Great Property
We had a great stay at this place. We floated the Frio one day and the next day enjoyed a hangout in Leakey we know. Afterwards we spent the evening at the Utopia Lake and floated on it and did the rope swing as well. The owner was always quick to respond to us and even had someone bring us a propane bottle to use due to our group forgetting ours. All in all it was a great trip!

Wonderful Place to Stay
We had a fantastic time at the property. The location was great, with pretty quick access to the nearby state parks, and the house itself was clean and cozy and had everything we needed for our stay. Backyard was also effectively a big nature area, which was itself also beautiful and fun to walk around in.

Nice cozy little get away house. Just outside the town close enough to lost maples and garner. Ernie and Mac’s had great food. Most deer I’ve ever seen at one time!

Beautiful property, accurate info, very happy, thanks a million!
Had 7 grown men stay comfortably for a bachelor party weekend. The kitchen and grill had all we needed. Firepit kept us warm, we had plenty of patio space outback and land to play some games. Beds, linens, dishes, and all rooms very clean. Plenty of towels and t.p. washer, dryer, oven, ac units, TV, wifi, and electronics all working. The property manager was prompt with responses and very clear. The check in and checkout was a breeze. No headaches guaranteed here! The stream was a fun hike and great for a zenful moment and reflecting on good times. If you are on the fence about renting i hope my review helps! Def stay here :)

exactly what we were looking for. A bed for every hunter. We arrived about 10pm and left at 5am so all we needed was a hot shower, a bed to sleep in, and a coffee pot. We had all that and more. It's a comfortable place with everything you need to rest and relax for a few hours or a few days.

Utopia VRBO
The house was large enough to sleep two families. It had a nice, large, covered patio. The river flowing behind the house was beautiful. But the house smelled pretty moldy, probably the carpet in the back bedroom. And the hot water wasn't working the first night. Only one bathroom for a 9 person house is kinda small. It's a little expensive for the lack of cleanliness and amenities.

well it said there was water falls and the water has been gone for a long time! The property didnt pull up on map and there shouldve been an easier way to find it(Large sign with address) in a one horse town no one knew it so i had to stop and use store phone! Other than that it was quiet and relaxing

House was very clean, beds were very comfy. River that was heavily advertised and pictured was dry and we weren't told that till the day of. Hot water was not on and once we got that on, we could ONLY get hot hot water. No cold water at all. Some of the blinds and cabinets and light fixtures were broken and one bedroom window had a small hole in it. Minor repairs owner should fix before renting out again. Other than that, the place was nice. Wish there was some chairs on the front porch! Our family had a nice and relaxing time!

We had a nice visit at this clean & orderly house. We loved the property and seeing all the deer that are around. I dont think the river has had enough water in it to have waterfalls in quite some time, and will not have enough water in it to have waterfalls, unless the hill country has had some flood-like conditions. The river is very low at this point.

Friends & Family Get-Away
So let me phrase this this by we get what we pay for. We knew the price of the house was more than fair, it wasn’t updated and the beds would be rinky BUT there things that I felt could have been better or changed. The linens were meh, the pots and pans were few, nothing was large enough to cook scrambled eggs for 7, as previously mentioned there was no large coffee pot (it was a 4 cup one - minimal but annoying to remake coffee) and the AC units were not turned on when we arrived, it was very hot and muggy when we arrived. Yes those are nitpicky but can be easily be fixed!! The property it beautiful, but we also didn’t expect it to be so close to road. We spent the entire weekend outside in the back yard and exploring the dry river bed. Keep in mind there is NO water, this is not portrayed in the pictures. Overall stars are beautiful, fire pit and s’mores was a great experience lots of wildlife and it was wonderful to getaway from the hustle of big city life. The owner was very responsive and nice.

The house needs some tender loving care
Our family of four reserved the house for three nights due to its close proximity to Lost Maples Natural Area and Garner State Park. Amanda was great to work with and the booking process was easy. Upon arrival, we drove up to a very spacious lot, which was great for social distancing. As we entered the house we immediately noticed it was dated and could use some updating/ renovating. We also noticed the sofa and refrigerator were not as pictured on the VRBO listing. We quickly settled in and found several dirty dishes in the kitchen cabinets and silverware drawer. There was a used/old kitchen sponge set next to the liquid dish soap for our use. We were grossed out, especially with COVID-19 and all. We’ve traveled enough to know to bring our own sponge and dish soap, which we did. There were also several flies in the house which was a big problem throughout our stay. We kept the doors and windows closed and couldn’t pinpoint where they were coming from. There was a fly swatter which we used more times than we can count during our three night stay. There was an empty fire extinguisher sitting next to the stove, which was strange. However, there was a full one under the kitchen sink. The lightbulbs above the kitchen sink and under the cabinets need to be replaced as they weren’t working. All of the ceiling fans were dirty and need to be cleaned. The A/C vents in the back room with the bunkbeds need to be wiped down. The trim outside the bathroom shower needs to be replaced as the wood is warped. There’s also a bedroom door and closet doors that need repair. There are no smoke detectors in the house. Lastly, the house has poor isolation so the road traffic sounded like a racetrack. Needless to say, we had a difficult time sleeping at night. The evening before we checked out, I notified Amanda of the fly issue in the house. She said she wasn’t aware and thanked me for letting her know.

