We had a wonderful stay at 352 Guest House. We had a balcony room on the second floor. It’s really a very beautiful, relaxing hotel. The location in old San Juan was so convenient for walking around. The service was great as well as fantastic breakfast!

This boutique hotel is absolutely amazing! The customer service is better than any 5-star hotel chain. The rooms are extremely clean and well maintained. The made to order complimentary breakfast is flavorful and tasty. The service we received from the moment we entered the hotel is cannot be compared to any hotel. The welcome mimosas was a great touch after a long flight. I will ONLY STAY HERE when I am visiting San Juan! Last, the hotel is close to EVERYTHING! Everything is within walking distance. Even though the hotel is in Old San Juan and very convenient it is very quiet. I don’t know how they are doing it but I am happy! Thank you!

Amazing and extremely Cousy place to stay, Welcoming staff (in particular Teresa) always welcoming and making you feel at home. Location is great and central to all tourists areas. Breakfast is delicious. Definitely a place that we will visit again.

We loved the hot tub on top of the building, you can see one of the forts from the tub. The breakfasts were excellent, chai tea was exceptionally good. The historical building was fascinating. Wonderful staff also! We had a fabulous time in this romantic city~

I would give this place 10 stars! My husband & I had a FANTASTIC experience here. From the time you enter the hospitality is unmatched. The manager Freddie was very welcoming & gave us mimosas upon check in. He took his time & even allowed us to check in several hours early which we greatly appreciated. The hotel is very exclusive & makes you feel like absolute VIP royalty. It is also incredibly clean. The breakfast each morning has many options & is soo GOOD!

Historic building that has been beautifully restored/preserved. Rooms have old world charm with new world conveniences. Staff was so helpful and friendly. Fun to be right in the action of Old San Juan. We loved sitting on the balcony and people watching. Would definitely stay here again!

Excellent place right in the middle of old San Juan. All the attractions are walking distance. Restaurants and bars nearby. Traffic is bad in the area and parking is hard to find. We loved our stay here, we just rode Uber to and from the airport and everything else is walkable. If you have a car, park in the garage and leave there unless you have to go to other towns. Our hostess at the guest house was very friendly and accommodating. Breakfast everyday was excellent and included. Gives us energy to start our day of touring. Will definitely stay there again. And I can’t help to mention how clean and fresh smelling the whole property is… it’s home sweet home.

Very friendly little place
We were greeted warmly by the fellow who I think is the manager. He took my number so that he could text me when our room was ready. Everything was very clean and the lovely very old rooms were nice enough. The bed was not great but not terrible either. My biggest complaint was that in the morning, when I wanted to take a shower, the hot water took forever and only went to lukewarm at best. The breakfast, while very good, was limited to a few items and they were very strict with charging extra for any “add ons “ like cheese in the eggs or even a second cup of coffee. I felt a bit nickle and dimed with all the attempts to charge extra. Especially when the room cost was a stratospheric $330 a night for a small, queen sized bed room. I would have thought they could give us coffee refills for that price.

I personally welcomed you into the property, thank you very much for staying with us, we are happy that overall, you had a good experience. Your room was ready before check in time which was very convenient since you arrived around 10am from your cruise. We have a nice menu for breakfast a la carte and also great options for drinks, our coffee it is not brew, it is expresso coffee from the best Puerto Rican coffee beans. Just to give you an idea if you were to buy 01 breakfast option with 01 drink, the price would be around 30 per person. I am really sorry you had issues with the hot water, I wish you would have told me. Thank you very much for staying with us, we hope to see you again.

We had to book with this place last minute because the one we stayed and couldn’t handle or take us anymore. This is a phenomenal stay and with 10 or 10 recommend this to anybody else who wants to have a higher luxury feel to stay in old San Juan.

