• A bedroom located on the ground floor equipped with a 160cm double bed with reversible air conditioning, 2 bedside tables, storage cupboards, a private bathroom equipped with a shower and WC. It offers sea and mountain views.
On the 1st floor of the house:
• The second bedroom is upstairs, it is equipped with a 160cm double bed with reversible air conditioning, 2 tables and 2 bedside lamps, storage cupboards and an armchair.
• The third connected bedroom, equipped with a 140cm double bed and reversible air conditioning, storage chest of drawers, 2 tables and 2 bedside lamps. It offers sea and mountain views.
• The fourth bedroom is equipped with a 160 cm double bed, reversible air conditioning, storage cupboards, 2 bedside tables and 2 bedside lamps. It offers sea and mountain views.
• The fifth bedroom is equipped with a 160cm double sofa bed, reversible air conditioning, 2 bedside tables, a storage cupboard and a work desk.
• Finally, in a lounge area on the ground floor you will find a sofa bed of 120 cm that can comfortably accommodate one person.
3 Bathrooms/showers composed as follows:
• A first shower room located on the ground floor in the 1st bedroom: sink, shower and WC.
• A second bathroom on the ground floor near the 1st bedroom composed of: sink, bathtub and WC,

## Access
The house is located a few minutes from the port of Nice and Nice city center.
Sheets and towels are provided.
All spaces in this house are for travelers, we will ask tenants to take care of the premises.

##Neighborhood
The property is located at Mont-Gros in Nice, near the Nice astronomical observatory. The Nice Observatory offers guided tours.
To the south of Mont Gros is the Parc du Vinaigrier, a protected natural site which is crossed by hiking trails
. Located in the town of Nice, the place is particularly quiet.
. You are 5 minutes by car from supermarkets.
You are less than 10 minutes by car from the sea, Villefranche-sur-mer and 15 minutes from Saint-Jean-Cap-Ferrat.
. You are on a quiet property almost without vis-à-vis.
. The house is ideal for holidays with family or friends.
## Transit
Access to accommodation is preferable by car. Please note that the private road leading to the villa is not paved.
You can also take a taxi from the airport to the house.
The Nice SNCF train station is located 10 to 20 minutes away depending on the time and time of year, and will allow you to visit Antibes, Cannes, Grasse, Monaco, Menton or even Italy easily.
The tram present in Nice will also allow you to discover the city.

This property is located in a good quality area, of course we will ask you to respect the neighborhood.
The accommodation must be returned in a suitable state of use and cleanliness. During their stay, travelers must respect the premises, the neighborhood, as well as the basic rules of cleanliness and hygiene.
All or part of the deposit may be withheld in the event of non-compliance with these basic instructions.
Smoking is not allowed inside.
We remind travelers that:
. Occasional gardening work and pool maintenance may take place for the comfort of guests, please be informed that the gardener can access the property for this work during your stay and you must agree to give him access (gardener, swimming pool specialist...)
. All people traveling with children must ensure their safety 24 hours a day.
. The day before your arrival we will call you on the number attached to your profile, to give you arrival instructions, please ensure that we can reach you at this number
. We will be available by phone or Whats App and on the reservation platform
. BAGGAGE DEPOSIT: if necessary for baggage storage, use our partner nanny bags (online reservation directly on their website)
. The kitchen must be cleaned and the dishes washed and put away after your departure, otherwise you will accept that a supplement of €30 will be taken from your deposit
. Please take out your trash before your final departure from the accommodation
. The accommodation is non-smoking, any violation of this rule will be charged €150 to cover cleaning and deodorization costs.
. A kit of sheets and towels will be provided for your arrival on the basis of one kit per bed per stay.
. We will provide you with welcome products for your arrival (soaps, toilet paper, trash bags). The products at your disposal are welcome products, they are there to allow you to arrive in complete peace of mind. We cannot guarantee that they will be sufficient for your entire stay. It will depend on your personal consumption
. The use of the villa is strictly reserved for the people mentioned on the reservation, any foreign presence will result in the immediate cancellation of the reservation or additional invoicing of travelers
. The use of the villa and all its equipment must be done in good manners and without disturbing the neighborhood.
Please remember that late arrivals after 8 p.m. are possible in two ways:
- Either independently and free with an illustrated guide.
- Either in a personalized manner with one of our agents, invoiced according to the time and to be paid on arrival.
