Winter Respite
This was our second winter stay at this charming cottage, having had such a wonderful first experience. The cottage continued to delight as we became even more familiar with what the area had to offer. Kim was an excellent hostess as were her on-site assistants. We were well taken care of and appreciated their attention to our needs. We look forward to when we have an opportunity to return.

Fantastic
The floating cottage is wonderful. You walk in and you instantly feel at home and that you could spend a lot of time here. Out host was great - she gave us detailed information and made sure that our stay was a great experience. The turtles were fun watch. We will definitely return.

Very Relaxing
Another great stay on the "floating cottage". From our first trip many years ago to now it has remained our home away from home. The yellow boat is always neat and clean, with most anything you need aboard. Kim, the host, is very informative and responds quickly whenever we have contacted her. The boat is within walking distance to two places for food and drink and many activities are available by a short drive. The full-size kitchen with a refrigerator, stove, dishwasher and a grill on the rear deck, make it great for extended stays. We love staying on the floating cottage and look forward to another trip.

Little Gem
This was the 1st time that my wife and I stayed in a boathouse. The owner keeps the property meticulously clean and provides crystal clear communication throughout the process. Everything was done remotely and there was no need for any direct interaction. The accommodations were very comfortable and the owner made everything you can think of available, including a couple of small fishing poles that we used to fish off the patio and dock. It was very peaceful just sitting on the patio and watching the friendly turtles hover for food. Right off the dock is Connie’s Deli which serves breakfast and lunch. Connie and her staff are very friendly and the food was great. In the evening, you can just walk across the parking lot to Cabana’s which is basically a sports bar with tons of TVs and a pool area. People were very nice and we really liked their food. If you drive into Sanford, it’s a cute little town with a bunch of shops and restaurants. We had lunch in the German restaurant which was a lot of fun and had live music in the middle of the day. Will definitely consider renting here again!!

Another great "float"!!!
This is my 4th Annual Christmas Float! Kim is a super host, and responds quickly to comments and concerns. She even provides turtle food! Everything about the Floating Cottage is just right for a solo Floater! (FYI: The bathroom is "tiny" and the walk-in shower is just big enough to stand in.) The bed is comfy and the furnishings are accommodating. The kitchen is "full size" and is stocked with everything you need to make a meal (including a toaster!). Kim wisely provides a couple of folding tables, which I find handy to have. The "back deck" offers a pleasant space to sit and read...and to feed the turtles! There is a washer/dryer available (a detached building near the onsite restaurant, you pay with a credit card). Kim's wi-fi service is excellent, and easily streams movies. Honestly, I'd live there if I could! Can't wait until my 5th Annual Christmas Float in 2024!

This property was very unique. We felt like we had the marina all to ourselves most days! The kitchen was equipped better than most places I have stayed at previously. Simply Paradise
I would give 10 stars if it was an option! Kim is the most amazing property manager! She is so detailed that it makes your trip so enjoyable. The floating cottage is so peaceful, clean, and so close to everything. You literally just need to bring your suitcase. The turtles greet you the minute you step foot on the patio. They are so cute and a bonus to this slice of paradise in FL. Thank you Kim and we will be booking again soon!

Delightful, relaxing, home away from home.
I am a huge fan of tiny house living and this floating cottage was the perfect tiny house. Full kitchen and bath, comfortable bed (even the hideabed) and a perfect back porch on the water. And the breakfast/lunch deli just steps away has good food served by nice people. However, my biggest compliment goes to the owner. She is the best! We had a few minor issues that were taken care of immediately with the greatest of care. She made us feel like welcome friends in her home. Can't wait to go back!

Relax while afloat!
This was our second stay at this quaint property. From the time we decided to stay again thru our check out Kim was terrific. She stayed in contact with us thru the entire process. Amazing floating yellow cottage
We had the most amazing time. The cottage is warm and welcoming. The pictures can’t even describe how beautiful it is. Our host Kim was fantastic she kept in touch with us each day since we were in a hurricane and she wanted us to know we were cared about. The turtles gret you every morning and evening. Amazing Floating Tiny Cottage
We absolutely loved our stay in the Floating Tiny Cottage. The place is so relaxing and Kim our host went over and above. It is so nicely decorated and has everything you could need for a amazing stay. The turtles wait for you at the front porch every morning, we loved watching them while we had our morning coffee. What a gem! The cottage was immaculate and had everything you need and more. Awesome location, great food with a pool and boats for rent. Kim is an excellent host! She made sure our stay was relaxing and comfortable. Kim went above and kept me informed on the remodel of the restaurant and pool leading up to our stay. Oh and it's 5 minutes from the Zoo and Historic Sanford, not to mention the Riverwalk.

