DO NOT STAY HERE. NOT WORTH IT. The staff literally was not there, only available through a hard to hear phone call. My room smelled like weed and cigarettes and there was a dirty sock on smoke detector. My throat hurt after staying for 30min. The walls are paper thin and the parking is atrocious. Parking was like playing jenga with your car. They rejected my refund under their predatory policy and they gave me the run around for 2 days. Horrible service.

Absolutely terrible - lots of broken things, in room, shower didn’t work, absolute shambles of a place - all reported On main road, bring ear plugs - will not stay again avoid at all costs !

Next to the main road so extremely noisy at night. Also next to the police station so lots of cars and sirens in the middle of the night. Poor night's sleep! Would not recommend. Otherwise clean and staff online were helpful.

Stayed here before and was ok . Room cleaned and serviced . Stayed in a room with extreme heat and never emptied bins or changed towels after 3 days . Front door entrance is a night mare. Will only open after about 3 goes of the digital code . Don’t send you your room number. Builder had hired a sex worker who steeled like a cat all night . Started at 5.00am again so I didn’t need my alarm clock . No sleep . Rubbish . Won’t be back . More of an unattended hostel .

No parking facility for single room occupancy was inconvenient and had to leave car in a nearby exposed housing estate and walk back. Check-in was confusing with key boxes on the wall for each room, but access is via the key coded digital front door lock. The hidden digital locks on the room door handles can be confusing for new arrivals. Room was basic and very noisy at street level, with only wooden blinds that let light in. All TV channels did not work. A budget hotel is what you pay for and get if that's all you want. Not as advertised.

The room smelled heavily of cannabis from previous occupants and the bed was broken ,customer service a switch board ,unable to offer comparable room we did not stay, after 5 phone calls and a 2 hour wait.We found alternative accomodation.

Initially we were not impressed with this property. No reception, just a voice at the end of a phone. We never got a "check-in" email, which should have come prior to arrival. We eventually managed to get in the building after 40 minutes. That was the only negative as or room was great, very spacious with clean towels, kettle and fridge, filled with what we needed for breakfast the following morning, which we used in the lovely kitchen the day after. I would recommend this property. It was a 20 minute walk to the centre of Lincoln, so a great location too.
