Family Gathering
My family and I really did enjoy our stay there this weekend. The house was exactly as described. However, the upstairs TV never did show. Never did connect to the internet. But otherwise everything was great.

The Day Family Thanksgiving
The view is absolutely beautiful! Pictures do not do it justice! There was plenty of room for our large family group. We didn't catch any fish, but that is why it's called fishing and not catching. I would add some curtains on the west facing windows, just so we can close them for when the sun gets too much. You will not be disappointed with your pick of this home!

Beautiful location on the lake - amazing sunset views.
I loved the location of the property - I spent every evening on the dock taking sunset photos. The house was spacious and had plenty of room for everyone. Our major issue was the lake level - we got an automated welcome letter stating safety details over swimming from the dock and using the lift. It did not reflect that the lake level was a little almost 5 feet under the pool elevation (Google it to be sure or current data). We brought our boat due to the email, and there was one launch in the area that could launch boats. It was a great disappointment to our fisherpeople on the trip. The up side for me, someone practicing iPhone photography for fun, we’re incredible sunsets reflecting on a huge huge still area of water past the docks. The only significant thing I’d change in the house is having roller shades in the living area to use during the afternoon when the sun blazes into the room at eye height. The location was excellent.

Family weekend
We enjoyed our stay. The house was perfect for our group. We brought our pontoon boat and appreciated the use of the boat lift as the water get a little rough at times. We had a little issue with the upstairs AC but he got someone out very quickly to take care of it. We would consider stay again.

Best Family Vacation so far!!!
This place was awesome. The neighborhood was nice and quiet (we felt so safe) The property was perfect for our big family of 10. Everyone had there one beds and the place had plenty of towels and blankets. Also plenty of cookware. The lake and the dock were just what we needed for all day outdoor fun. With great fishing, awesome kayaks, floats, and the perfect fire pit for s'mores and family hangouts. Paul was an awesome Host!! Great communication and even accommodated our last minute request. Our family immediately couldn’t wait to come back to Texas and do it all over again at Paul’s place. Highly recommend!

Yearly summer family vacation
Everything was great, our second year at this home. House was clean, back yard mostly clean, noticed some garbage under bushes by back porch, bucket for grill ashes was full so couldn’t dumped ours in there as ask to do by owner, but I considered that as very minor, we took pics when we arrived as we just didn’t want it to be thought that we left it like that. Would definitely go back to this home! Enjoyed our stay!

Beware of property not being in proper condition at time of renting
The upstairs beds did not have clean sheets, all were dirty and there was only 1 light bulb in all the light fixtures upstairs along with light bulbs that were out in the entire house. Had to have cleaning lady come over to fix all that. The house sleeps 14 people but there were only 8 utinsels to use. There was garbage left in the dumpsters that did not pick up for the entire time we rented the house. All this is unacceptable for the price that owner charges.

Monica, I am really sorry to hear your experience was less than excellent. We do pride ourselves in delivering a wonderful lakefront stay from our guests. While I did not receive the pictures of the sheets as requested, I think you would agree we were still prompt in sending my team over to address your concerns about the sheets and bulbs. Had I known about the utensils, I would have corrected that as well. Sometimes our guests accidentally misplace or discard those and so we do stock them there at the house in the case they are misplaced by prior guests. I really hope other than these things that you enjoyed the sunsets and other amenities there on the lake. Hoping you have a wonderful rest of the summer Monica!

Chill lakefront getaway
Husband and I were running like crazy due to holidays. As soon aa we entered this house I could feel the world melting away. We had three small dogs with us they are Lap dogs so we were relieved to see couch covers on the sofas. It was neatly decorated with three queen beds down stairs and alot of room if you had kids upstairs or adults to sleep for that matter. We loved this place so much we are considering it for a family event for the future. Nice size kitchen for more than one cook.

Lovely retreat on Lake Livingston
We enjoyed our stay in this large vacation home on Lake Livingston. It was larger enough for all the adults to have their own room. We spent most of our time outside enjoying the beautiful sunrises and spectacular sunsets over Lake Livingston. Paul, our host, was thorough in this house messages ensuring we knew all the important details of the house and the area.