Absolutely perfect!
My husband and I stayed in the Floating Cottage June 16th through the 19th. 2023. Everything in the cottage was as it looks in the listing, beautifully set up, clean, and well stocked. The communication from the owner, Kim, was amazing! We never had a question about anything as all information was provided well ahead of time, and again right before we arrived. The bed was very comfortable, as well as the other furniture, and we had plenty of room. We were very impressed with this accommodation. The pots and pans were high-end and the eating and cooking utensils were obviously new and well maintained. Everything in this house was perfection. We brought our 16 ft Gheenoe skiff and tied it up to the dock next to the cottage. It was so convenient to just step out onto the dock, hop in the boat, and go out on the St. Johns River. Boats can also be rented at the marina. The cottage is nestled into a quiet corner of the marina, and we loved sitting out on the deck over the water, enjoying the view. Connie's Deli is just up the ramp from the cottage. We ate there several times. The food is freshly made, delicious, and a great value. Service is also top notch. Downtown Sanford historic district, a short drive away, is beautiful with brick streets, gorgeous homes, shops and restaurants. Nature trails, parks, and bike trails, are among many other things to see in the area. We definitely recommend the Floating Cottage!

A Unique Vacation
Stayed at the adorable Floating Cottage with my husband and 14 yr old son. We were charmed by this tiny floating home! It has everything you need to stay there. Just bring your suitcase! There is a full kitchen that is stocked with utensils, paper plates, etc. We made dinner on our first night and enjoyed the ambiance of this little river retreat. The resident turtles were waiting for us every time we went out the patio door. They were so cute! Kim is a great host, is extremely accommodating and easy to communicate with. We rented a pontoon boat from the marina for the day on Saturday and enjoyed sightseeing on the river as well. This was a fun and unique vacation and we hope to come back and stay again. My only suggestion to others is to bring an additional portable fan to help cool off in the downstairs area, especially during the heat of the day as it gets stuffy. Temps in the summer here in FL get up to 90 degrees and above so I travel with mine everywhere. Overall, we enjoyed this experience and highly recommend!

My husband and I both work highly stressful and demanding jobs. We wanted something calm and relaxing. This was the perfect get away! The owner was so nice and stayed in contact up until we arrived. The wildlife is amazing and there is tons of shopping and site seeing in the area. I do recommend going to the zoo and historical down town.

Floating cottage
I stayed here for a much needed girls weekend. If I could give the host 10 stars, I would. Kim was so accommodating, very friendly and even allowed us to check in early. She was also able to offer a late check out because she didn’t have guest checking in. This cottage was as cute as a button, well stocked with anything you may need and very clean. The marina was quiet, the staff friendly. I can’t wait to book it again for another weekend.

Fantastic!
I had a wonderful stay at the Floating Cottage - it was the peaceful and relaxing respite I was looking for. The house is exactly as described in the listing - clean, cozy, and comfortable, with everything you need for your stay. I saw lots of turtles and a gator or two while I was there for a couple of days. The host is terrific - great communication with all of the info I needed for my stay. She was also very kind and helped me work around a scheduling issue on my end after I had made my booking. Check-in and check-out was a breeze. 100% would recommend!

Relaxation at its best
We enjoyed our two week stay. The front porch is very relaxing. Connie’s Deli is delicious and so convenient. We were very lucky to have warm weather in February. Idyllic Stay
Even before our arrival we felt welcomed by Kim, the Premier Host. Settling in was as easy as walking into our own home. The cottage was clean and well supplied, leaving only the unpacking to be done. The surroundings, a winning combination of water and land, great deli food, and helpful on-site staff enhanced the experience. Also, the cottage’s location made it easy to enjoy Sanford and other nearby towns, as well as the regional parks and beaches. Our time went by too fast. However, we are already looking forward to our return on 2024!

Happy Place
We loved renting the floating cottage. We will definitely be coming back. We did not get to spend too much time in the cottage due to visiting family at Christmas. The Floating Cottage is Always "Just Right"!!!
Everything about the Floating Cottage is "just right"...even Goldilocks would approve! The bed is comfortable (and the view of the power plant across the river as seen through the colored glass window in the loft area makes for a dreamy kaleidoscope of lights at night). I was delighted to find a toaster (after I'd brought bagel without having checked first that one was in provided). The availability of a washer/dryer in the marina is also appreciated! And of course...who doesn't love feeding the turtles??? Can't wait until my next stay!