All of these because you wanted a BREAKFAST BURRITO without the tortilla and you were advised to order a regular breakfast, you pulled off the tortilla and slammed it into the table. We have received thousands of guests in our property and 99% of them have been extremely nice tour staff, you were rude, offensive and vulgar to our staff we had a word with you and your boyfriend to please take it easy with the hotel staff. You answered was: “I'm annoyed and I have a right to be annoyed”. Our employees are also human beings, they also have the right to be treated with respect. If any guest behaves unacceptable or does not comply with established policies or mistreat staff in anyway, hotel will exercise its right to admission and use of facilities and ask the guest to vacate the premises. By the way you gave 4 TIP and then refuse to pay it.

This hotel stands out as one of our cherished favorites! We have a penchant for boutique hotels due to the personalized service and rapport with the staff, not to mention our love for unique and charming properties – and this place fulfilled all those expectations superbly. The room was stunning, with its 20’ ceilings, and beautifully appointed bathroom. The lobby, halls and restaurant were equally lovely but let’s not forget the rooftop! That rooftop…wow!! An amazing place to take in the city! Make sure to reserve the rooftop hot tub for an experience you will not soon forget. The night views from the private hot tub was the perfect ending to our stay. We’ll be back!!

This hotel was a gem placed right in the middle of old San Juan. The building was built in the 1700’s and kept absolutely beautiful. The hospitality was exquisite from the moment you entered. We got a room with a balcony and totally worth it. The location was just a couple of minutes from everything, sites, great restaurants and excellent night life. I had read about the hotel’s amazing breakfast that is included with your stay…incredible!!! Highly highly recommend it. Sets a great vibe for the rest of the trip.

Hospitality of the Hotel was top notch. A very personal touch from welcome to departure. It’s a very safe & secure place. You can’t enter without a key. You are given Mismosa during check in. The keys announce your name and greet you. I enjoyed that experience. The Hotel was clean with beautiful architecture! No two rooms are the same. It’s Adult only which was also a plus. The rooms are small (no closets or drawers so we lived out the suitcase (only downside) but we was able to keep them open on those luggage rack stands.Bathrooms are updated, AC pumping and plenty of Hot Water. I love that hot cooked breakfast was available every day included in the cost of the stay. Their rooftop is really romantic. I love they have private Jacuzzi time which you sign up for daily. It is in a perfect location in Old San Juan! You can walk to everything except a Beach. Ubers was not expensive for anything else from this location. Lastly they will hold your luggage after checkout which allows you time to enjoy your last day. This will be our go to spot. Highly recommended,

We enjoy the structure of the property, like going back in time. The hotel had amazing service and the security service was better than expected. The breakfast a la cart had from French Toast to Salmon. The room was charming and old but with all the modern necessity. Walking distance to restaurant, shops and bars. We will come back.

DONT STAY HERE CRAZY MGR and NO ELEVATOR
We were checking in, and they tried to raise the price on us to have a ground floor room (not bigger or different just the ground floor). I didn't like that and the manager flew off the handle, flipped out and forced us to leave and it was already evening in the city. Luckily we booked on the next block in a nicer hotel, with an elevator and friendly receptionist and saved 200 to boot. We do NOT recommend 352 Guest House I travel a lot and have never had a problem with hotel or any personnel before this guy. Also the property has no elevator and is not cheap (many other locations very close and more reasonable!

We are glad you found a better and cheaper hotel. Before, during and after booking we provide plenty of information about the property. Stairs only - NO Elevator. However, we have 04 rooms on the ground floor for guests that do not want or cannot walk up the stairs, the rooms on the ground floor have nicer features and are about 20 more per night more less. Given the fact that you were not happy about NO elevator the option was given to you. We were very polite to you and your partner, we offer help to carry bags upstairs, upon arrival you requested change for your taxi, you also used the bathroom and were served cold bottled water. There are many good hotels around the area with different rates.

Just a perfect stay. I only stayed a night unfortunately but the architecture and artwork in the building was beautiful, service was fantastic (breakfast was great, place was clean, security seemed to be above and beyond most places I’ve ever stayed and the staff was always available when needed), the rooftop amenities were a great addition and it was close to everything in OSJ. Highly recommend (although I personally wouldn’t mind keeping this gem a secret).
