River House Mudgee .......
River House is a recently refurbished 4 bedroom brick house, situated on the edge of Mudgee but still in town. Just a short drive to shops, hotels, restaurants, clubs, gyms, parks and Glen Willow or a comfortable walk to Putta Bucca Wetlands.
This neat house has been tastefully decorated and is very comfortable with ducted air-conditioning. Sleeping up to 10 adults, it is suitable for anything from a peaceful weekend away to a family gathering.
The lounge room has two 3 seater sofas and a 2 seater sofa, a Smart TV, DVD player, DVD library, CD/Radio, 2 USB charging points, a variety of books, magazines and games.
Wi-Fi available.
The kitchen is neat, clean and well equipped, including a Pod coffee machine with pods, tea, sugar, milk, bikkies, S&P, microwave, toaster, kettle and fridge/freezer. Crockery, cutlery, glassware and picnic ware, pots and pans. H2O on Wheels water dispenser.
The dining room seats 8 comfortably. A High Chair is available.
Bedroom One is spacious and relaxing with a Queen bed and built-in wardrobe.
A Porta-cot is available on request +$25
Bedroom Two is cosy and stylish with a Double bed and built-ins.
Bedroom Three also has a comfy Double bed and built-ins.
Bedroom 4 has 4 Single beds, so can sleep up to 4 adults or children.
The beds come with pillows and doonas, fitted sheets, pillow cases, doona cover and blanket
No flat top sheet provided.
Electric blankets provided in winter.
The Bathroom is neat and modern with a shower and a separate bath tub and comes with Towels, Shampoo, Conditioner, Body Wash, Hand Wash and a hairdryer.
Separate toilet.
If you feel compelled to do a load of washing, the Laundry has a 7.5kg Washing Machine, Dryer, Ironing Board, Iron, Laundry Pods, Basket and pegs.
Family sized off-peak hot water system.
Just outside is the traditional rotary clothesline.
The large, private backyard has a great view over the Cudgegong River flats to Glen Willow and plenty of room for the kids. BBQ.
Pet friendly, on written request!
The large backyard is suitable for dogs of all sizes but if you have a cat or need your furry friend to be in the house with you, we need to charge a fee of $50 for extra cleaning required.
No pets on furniture!
Off street parking. No Parking on lawn, please!
External security camera located on front of building.
Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Payment of the rental constitutes the clients acceptance of these Terms and Conditions.
Cancellation refunds as per standard policy.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. FEES WILL APPLY for excess guests not agreed with the owners in advance form the full booking period.
PLEASE DO NOT REARRANGE THE FURNITURE. This WILL result in charges as extra staff are required to replace large items.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.
NO PARKING ON THE LAWN!
NO FIRE PITS!
NO PORTABLE POOLS!
NO BIKES IN THE HOUSE, neither cycle or motor! ( Yes, apparently we have to say this!) Bringing bikes INSIDE the premises WILL cause loss of bond.
NO SMOKING, VAPING OR NAKED FLAMES (i.e. Scented Candles) INDOORS
DO NOT TAMPER WITH SMOKE DETECTORS.
TAMPERING WITH SMOKE DETECTORS AND SMOKING OF ANY KIND INSIDE the premises WILL cause loss of bond.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Please report any breakages or damage before departure.
Problems or Complaints- In the event of there being any problems or deficiencies with the accommodation or contents the matter should be reported immediately. Prompt notification by the tenant is required to enable remedial action to be taken. No complaints will be accepted or correspondence entered into where complaints are made at the end of a tenancy.
ARRIVAL - NOT BEFORE 2PM unless by prior arrangement!
Departure - the property should be left in a similar state to its condition on arrival, otherwise, excess cleaning fees apply.
Check-out time is BEFORE 10AM, to allow time to prepare property for next guests.
Late check out fees WILL apply at $25/half hour to cover staff waiting time
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
Towels and Linen are supplied. No separate flat top sheet.
Free Wi-Fi.
Pets are allowed when specific arrangements have been made in writing with the owner and a $50 extra cleaning fee is paid for indoor pets.
NO PETS ALLOWED ON FURNITURE!
Loss - the owners take no responsibility for the tenant's personal property.