Very clean cottage with very thorough instructions and suggestions. Perfect size for our family of 4. The deli is awesome and the staff makes you feel like a local. Pool is great, but the chairs and decor needs an update.

Perfect Getaway
The floating cottage is exactly as described and very clean. My daughter and I pretty much relaxed before our busy Orlando trip. We loved it and my teen just wanted to stay put. We saw an alligator floating on the river, as many as 11 turtles at once, and lots of birds. Connie’s Deli is right above the floating cottage and has good food. It is convenient and very good. We will definitely do this again.

Unforgettable & Peaceful!
Family of 4 (2 teenagers) had a fantastic stay! The Floating Cottage was so unique that me kids are still talking about the trip! The pull out bed was exceptionally comfortable. The beautiful linens were fresh and very soft. The attention to every detail was definitely noticed and the true passion of the host was felt during our entire stay. We felt like we were home. The gas stove made cooking meals a breeze. I was pleasantly surprised at the full size of appliances and shower! My 6’1” husband didn’t feel cramped at all. Spending time on the porch drinking coffee and watching the turtles was very relaxing. The access to Netflix made for a wonderful family movie night. The kids enjoyed taking the Kayaks out into the marina and exploring on their own. Highly recommend renting a pontoon boat from Boat Tree and getting out and exploring the river. The deli was wonderful, kind staff and good food. I would skip the nearby Oasis restaurant, unless you just want to have drinks. Food was not very good. I have already booked our second stay. Thankful to be local and have easy access to a peaceful retreat! Kim, the Host felt like a friend by the time we checked out. Perfect experience.

Historic downtown Sanford was a short drive and had an variety of restaurants to choose from . We would definitely book again . Blue springs State Park and Eco River Boat Tour should be on your list for things to do .

Kim, the owner, was always available for any question we had. She made this stay AMAZING!
Kim was so nice she gave us an early check in, which BTW was so easy, then she offered us a late check out, also easy, because we lost an hour for the time change which was not even her issue, but she stepped up and made us very happy. We loved this place so much, we already re-booked. Thanks for an amazing time...We cant wait to go again!

It's not quite a boat, but it will give you a taste of what it's like to live on one.
Ever wonder what it's like to live on a yacht? The floating cottage will give you a pretty good idea. I needed to get away from the winter up North. Just finished spending four weeks at the FC. Being there for a month I had time to notice all aspects of this property and it's location. The cottage is clean, no question about it. You can read about the amenities so I won't go into all that. It's accurately described. The FC is located in a quiet corner of Boat Tree Marina. This is a working marina so there is some pleasure boat traffic, especially on the weekends. The evenings are very quiet as the marina closes at about 5:00. On the weekends there is sometimes a live band at the Oasis, a bar/restaurant located at the opposite end of the property. You can hear it, but I didn't find it objectionable and they wrapped up playing around 11:30 or so. I'm an old guy who likes his quiet, but kids need to have a little fun too. Connie's Deli serves a great breakfast/Lunch at very reasonable prices. One of the biggest draws for me is Sanford's fabulous RIverwalk. If you like to walk or bike it's a great area. The Black Bear Wilderness Trail is just a couple of miles west of the marina. There is a seven mile trail there that is just a delight. Being a cruising boater I just loved the floating cottage. It was clean, quiet and I loved the location (I'm used to hanging out at marinas). Would I come back for another month? Absolutely. I miss the turtles already!

The third time is still a charm.
We spent a third time onboard the Yellow Boat and it was definitely a charm. We had a cool, windy day this trip, but we were warm, cozy and the slight rocking motion was relaxing. Kim. our host, never disappoints. She communicates very effectively and offers a quality place to stay. Hopefully we will be returning soon.

Wonderful Getaway
The floating cottage was so beautiful! The coziness and cleanliness was fantastic. We enjoyed sitting on the back porch, feeding the turtles and fish. Another fabulous stay at The Floating Cottage!
I feel so completely at home aboard the Cottage! It is well-appointed and Kim, the owner, maintains it well---she even provides food for the turtles! I stayed for a full week, met several nice people who either live aboard their boats that are moored at the marina or work there. In full disclosure, the Cottage is moored at a "working marina" so there is often noise associated with repairing boats, and frequent boat traffic as boaters go out and come back into the marina. Nothing, however, detracts from the pleasure and relaxation that can be found while enjoying a stay at The Floating Cottage!