Wonderful waterfront home!
Property was great! The window views were beautiful ! Home is amazing and had everything we needed for a wonderful mini-vaca! Even though the weather wasn't good for fishing, we loved being right on the water! So relaxing! We were able to enjoy a few days away from the grind. The house was perfect for my family and we enjoyed every minute of the trip. Thank you ! Hopefully we can return soon!

Awesome house in a great location!
The house exceeded our expectations. It was larger than the pictures showed and the upstairs was very safe for 4 kids from 2 to 6! We all enjoyed swimming at the boat dock and jumping from the rope swing. We utilized the kayaks, grill and fire pit! The house had everything needed for 2 families of 4! We would definitely rebook!

Great place for sunsets!!
We planned a stay so we could get on the lake with good friends. The place was clean with a roomy floor plan. The back yard is very nice with a big porch, fire pit, grill and room for a game of cornhole. We brought our boat so the dock was very convenient with a boat lift which also accommodates 2 jet skis. Plenty of parking across the street for our vehicles and boat trailer. The best thing about this location is the sunset! Very night was just a beautiful sunset celebration!

Fun family vacation!
We had a great time at this lake house. The layout of the house was open and very functional for all ages:) The kitchen had everything we needed, the dining table accommodated us all and made a great game table. We enjoyed the pier and fire pit as much as the inside. The kayaks were a hit as well. It was quiet, peaceful and had great views of the lake. The state park was close by and a nice day excursion. Everything we were looking for!!
My husband and I really enjoyed our stay. The house was super clean and comfortable. My husband walks with a cane and has difficulty navigating over rough and/or uneven ground. We love to fish but have to have a place that he can safely walk out to, have shade and be able to sit to fish. We have rented so many properties from VRBO that looked like they would work but they turned out to be nearly impossible for him to even get to the water. This house was perfect. He was able to navigate the few steps off the porch and the walk out to the dock was perfectly level. Although the weather didn't really cooperate, as it was too windy and cool, we still spent most of our time at the dock, even caught a few keepers! We thoroughly enjoyed our stay. Paul was very quick to respond when we needed help and was so patient and understanding when I lost my eyeglasses and called him later to ask if he could have his housekeepers check the house. I will honestly say this was the first property, in a very long time, that we have not left at least a day ahead of our scheduled stay. Thank you Paul for allowing us to enjoy your lovely lake home!

Home with a fabulous view
We had a wonderful time for my mother’s 75th birthday. Our main issue was how uncomfortable the chairs(although cute)were on the porch. My husband mother-in-law law and myself could not sit on them for long. It would help if there would have been chair cushions available. It would have been nice to have TVs in each bedroom. The convenience of the washer and dryer was very nice. The book cases with books to read ( including children’s books) in the living room was a nice touch. Paul was very responsive when we had questions. Overall, we had a great time!!!

End of summer adventure
We had a great time. The owner of the property was great in answering all my questions and responding to me quickly. The house was very nice. The only reason I did not give it five stars is because it needs a little bit more updating. The beds down stairs all need to be replaced. 2 of the beds caved into the middle of the bed. The couches Are not comfortable. But they are clean. I do recommend that the dock gets A good power washing top and bottom and spray some bug spray. I was expecting to see some spiders. Because I have rented other lake houses before. But I will have to say I did not expect to see that many spiders. Honestly I think I could’ve found every spider known to man and probably some not known to man. I had to try to wash it down with the hose and broom just to get the kids to set foot on the dock! Other then that and a little touch up paint. This is a great spot and it has so much potential. The sunsets are Awesome and the lake itself is breathtaking. I love the fact that we were in a cove, So there wasn’t much boat traffic. I would definitely recommend this place for your family get together’s.

Everything we could have wanted in a vacation home
Kathys home is more than we could have asked for and everything we needed for a getaway! Plenty of room for everyone in our party (5 adults/ 5 kids). Kitchen was fully stocked with dishes, silverware, pots and pans for everything we needed to cook meals during our stay. All of us enjoyed fishing and swimming from the dock and rope swing. We will be back soon!!

