Very clear check in and check out instructions. Amenities were as listed, the room and bathroom were very clean and tidy, and it was a perfect distance from downtown. I was very pleased with my stay.

One of the best VRBO/Air B n b I have stayed in. Super clean, comfortable, all the amenities, an amazing patio, comfy bed, nice shower... Hosts were very responsive.

I reserved this room and paid for it, but then never received check-in information from the owner, who never responded to my message. For some reason, the reservation was transferred to VRBO, who was able to make contact with the owner, who then said that he had forgotten to include a $70 additional fee which I would have to pay before being able to check in. This was incredible to me, and I asked for a refund. Luckily, they did approve my refund, but I was left scrambling for a new place the night before I was to arrive. This was not a good experience!

The toilet was dirty and the towel has hair on it…the neighborhood noisy. Communication for check in and out was helpful. Was an ok stay but was not worth the cleaning fee that is added onto the stay.

Host cancelled at the last minute

The night before the stay, the host messaged me saying the property was not available and that I had to request a cancellation from VRBO. I was left scrambling for a plan b while also not entirely sure VRBO would approve the cancellation and refund me (luckily they did), but the stress and anxiety this brought on me due to the host's negligence and disregard for their customers' was unacceptable.

DO NOT RENT THIS LISTING

This listing should not even be up anymore. Myself and the other person on the rental showed up and could not get in contact with the host. He left no instructions, we were basically stranded. I got on the line with customer service who also COULD NOT REACH HIM. They had to just refund me, and we had to figure something else out for our stay. It was TERRIBLE. DO NOT RENT THIS LISTING.

Good location, clean, reasonable cost for VRBO close to UPenn

I would recommend. I didn't realize it was a shared common area for the kitchen and TV area, with rooms at two levels but I just need to read more carefully. No one else was staying the weekend I was there so it was quiet and I had the place to myself. Narrow, steep stairs to get to the rooms so would caution anyone with mobility concerns. Common areas and my room were all nicely updated. My room had a renovated bathroom within the same unit. It was spacious, comfortable bed, wifi, windows, and a back porch, although it was rainy so I didn't use it. It was easy to get on the subway or walk to UPenn (about a mile). Dunkin Donuts very close which was nice in the am. The area is a little rough and I made sure as a single woman traveling by myself to uber to and from the apartment in the evenings. I walked around during the day and didn't have any issues. I didn't have a car but parking could be tough, all spots on the street were full or filled very quickly. My communication with both Joe the owner and Tina who manages guests was great - both were very responsive and communicative before and during my stay. Thanks!

It was not clear from the property listing that this was a room that shared kitchen/common areas with others. The host was ever-present, in a way that felt like she was critical and nosy about my and my guest's behavior while we stayed at this property. For the nights we stayed in the room, there were 5 separate guests coming and going from the other rental rooms. This was a concern to me as I'm very COVID conscious, and I contemplated finding another lodging option from this and from host's behavior. There was a moment where she scolded me like a child for borrowing bedding, even though there was no guidance that this was not allowed. The way that the host interacted with us made us hole up in the room and not use the common space as to not interact with her or run into other guests. All of the furniture was cheap and uncomfortable - not a surprise for a rental room like this, and furnishing sparse. While there is free street parking, it is difficult to find after 5pm and it's necessary to read the street signs carefully to prevent getting a ticket. The plus of this property is that it is close to the subway, and there are lots of walkable restaurants, grocery stores; it is close to the nearby university. Overall, I would not stay here again and caution others from doing so as well.

Listing Needs to Improve accuracy; owner needs to give entry information in a timely way

I chose not to stay at this property after not receiving check-in information the day before and after realizing from reviews of other units in this property that this is more of a hostel-type location rather than a private rental. The bedroom and some of the bathrooms are private, but some units share a bathroom. I have no problem with that type of room, but it was not an appropriate type of property for this particular trip and I would not have made the reservation if it has been clear in the listing. I also did not receive any information about check-in (I always get something 3 days ahead of time on VRBO). Finally, I reached out to the property owner and was told to call a number when I got there. I did not get a response to my text to the number and so I decided I was not comfortable with this arrangement since I would be arriving late in the evening. I booked a hotel. When I was driving to the airport, I got a call from the person who was going to let me in, saying it was "remote entry". I don't quite know what that means and I told them I had made other arrangements. Please--avoid this situation by explaining all of this on the website and messaging renters 3 days ahead of time so they will clearly understand how they will get into the unit. Don't leave it until the last minute. I don't think the owner and manager of the unit are trying to defraud people, but the inaccuracy of the listing and the procrastination in giving rental information is a problem.

Cute spot meeting basic needs

I really enjoyed my stay. It suited our basic needs really well. Tina was super attentive and accommodating. We had an issue with the shower, and Tina had it fixed the same day. The neighborhood was safe and within walking distance of any needs, including a grocery store. The place was clean and check in was incredibly easy. The mattress and futon could use an upgrade, as it's not very comfortable, but other than that, things were great. I would recommend staying here.
