It's our perfect pet friendly beach house on the Mornington Peninsula, so close to the beach you can hear the waves breaking at night and smell the sea air on the deck in summer
A property that is nestled into the sandy dunes of the Rye Ocean Beach but within walking distance to local shops for you to get your morning coffee


Welcome to Sandy Shores!
Immaculately presented, this recently renovated, high end beach house, is only 500 metres walk to the Rye Ocean Beach and the Mornington Peninsula National Park. It is secure and secluded, on a large leafy green oasis. Grab your surfboard and stroll up the road to the surf beach or sit back and relax to enjoy the sounds of nature.
You will need to walk up a number of steps to the front entrance (it's not for the faint-hearted or infirm!) as the house is situated high on a sand dune. However, the front garden has a beautiful gazebo with chairs around a firepit, great for any time of year, but Spring is our favourite with the smell of Jasmine in the air.
The beach retreat is set on three levels and comprises of six bedrooms (yep we said six), 3 bathrooms (yep we said 3) and 2 large living areas. The kids will love hide and seek at Sandy Shores.
Walk into the property on the upper level from the front deck with outdoor entertaining and BBQ and you will appreciate the attention to detail of all new furnishing and fittings.
Beautifully decorated you will love the Mediterranean feel and coastal style together with Australian Beech flooring and high ceilings. This really is the perfect beach retreat and finished to an extremely high standard.
Bookings are welcome for family groups and there are many steps and decks which might not be suitable for small children or anyone who is not good with steps. Grandad and Grandma may need some help.
A beach house goes without saying, the property includes a mosaic tiled swimming pool with solar heating and heat pump heating (dec - apr). The pool is 7 metres x 3 metres and has a 7-metre bench seat 50cm deep for those that want to sit and chill in the pool. The shallow end is 1.2m and a depth of 1.8m The pool is private, surrounded by landscapes, native plants and bluestone paving and has a 6-metre bench seating for taking in the afternoon sun. While there is no better feeling rinsing off under an outdoor hot shower straight after a swim!
On the upper level, you will find the main lounge with a large round sofa and gas fireplace. Watch TV with HD free to air, complimentary Foxtel, stream your favourite platforms or display ambient art work to suite the mood on a Samsung 65 Frame TV and Soundbar. Walk through to the dining room with a 2.7 metre dining table with plenty of room for at least 10 guests opposite the gourmet kitchen and butler's pantry. The dining room opens out to a west facing deck and private rear garden to capture the sun where you can sit and enjoy the sea breezes.
The lower ground floor holds the second lounge with a 3 seat sofa, a 7 foot billiard table, another 65 Samsung Frame TV and access to another lovely deck to catch the ocean breezes. This deck has a bar seating area for 4, a spot to enjoy a drink while the kids play in the games room.


Each bedroom is well appointed with a DC ceiling fan and split system to accommodate the varying temperatures each season can bring to the Peninsula. Commercial mattresses have also been sourced to ensure guests have a wonderful night sleep after a long and entertaining day.

The bathrooms give guests the luxury of not fighting over who gets to the shower first , enjoy the benefit of using 3 showers at once! The main bathroom includes a bath which is great for young families while the Master Ensuite includes not only a 3m high ceiling but its emerged in a 2m long skylight, providing an outdoor shower experience day and night.

There is automatic electronic gate access and limited parking spaces for 4 cars, there is no parking available outside the property.
Completing the coastal vibe is the sun-catching spacious main entry deck with a 12 seater outdoor setting, a 6 burner BBQ to accommodate large gatherings, and another outdoor Hot and Cold shower.


Please note that there are security cameras installed that are located on the outside of the property. The cameras will be recording during your stay.

What fun! a new house to visit that lets four-legged friends like me sleep inside.
Yay! a garden with tall fences to keep me safe. Love the trees and bushes, there are lots of interesting smells. Are those possums in the trees?
The beach nearby is National Park and I cant walk there even on a lead so my hoomans take me to the many leash free beaches and parks in the area.
And there's a special basket just for me. No way! What's in there? Ooh, ooh! a treat from PAWDINKUM. I LOVE THIS PLACE.
