THE SPACE:
Experience the perfect blend of comfort and style in this open-concept living space, featuring a queen sleeper sofa and a sleek flatscreen smart TV. Enjoy meals in the dining area that seats eight, adjacent to a fully stocked kitchen with a cozy bar area. The main level includes a shared bathroom, a twin bed, and a bedroom with a full bed, while upstairs you'll find full-size bunk beds and a luxurious queen bedroom with an ensuite bath. This setup ensures everyone has a cozy spot to relax after a day of activities.

• We also provide the necessities to get you started: 2 standard and 2 oversized trash bags, 2 rolls of paper towels, 3 rolls of toilet paper, a new sponge, dishwasher pods and a Dawn dish soap dispenser.

• Each wash station is equipped with a full-size antibacterial hand soap dispenser for your convenience. Additionally, indulge in the luxurious Beekman 1802 hotel-quality amenities, including full-size shampoo, conditioner, and body wash.

• Homes with a washer/dryer include a few laundry pods and dryer sheets, ensuring every aspect of your stay is covered.

PARKING:
Please note that Vacay Time does NOT provide parking for this property. Guests are responsible for securing and covering the cost of any parking during their stay.

There are no designated parking spots for this rental. However, nearby parking options include the parking garage at 2100 Market Street and first-come, first-served street parking along Strand Street, which requires payment during certain hours.

We kindly ask that you pay close attention to all signage in the area, as Vacay Time is NOT responsible for any parking fees, violations, or tickets incurred during your stay.

• You'll be assigned a dedicated General Manager for your entire stay. This ensures that all your questions, requests, and needs are addressed promptly and with a personal touch, from the moment you arrive until your departure.

VACAY TIME VACATION RENTAL AGREEMENT, POLICIES, AND RULES


THE PARTIES:
This Short-Term Rental Agreement ("Agreement") is made on {{reservation_date}} between the following:
Guest: {{guest_name}} ("Guest")
Host: Vacay Time, LLC


THE PREMISES:
The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

LEASE TERM:
The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} ("Lease Term").


PERSON OF CONTACT:
The Guest Experience Team is available to assist anytime after check-in until 8 AM on weekdays and 24 hours Friday - Sunday. Please call or text ***-***-****.
Your assigned General Manager will reach out to you on your day of arrival and can assist you with any questions between 8 AM-4 PM daily, as provided in your check-in instructions/digital welcome binder. You can also reach our team members at ***-***-**** Ext 6. However, we recommend contacting the Guest Experience Team after 4 PM and anytime Friday-Sunday.
We understand that many questions can arise, and we always want to make sure you have someone to talk to and provide you with the details you need to enjoy your stay. We are here for you 24/7 during your stay.


SUBLETTING:
The Guest does not have the right to sublet the Premises.


INSPECTION:
The home is inspected prior to check-in by the assigned General Manager, who activates the locks for the Guest(s) and documents the home with photos to show how it is turned over for your upcoming stay. The Host has the right to inspect the Premises with prior notice, as per State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this Agreement.


CANCELLATIONS:
All cancellations must be in writing, sent to ***************@*****, or through your portal if booking on an outside channel (Airbnb, *******.***, ****, etc.). The Refund Policy dates below only apply if you booked directly through *********.***, if you booked through an outside channel the cancellation policy will be provided to you through their specific channel portal. We will honor the cancellation/refund terms based on your booking platform. Moving your dates and/or properties will also invoke the cancellation policy.


Full Refund: Guests are eligible for a 100% refund (minus the travel insurance premium, if applicable) if the cancellation is made at least 30 days before the scheduled check-in date.
Partial Refund: Guests are eligible for a 50% refund (minus the travel insurance premium, if applicable) if the cancellation is made between 14 to 29 days before the scheduled check-in date.
No Refund: No refunds will be provided for cancellations made less than 14 days before the scheduled check-in date.
Vacay Time Vacation Rentals does not give refunds for hurricanes (voluntary or mandatory evacuations), tropical storms, rainy days, overcast skies, or city beach closures.


OCCUPANTS:
The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination and immediate eviction by the Host.
We rent only to family groups and responsible adults over the age of 25. Any special occasions such as prom gatherings, weddings, receptions, family reunions, birthdays, fraternity or sorority parties, and graduation parties are not allowed at any time. Specific homes and locations do allow events, but you must be under a separate agreement with Vacay Time Events. If you would like to plan an event, please call ***-***-**** Ext 8.
Adults cannot rent properties on behalf of underage guests, no exceptions—this is grounds for eviction and forfeiture of all monies.
The maximum number of guests allowed on the property at any time is what is listed within the listing. If you need to increase occupancy, it can only be to the maximum allotted occupancy as listed on the listing, and you must request this increase so it is clearly updated and reflected within the agreement. The occupancy limit must not be exceeded at any time—this is grounds for eviction.
All Guests must be listed on the check-in form, and any vehicle must be included on the check-in form and cannot exceed the number of vehicles specified in the rental agreement. All unregistered vehicles and overages of vehicles are subject to towing, as City Ordinance determines the number of allowed vehicles during your time with Vacay Time Vacation Rentals.

This was an unusual stay, it took 20 minutes to enter the property the codes wouldn't work and it took that long sitting in the heat for them to issue another code. The property was great once we entered. wouldn't advise the property if you have trouble climbing stairs.

Actually live in a loft in the same building and rented this place for family and friends to stay. Great communication with the agents.It was very spacious and clean. Love the access to the balcony. Nice place to hangout to relax and people watch. Definitely would recommend!!

We loved this place. Great layout and location. The building in which it is located is historic, so there are a couple of quirks. The deck/balcony was terrific. Solid chairs from which to watch the world spin around. Nicely equipped to prepare meals and have another couple of family over. I dropped the rating to 4 stars because of the internet reliability. TV is provided by a streaming service, but it was interrupted by buffering. It completely dropped out during the Super Bowl from the middle of the 3 qtr to mid 4 qtr. Finding the place was challenging as the street numbers go from 2118-1/2 - 2120 - 2124 and THEN to 2118. But find it we did! Wonderful location too. Would come back

New Years Eve on The Strand

Great location! Checked in with the family and with the shops right below we hit the town. Amazing atmosphere both inside and outside the building. Other people who stayed in the building were very nice and no issues. Will stay again.

This was such a super cool place to stay. Right on the strand. Shopping and restaurants just downstairs. One of the bedrooms was even in a vailt with a real safe door. Sooo cool!

We were so disappointed with this property because the kitchen was infested with roaches!! The manager of this property was so awesome and found us a place we could move to, even tho it wasn't on the strand but it was a beautiful property. Thank you Vacay Time!

Galveston Stand Location

There were 6 of us, and we were going on a cruise and went over to Galveston a few days earlier to hang out before the cruise. The downtown location was perfect. We rented a golf cart, so parked our vehicles and just used the golf cart and then parked it in the parking garage. The outdoor balcony was also a GREAT Plus. The only thing that would have been nice, if the outside hallway lights would dim down at night. The first bed area upstairs, that light come straight in, but all-in-all a great place to stay.

Every year we go somewhere different for our favorite holiday. This year Galveston. Location was fabulous for walking to all types of shopping, bars, and sites. The rooftop deck was great (except for all the rain). Sleeping in the vault is an experience. We thoroughly enjoyed our stay.

Strand Street Loft

Wonderful place to stay with a crowd. Lots of beds (very comfortable) and good area downstairs to accommodate all. This was our second time renting this location for Yaga's Beef Fest and Chili Quest.