Amazing wild life
Couldnt ask for better experience for wild life viewing, abundant deer, hog, turkey and birds. The trees are impressive and the creek is perfect for small kids and adult relaxation. The nature foliage is beautiful. The house could use a little TLC but met our needs just fine. The management folks were easily available and helpful. Overall I and my family will return, was a great experience.

Nice place in Hill Country
Property was centrally located to the activities we were planning on doing. It is a quite, small town. Everyone there was great, just don't go into it expecting stores to be open past 6pm. The home and acreage was great, but when we stayed the river was dry. No biggie, we were not there for the river, we were riding through hill country, not swimming. Two small details, large coffee pot did not work, so we had to use the small one. With six adults, this was a bit frustrating, but we understand that they may have not known the other coffee maker was not working. Second was the water pressure and drainage. The water pressure was enough to be functional, but definitely not what we were expecting. The drainage was slow in the shower, especially with six adults taking showers at the end of the day, and on the last day, the drainage of the kitchen sink was being effected also. Overall this place was well worth every penny they asked for, and we would indded stay again if they would have us.

Fun Family Experience
The property was beautiful and so peaceful. We had so much fun exploring and playing in the creek. Our family that was there consisted of Adults, teen, toddler, infant and pups and everybody enjoyed themselves. The house was clean and spacious and had everything you can imagine you might need. We loved every minute of family time and all the beautiful memory's made, we will definitly be back to visit again.

River Paradise....when water is flowing. Unfortunately, we picked a dry spell to visit.
The river access is what it is all about here. House is what is advertised....no frills but great location and acreage to explore if you have young ones. Plenty of wildlife to view and when the falls are in good shape should be a beautiful thing. We will be back.

Amazing Secluded Vacation Spot
We had a fabulous time. The AC was already on when we got there so it was a nice cool welcome on a hot August day. The river was low so there were no falls but the spring bubbled up directly under the falls area so we still had some cool and clear areas to wade in up to waist level or set a chair down and relax in the water. It was beautiful and secluded just as we'd hoped. We'll definitely be back and next time we'll bring the kiddos!

Overall peaceful getaway
The grounds were great! Very peaceful with lots of wildlife and trees. The house was clean and casual, however it could use some detail (food catcher for the sink, cleaning under beds) but it had everything you would need and we were comfortable. Wifi worked well, and there's a lovely outdoor patio. FYI - the neighbors are a family with lots of kids who went to the river multiple times a day, and we could hear the kids screaming (as kids do when playing) from the house. They also set up right next to us at the river, which was odd because of covid and social distancing, and not what our small group was expecting from the listing description. The family was pleasant but it wasn’t relaxing being right next to kids hooping and hollering. If the water falls weren’t dry we probably would’ve had more space to ourselves. I would stay again - Overall great space, super beautiful, but not the best for groups without kids.

Roomy, clean, and well appointed. The river was super low, perhaps some pictures of what that normally looks like instead of the rushing falls in the current photo would be a good idea. Not a deal breaker at all, it was just difficult to figure out where to access the water, a property map would be a super addition! Owner very friendly and responsive, The BBQ area, patio and layout were perfect for our group of all ages. Great for bird watching and wildlife viewing - deer, birds and butterfles were abundant. Would stay here again for sure!

The area was great. We loved the view and how secluded we were. Our group of 7 enjoyed the Sabinal River. 3 hours before we got there Mrs. Dean informed us the falls stopped running. Sadly the water hole was dried out and no water was running to our little get away our whole stay. We went over to the park and swam. It was beautiful! My sister had suggested this place since she’s been here 3 times before with the previous owner and said it’s a wonderful place and the water hole is amazing! We’re hoping to come back in a rainy season to see the falls running. Overall, we had fun and enjoyed our family get away. The house was clean, spacious, and well kept. Hope to be back soon!

Great weekend getaway
Needed a place close to Leakey to float the Frio and with the short planning our our end found this place. House is simple but we enjoyed hanging outside by the fire pit and the access to the Sabinal River was a bonus to get the kids more time in the water! Amanda was also helpful in suggesting the Utopia events going on (there was a rodeo/dance that weekend) so it was a action packed weekend! If you are in Utopia, also check out Lost Maples Cafe. Excellent breakfast!

Wonderful Stay
The kids enjoyed hiking on the property, watching the deer, and the fireflies at night. The highlight is the river. The falls are amazing, the water is crystal clear, and the kids couldn’t get enough swimming. It is a short drive to Garner State park and that was great but to be honest the kids enjoyed the falls as much if not more than the Frio. We would stat here again in a heartbeat and we highly recommend it.

Paradise
This property was a dream. One of my family’s favorite rentals. The spring out back cascades over rock formations into several crystal clear swimming holes surrounded by old growth cypress trees. The night sky is so dark that the stars are a vibrant tangle of sparkly constellations. Fireflies dance through the night sky like magical fairies. There are many deer that can be spotted throughout the day but especially as the evening approaches. This property is very comfortable as well. We stayed with grown kids and there was everything we needed. There’s a covered outdoor sitting area, plenty of space and beds, towels and a roomy kitchen. The house is casual but clean. Exactly what we wanted!
