Guest Access:
Guests have access to property within the fence line. Guests are not permitted outside of the fence line due to ranching activities and neighboring private land. The quiet neighborhood has well maintained dirt roads for walking, running, or biking. Ample parking is located on a gravel driveway in front of the home.

Other Things to Note:
Property Use
• Respect the land, buildings, livestock, and equipment — this is a working ranch.
• Do not enter barns, stables, workshops, or hay and/or equipment storage areas.
• All screens need to be pulled down, so windows are not open for critters to come inside.
• Garage door into house must always be shut – if left open, mice or other critters WILL ENTER.
• No smoking inside the house or any outbuildings. Smoking is not permitted anywhere on the property.
Outdoor & Safety Rules
• Outdoor fires and fireworks are not permitted under any circumstances.
• Fly fishing is permitted in the pond with barbless flies only – no spinning rods, live bait, or barbed hooks. Catch and release only. Anglers are responsible for complying with all applicable licensing requirements of the State of Montana.
• Always stay within the property fence line. Backcountry access from the property is not permitted, as you will be trespassing on other private property.
• No swimming, wading, or boating in the pond at any time.
• Firearm discharge, hunting, trapping, and or shooting is strictly prohibited.
• No ATV, dirt bike, or off-road vehicle use on property or private roads.
• Be mindful of wildlife — do not approach, feed, or disturb animals. There are wolves, mountain lions, black bears, and grizzly bears in the area and which frequent the property from time to time. It is strongly recommended that you always carry bear spray when spending time in the outdoor areas of the ranch.
• Obey all speed limits on private and dirt roads to and from the property.