A Home Away From Home
My husband and I resided in Topeka Kansas for 30 years before moving to Florida in 2012. When not working we spent our time camping, boating, and fishing. So the Boathouse / Cottage to us was like being home away from home. It is certainly a five star get away for relaxing and fun. It was highly clean and well taken care of. Kim responded to our questions via texting immediately. The local residents and marina employees were very friendly. The Marina for renting a boat and fishing needs along with Connie's Deli for breakfast and lunch accommodations on site were awesome. To be honest the food wasn't bad. We caught over a 100 crappies off the dock of the cottage. So if you love the water, boating, and fishing you can't go wrong if you phone Kim to make the little boathouse your home for your short get away or vacation.. Can't tell you about the town of Sandford because we spent all of our time fishing off the dock of the cottage and we did cruise the St. John River. Arrived on 11-24-2021, and returned home on 12-1-2021 as Happy Campers. We enjoyed ourselves so much we are going to make this an annual trip.

41st anniversary get away
We had a wonderful weekend on the floating cottage. It was everything and more than what the listing said. The cottage was so sweet and even better than the pictures! The host was very attentive and went above and beyond for us to enjoy our anniversary weekend. We can’t wait to go again!!

Relaxing on the River
This is an incredible property! Everything was exactly as expected, and better. The host is terrific to work with and she went above and beyond to keep me updated during my entire stay. I received text messages detailing all of the activities taking place around town for the week. She also reached out to me when she was made aware of a weather situation she felt I should know about. I cannot say enough good about the incredible property and the host Kim. We are already planning on when to go again, and we just got home a few hours ago. This rental knocks it out of the park!

Anniversary Getaway
The Cottage was very clean, open and inviting. The staff at the marina, store and deli were very genuine, helpful and positive. This was just what we needed, a quiet, peaceful time away from the real world. We spent our time snuggling on the couch, feeding the turtles and fish, cooking and reminiscing about our life together. Perfect Cottage, Wonderful Host
We loved the cottage: spotlessly clean, well organized and superbly stocked with kitchen sundries, linens, necessities and niceties. The bed was simply the single most comfortable bed we have ever slept in (we both agreed) and we slept so soundly as a result (kudos to the IKEA mattress!). The decor is tasteful, the furniture clean and comfortable, and everything feels newer and updated. One curiosity; the TV in the living room is mounted on a wall that is at a right angle from the sofa. There is a perfect, unused wall directly across from the sofa that would be the perfect spot for the TV and it has an outlet as well. Otherwise, the floating cottage is simply perfect in every way. Sanford, on the other hand, was a disappointment. We were so looking forward to trying the many different restaurants on the historic cobblestone street. However, we found Sanford to be a pub and beer town and finding fine dining or even a slightly upscale atmosphere was simply impossible. The restaurants on the main street are all extremely dark, extremely "pubby", and the food offerings were mainly, fired, dipped, battered...you get the idea. We found respite our first evening in the more promising St. Johns River Steak & Seafood which is off the strip and on the water. The ambience was not quite upscale, but better than the restaurants on the strip. The service was decent and the food was OK (Mahi Mahi overcooked and dried out). Connie's Deli, which is right behind the floating cottage and was to be our staple for breakfast and lunch, was equally disappointing; the food was perfectly fine, but they play very loud acid rock (even for breakfast) at a volume that demands the music be the focal point. Just couldn't get past this, especially for breakfast. We even tried a take-out lunch to bring back tot the cottage and one of the entrees they gave us was not the one we ordered; we clearly got someone else's order. we found them a bit gruff and short for our liking, so we did not try them again. The Oasis restaurant by the pool in the marina was also very crummy in appearance and we skipped it. We decided the trip would have been absolutely perfect if we had chosen instead to cook and enjoy all our meals in the wonderful cottage. Another thought was that it would be great if the host floated the wonderful cottage to another location lol. Enjoy the cottage-it is wonderful. Kim has done an amazing job. Eat out or cook in, based on your reaction to my review, but go!

Cliff, Thank you for your thoughtful and detailed review. I appreciate all of your insights about the cottage and my hosting. You are correct about the position of the TV. It was placed by the builder so we'll look into the possibility of exchanging the wall with art to the wall with TV if the hidden wiring behind the TV can be accommodated on the wall you suggest.
