'Villa Lia' is a private residence with a rare covered and heated swimming pool for the exclusive use of its guests. The house and the swimming pool are not shared but for private use.
The house is located on the edge of the medieval village of Boccheggiano, a town dating back to the year 1200, on top of a hill with a breathtaking view over the valley that slopes down to the sea. Its strategic position allows both to visit the most important historic cities of Tuscany and to easily reach the sea. In fact it is only 35 minutes from the sea of Follonica, 40 minutes from the city of Siena, 10 minutes from the famous Abbey of San Galgano and from Massa Marittima, which with its Piazza del Duomo is counted among the best preserved medieval cities in Italy.
During the day you can visit cities such as Florence, Pisa, Lucca, San Gimignano, the Island of Elba, the Island of Giglio, the thermal waterfalls of Saturnia and the Etruscan city of Volterra. This is the land of the Etruscans, a people who lived in this area before the Romans and who have left traces of themselves with the necropolises and archaeological sites such as Roselle, Populonia, Lago dell'Accesa and others, all located a few kilometers from They gasp.
Despite its proximity to the cities, Villa Lia is totally immersed in greenery and tranquility. Immediately behind the house is the small town of Boccheggiano (400 inhabitants), equipped with food shops, a bar, three restaurants, all easily reachable on foot, without using the car.
In this ancient place away from the chaos of the city, time will no longer be a problem. Far from the hustle and bustle of the city, Villa Lia is the ideal home to disconnect from everyday life and completely relax.
Villa Lia has two double bedrooms and a bathroom with shower on the upper floor, while the large kitchen, a double bedroom, a small bedroom with bunk beds, a bathroom with shower and part of the garden are on the mezzanine floor. In the room there are sofa, armchairs and fireplace with direct access to the large panoramic terrace, equipped for outdoor dining under the cool grape pergola. Adjacent to the terrace is the covered swimming pool, heated in the colder periods, which measures approximately 8x4 meters, with a depth of approximately 1.20 metres. Its exclusive cover allows you to swim in maximum privacy and in all weather conditions, at night or in bad weather, both from April to November and during the Christmas and New Year holidays. Inside there is also a relaxation area, a shower with hot water and a service bathroom. At the same level as the swimming pool there is another part of the garden equipped with deck chairs for sunbathing and enjoying the view; just below there is a covered ping-pong table (table tennis) and a relaxation area covered with vine leaves where you can relax and sunbathe completely secluded and isolated from the rest of the house.
In one part of the large garden, there is the built-in barbecue and not far from the laundry, inserted in a fenced area of about 100 square meters where it is also possible to leave four-legged guests guarded. The garden continues down to the lower level where there is a large floor and the parking area where up to 4 cars can be parked. By car you can arrive directly inside the property through a private road and an automatic gate.
Immediately outside the parking lot of the house, there is pedestrian access to the 3-hectare natural park, where it is possible to take pleasant walks immersed in nature, go on a treasure hunt, see ancient trees, find hidden corners, pick mushrooms, chestnuts, walnuts and, if lucky, spot squirrels, fawns, foxes, porcupines and the rest of the local fauna.
At 50 meters from the house and all around the village there are several paths in the woods that descend along the hillside. Beautiful single tracks designed for mountain bikes and downhill descents but which can also be traveled on foot. An ideal place for nature and bicycle enthusiasts!
The owners of Villa Lia are always at the complete disposal of their guests for all their needs and to advise them in the best possible way regarding their excursions to discover this land which they have inhabited for generations now.

The property and the garden are completely fenced. Dogs can run freely inside.
Separate waste collection is carried out in the town. The rubbish is collected directly in front of the front door, every day, in the manner indicated in the table that will be provided to you.
The gardens and the house are on different levels connected by stairs. For this reason we do not recommend booking for people with mobility difficulties.
RESERVATION:
25% of the amount is required at the time of booking and the balance within 45 days of the arrival date.
In case of 'last minute' booking less than 45 days in advance of the arrival date, payment of the total amount in a single solution.
In case of failure to pay the deposit or the balance within the established terms, the reservation will be canceled and the period will be re-listed for new reservations.
CANCELLATION POLICY:
We adopt our own special cancellation policy to make your booking even more flexible.
In case of "last minute" cancellation due to serious and documented reasons, we will still refund 25% of the amount paid.
CONSUMPTION POLICY:
All energy consumption (water, electricity and gas) is included in the rental price. We love the environment and live surrounded by nature, so we ask our guests to use showers, lights and electronic devices with care in order to avoid unnecessary waste.

The house complies with the legislation governing tourist rentals; it is fully furnished and the kitchen equipped with everything needed for a holiday. The linen is also present inside the accommodation but a linen change service is not offered, just as no other type of personal service, characteristic of hotel activities, will be provided.
