Desert mornings in La Quinta have a quiet intensity to them - the light shifts fast, the mountains catch colour, and the air carries just enough coolness to make coffee on the patio feel like a ritual. By evening, the fire pit draws everyone outside, the hot tub warms up, and the backyard becomes the best room in the house. This PGA West home is built for that kind of unhurried togetherness.

Sleeping arrangements
Three bedrooms sleep up to 8 guests across 5 beds. The primary suite has a king bed, a 65` TV, an en-suite bathroom with dual sinks and a separate walk-in shower, and direct access to the pool area. The second bedroom has a queen bed and a 50` TV. The third bedroom has two twin beds and a 50` TV. A sleeper sofa adds the fifth sleeping option, and an air mattress is available on request for added flexibility.

Living space
The living area is arranged for easy relaxation and connection - generous seating, a large 65` Smart TV, and a layout that keeps everyone in the same orbit whether you`re watching a film or just unwinding after a day out. High-speed WiFi, an Ethernet connection, and a dedicated workspace mean staying connected is effortless when needed.

Kitchen & dining
The full kitchen is equipped for everything from quick breakfasts to shared dinners - refrigerator, freezer, stove, oven, microwave, dishwasher, coffee maker, blender, toaster, baking sheet, wine glasses, cooking basics, and barbecue utensils. A dining table brings the group together, and the open flow between kitchen and living areas keeps the energy connected.

Outdoor living
The private backyard is the heart of the home. A private pool and private hot tub (available year-round, open 24 hours) anchor the space, surrounded by an outdoor dining area, BBQ grill, and fire pit - ideal for cooler desert evenings. A patio offers additional room to sit back and take in the desert and mountain views. Pool heating is available October through May at $50 per day; summer months the pool naturally holds between 85-95 degrees. Hot tub heat is complimentary.

Entertainment
For in-home entertainment, the property includes a ping pong table and pool table - great for keeping the group engaged between pool sessions. Families will find a crib and Pack `n Play/Travel crib available on request.

Comfort & essentials
Central air conditioning, heating, and ceiling fans keep the indoor climate comfortable year-round. The home includes a washer, dryer, iron, bed linens, towels, bathroom essentials, and extra pillows and blankets.

Home safety
The property has exterior security cameras (a Ring camera at the front door and a camera above the garage facing the street), smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit.

Location
Situated within PGA West on the Stadium Course, the home is a short walk to Ernie`s Bar and Grill and the clubhouse. The Empire Polo Grounds are less than 4 miles away. Old Town La Quinta, Indian Wells Tennis Garden, and Palm Springs are all easily accessible, with shopping and dining along Highway 111 just minutes away. Community amenities include a pool, fitness center, bocce ball, and shuffleboard.

Arrival & essentials
Self check-in is via keypad - a unique code is issued per reservation for security and ease. Check-in is after 4PM; check-out is at 11AM. Early check-in and late check-out may be available at no extra charge when accommodation is possible. A mid-stay clean can be arranged for an additional fee. The home has HOA noise limit requirements; guests are encouraged to bring a Bluetooth speaker. Packages should not be shipped directly to the property.

Pet policy
No cats. Certain non-shedding, hypoallergenic dogs may be considered for an additional fee.

NOTE: We have many homes in PGA Signature either connecting, or within a few doors of this specific address. Opportunity to rent multiple homes right next to each other is available. Please inquire for larger groups!

We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