Perfect location on Lake Livingston for a group
We were 2 adults hosting a group of teens. what was great: 1. LOCATION. We love this cove on Lake Livingston, and this spot is just perfect for boating, hanging on the dock, watching the sunset.. 2. communication with the owner was easy and quick. She was helpful and expectations were clear. 3. the upstairs has been very newly renovated and the teens were in heaven - it's a huge bunk room and bath with a small sitting room as well..all new carpet.. that was the place to be! (besides outside) 4. Kitchen was mostly equipped with what I needed to cook all weekend.. 5. Plenty of towels 6. GREAT parking for a group. 7. rope swing and picnic table at the dock were used a lot with our group What could be improved: 1. if the upstairs and location is an A+, i'd have to give the exterior and downstairs a C+/B-. Just a little tired, some chipping paint, just could use a refreshing to match the rest of the house/property - sofas not comfy and conducive to hanging out.. 2. we weren't confident about using the boat slip with our 22' boat. Maybe a smaller boat or fishing boat would be ok? But we ended up putting the boat in and out all weekend which was ok as the public launch was just down the road, but just added to the work every day. 3. maybe just a few more fun things for big groups - like a lily pad or big tub float for the dock area? Few more chairs for outside.. Overall, we had a great time on the property with the kids. AMAZING sunsets and great communication with the owner was the icing on the cake!

Amazing house and Kathy is so easy to work with!
This house is a perfect set-up for multiple families with teenage kids. They loved the loft upstairs with game center and their own bathroom! House was super clean, beds were comfortable, kitchen is fully stocked, plenty of space for eating, dock was great. Just can't say enough good things about the place. Great for family get-together!
Easily accessed from any direction, our family came from as far as East Tennessee without travel problems. It’s close enough to a grocery store and Walmart to allow some last minute shopping if necessary. We always bring games with us, but there were a few there, also. What we found most impressive was the way the kitchen was equipped. We cook a lot, so we were pleased to see more cutting boards, knives and cookware than we’ve encountered anywhere else. The outdoor amenities were exactly as described. I would recommend this property to friends and family.

Fun Birthday Weekend on the Lake!
We had a great time staying at this property in West Livingston! It was the perfect size for my family of four, in-laws, and brother-in-law. The kids loved the bunk room with the game room and spacious bathroom. We cooked all of our meals at the house - utilizing the supplies in the well-stocked kitchen and the charcoal grill. The dining room with its huge table had plenty of room for our family to have meals together. We cooked smores and star gazed around the fire pit in the backyard and used the boat dock for fishing and storing our boat. The kids loved feeding the ducks from the dock, and the adults loved lazing around in the lawn chairs and on the covered back porch. The owner was so helpful and quick to respond to any questions that we had. The location is perfect in a quiet neighborhood and about a mile from the public boat launch. We had such a great time and would definitely go back again! Thank you to the owners for letting us stay at your home!

We had the best vacation/family reunion at this beautiful lake house. Kathy the owner was so easy to work with it or stay even more perfect. The lake house was really nice inside and out. Very spacious for our group of 10 adults. The covered boat dock was perfect during the day and at night! We are already trying to figure out when we can return next summer!

We had a great time at this lake house, we had three couples total and kids and everyone had a blast. The fishing was good, the pier was amazing and we all loved the rope swing. We spent all day Saturday on the lake after the wind calmed down and afterwards, enjoying the fire pit in the back yard. we will come back in the summer!!!!

Plenty of Room and Beautiful Dock
My family and I absolutely loved our stay here and will definitely be considering it again for future gatherings. The home was a great fit for a large group and was easy to find. Great time was had by all!
Overall a great experience! We had 5 adults and 5 kids and had plenty of room. Kitchen set up was nice with plenty of working space. The beds were all very comfortable. Kids upstairs bunk room had plenty of room and gave them their own space to have fun. The pier was really nice with great lighting, some of which shined into the water to attract fish at night. Caught quite a few fish from the pier. Swimming was great and everyone enjoyed the rope swing. Would definitely come back!
