can find the square footage of the home and the rec room in the listing. It is a restored Farmhouse that was originally built in the early years of the 1900's and while fully updated we kept as much of the original structure, and charm, of the home as possible - we are sorry if you got the impression it would be a large house. There is a beautiful eight foot by eight foot blue leather sectional (so about 12-13' of seating surface not 'double' counting the corner ) and additional chairs in the TV room so I am unsure how to address the issue of not being able to sit together. We have ROKU players with Netflix/Peacock/Disney+ etc along with 100G XFinity internet, so streaming is excellent. We do understand that things do not always work as they should and it is our protocol, if guests inform us they cannot get anything to work, to help them (and if necessary to even bring a new device) as soon as possible. As for the bugs, when people are in and out of doors, naturally, some manage to get in. I have never seen a tic indoors in any of our homes that was not on someone or a pet. That said, if you found one upon arrival we are truly sorry about it. We are always happy to be of assistance anytime we are informed of an issue, as you kindly noted Thanks again for visiting, The O'Reilly Family.

Thank you for visiting the Farmhouse - we are so happy you were able to enjoy the great outdoors in the beautiful Spring weather. We do our best to accurately represent all our space is and has to offer in our listing so we are sorry if the game room was different than expected. The drain in the bathroom sink was fixed as soon as we got into the house after you had brought it to our attention (thank you for that!). As for the rare mouse sighting, we do our best to keep them out but we hope guests understand that this is an old Farmhouse that has been renovated. It is now a beautiful safe space to enjoy peace, quiet, and privacy but with country living comes animal life that is not always within our control (even with the proactive measures we take). Thanks for the complimentary review. Having Irish parents and relations I am used to apologizing for bad weather, so no worries on that score, but I still wish it was always perfect! We love the rec-room being detached because it is wonderful to let the kids and young at heart stay up late and make a racket without disturbing our "adult" conversation and peacefulness. For clarification on the gate: there is only one gate and keeping it closed is optional for each guest. I can understand given bad weather that it could be no fun. We hope to have an electric gate working later in 2020. Rolling River Farm is on 108 acres and is at the end of a mile long road running along the river. The gate is almost a third of a mile from the farmhouse. Coming through the farm gate onto a private domain and seeing the rolling farm fields and mountain vistas ahead is still one of my favorite experiences!
