The studio sits beneath a Post Office, so some daytime operational noise from above may occasionally be heard between 10AM and 5PM on weekdays. There is no lift access.

The bathroom is located at basement level with a ceiling height of 6ft 2. Please bear this in mind when booking if height is a consideration. Fresh towels and toiletries are provided on arrival for every stay.

Getting Around:

Caledonian Road Underground Station is moments from the front door on the Piccadilly Line — one of London's most useful lines for both tourists and business travellers. Direct services run to Covent Garden, Leicester Square, Green Park, Heathrow Airport, and King's Cross St Pancras where you can connect to the Elizabeth Line, Northern Line and international Eurostar services.



King's Cross St Pancras is approximately 10 minutes by tube or a short walk. The City and Canary Wharf are accessible within 30 to 40 minutes on public transport. Multiple bus routes along Caledonian Road connect you to the wider North London area.



There is no private parking at the property — public transport is the recommended way to arrive and explore.

*No Parties or Events

Unauthorised parties or events are strictly prohibited. Any evidence of a party or gathering beyond the registered guests will result in immediate termination of the booking without refund and a £2,000 damage and remediation charge applied.



*Quiet Hours After 10PM

This is a residential area. Please respect quiet hours from 10PM onwards out of consideration for neighbours.



*No Smoking Indoors

Strict no-smoking and no-vaping policy inside the apartment. If smoking is detected indoors, a £1,000 charge will be applied via Airbnb to cover deep cleaning and remediation. An outdoor area is available for smokers.



*Noise and Air Quality Monitoring

The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund.



*Stays Over 10 Nights

Stays over 10 nights require an additional housekeeping visit for an extra fee. Full details provided at booking.



*Online Check-In Required

The lead guest must complete our secure pre check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed.



*Check-In and Check-Out Policy

Check-in: from 4PM

Check-out: by 10AM

Early check-in or late check-out: £20 per hour, subject to availability and must be agreed in advance.



*Security Deposit or Damage Waiver

We require either:

A refundable security deposit of £300-£500, or

A non-refundable damage waiver of £50-£80



*Pets

Pets are welcome with prior approval. A fee of £100 per pet per stay applies. Maximum two dogs or one cat.
