BEDROOMS & BATHROOMS: All three bedrooms have built in wardrobes, luxury linens and have access to a balcony or patio to maximise the views. The master bedroom, upstairs is equipped with a Smart TV and a large ensuite with spa bath and separate shower. Bedrooms 2 and 3 share a family bathroom. There is also a separate guest toilet on the main living level.

*King split bed can be reconfigured as two single beds providing excellent flexibility for groups. Please advise your preference when booking.

LIVING AREA: Open plan living at its finest, sink into the comfy couches and relax by the gas fireplace. On a rainy day or a relaxing evening in; make use of selection of board games and books available, there is also SKY TV with movies and sport. Sliding doors open out to the spacious entertainer’s balcony seamlessly bringing the outside in. There is also a sunny and sheltered courtyard at the rear of the home.

KITCHEN & DINING: The open plan kitchen is well-equipped including an easy-to-use coffee machine, and bar stool seating. The adjacent dining area with seating for eight, sets the stage for a memorable meal at home. If alfresco is more your style, there is hooded BBQ and seating for eight on the balcony.

OTHER PRACTICALITIES: There is also secure double garage with internal access, laundry, and a drying room for skis and equipment.

The popular Queenstown Hill trail is just minutes from your front door; it’s a steep but rewarding track. Or at home, sit back and be entertained by the paragliders as they make their way down from nearby Bob`s Peak, and watch the vintage steamship, TSS Earnslaw as it heads across out across the lake to Walter Peak. Whatever the season, the sights and convenient location of Lake View Villa are sure to delight!

RATES, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen and for a maximum of six guests. A departure clean fee of NZ$325 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for $150 including GST). Minimum 3 night stay year-round, and 4-7 nights during peak periods.

PLEASE NOTE:
Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.

BOOKING TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.

- Lake View Villa is a residential dwelling and no parties or events are to be held.

- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.

- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).

- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.

- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.
