We ask all guests to treat the property with respect and care. While we understand accidents can happen, any damage, loss, or excessive wear caused during your stay must be reported as soon as possible.
Guests must report any damage, malfunction, or breakage immediately upon discovery. Early reporting helps prevent further issues and allows us to address the situation quickly.

** Responsibility for Damage **
Guests are responsible for:
Any damage to the property, furnishings, appliances, or amenities caused by negligence, misuse, or violation of house rules.
Any stains, spills, or excessive dirt requiring special cleaning beyond the standard turnover.
Missing items (towels, bedding, décor, etc.).

** Coastal Wildlife & Pests **
Because we are located right on the water in South Texas, pesky bugs and outdoor critters are a natural part of the environment. The property receives regular professional pest control treatments, but please note this does not guarantee the home will be 100% pest-free.

** Strict Non-Smoking Policy **
This is a strictly smoke-free property. Smoking anywhere on the premises will result in immediate eviction without a refund.

** No Parties or Events **
We maintain a strict no-party policy to ensure the comfort of our neighbors and the preservation of our home. Unauthorized parties or events will result in immediate eviction and forfeiture of your stay without a refund. NO Spring-Break Policy.
