Perched at an altitude of 400 meters above sea level and nestled atop a picturesque hill, this charming property offers breathtaking views of the surrounding landscape. Enjoy the convenience of its prime location, situated just 12 km from the center of Pescia, Italy, 20 km from the heart of Montecatini Terme, and 30 km from the vibrant city of Lucca. Indulge in the array of amenities, including a Swimming Pool, Yard, Internet Wifi, and Parking.

Outdoors
Embrace the beauty of nature in the private, fenced garden that spans an impressive 400 square meters. Soak up the sun and take a refreshing dip in the kidney-shaped swimming pool, measuring 7 x 3 meters with a depth of 140 cm. Available seasonally from April 27 to October 5, the pool is safely fenced for your peace of mind. Enjoy al fresco dining and barbecues with the garden furniture and barbecue facilities provided.

Access to the property is via a steep, unmade road that extends for 100 meters. Parking is conveniently available on the premises. For your daily essentials, the nearest shop is 5 km away, while a supermarket is located 12 km from the property. Dining options are just 3 km away, with a restaurant within close proximity. The famous thermal baths of Montecatini Terme are a short 20 km drive, offering a rejuvenating experience. Please note that heating is available from November 1 to April 7, and the owner resides on the same property.

Unit Layout
This 5-room semi-detached house spans over 150 m2 and is spread over 3 levels. It was renovated in 2012 and boasts comfortable and tasteful furnishings throughout. The entrance hall leads into a large living room with an open-hearth fireplace and a TV. From here, you can access both the garden and the loggia. There is also a dining room without a window and a kitchenette which comes equipped with 6 hot plates, an oven, a dishwasher, a freezer, an electric coffee machine, and a pizza oven. Moving up to the upper floor, there is 1 double bedroom with an open-hearth fireplace and a shower/bidet/WC. The 2nd upper floor features another double bedroom with an open-hearth fireplace and a shower/bidet/WC. There is also a walk-through room with 1 French bed (160 cm, length 200 cm), an open-hearth fireplace, and a shower/bidet/WC. Finally, there is a small room with 2 beds and no wardrobe.

Amenities Included
The house is heated with wood and offers a panoramic view of the countryside. Facilities include a washing machine, a barbecue, a dishwasher, pets are allowed (one pet/dog is allowed), multiple fireplaces, heat is available, and a television. The maximum capacity is 8 people, with 4 bedrooms and 3 bathrooms.

Een hele karakteristieke vakantievilla. Wij hebben met onze hele familie een geweldig verblijf gehad in deze Toscaanse villa. Huis is mooi, zwembad is mooi, omgeving is mooi en alle bezienswaardigheden bevinden zich binnen 1 uur rijden vanaf de villa.
