A three-minute drive (or ten-minute walk) brings you to the Blairgowrie shopping strip, with cozy cafés, local eateries, a butcher, IGA and a bottle shop. You’re also just a ten-minute drive to Sorrento’s Ocean Beach Road shopping strip and seven minutes to Woolworths in Rye—making winter provisioning easy and convenient.
Other attractions in the area include the Alba Thermal Springs & Spa and the Peninsula Hot Springs (15 minutes by car), the Enchanted Adventure Park (25 minutes by car) and stunning wineries (30 minutes by car). The nearby Rye festival offers fun entertainment for children during the summer holidays and is just a five-minute drive away.

CCTV Monitoring & Noise Alarm Notice
For the safety and security of our guests and property, please note that CCTV cameras are installed and actively monitored at the front door/entrance and parking areas. These are in place to ensure security, enforce house rules, and confirm that only approved guests are on the property. There are no cameras inside the home or in private areas, ensuring your privacy during your stay.
Noise monitoring alarms are installed to detect excessive noise levels. These do not record conversations but help ensure compliance with local regulations and maintain a peaceful environment for all guests and neighbours. We kindly ask that all guests respect noise limits to avoid any disturbances.

All bookings are subject to approval pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory. Failure to complete the guest verification process within 24 hours of booking will result in automatic cancellation.
House Rules (Important, please read)
To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:
1. Every group must sign a booking agreement provided by Lively Properties.
2. The maximum amount of guests allowed on the property at any time during the day or night is 11
3. According to local laws, all outdoor areas, including decks, balconies, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.
4. No parties or unapproved gatherings are allowed at any time.
5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.
6. Strictly no "schoolies", hens or bucks bookings. Please adhere to this policy.
7. No bookings from groups under the age of 28.
8. Smoking is prohibited both inside and outside the property.
9. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.
Guest Limit Policy:
The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing which is 11. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.

Additional Notes :
The pool is solar heated, which means it will warm up naturally based on the sunlight and heat absorbed through the roof panels. There aren’t any additional settings required to operate the heating, but please note that the pool temperature depends on the weather. On hot days, the pool will be warmer, while on cooler or cloudy days, it may feel a bit cooler.
