Livienna – Viennese period charm with garden, pool & fireplace near Schönbrunn
Explore Vienna – and enjoy coming home afterwards Just a 15-minute walk from Schönbrunn Palace, Livienna is a spacious 80 m² apartment on the first floor of a Viennese period building dating from 1872. You will be staying in a quiet residential neighbourhood in western Vienna, while the city centre is still within easy reach by underground. What makes the apartment special is its combination of authentic Viennese character, generous space and a surprising amount of greenery. High ceilings, herringbone parquet flooring, original double doors and decorative stucco reflect the history of the house, while modern comforts make both shorter and longer stays easy and enjoyable.
A favourite spot overlooking the gardens The glazed, west-facing loggia is the heart of the apartment. Its large dining table is a lovely place for breakfast, planning the day, reading or simply looking out over the surrounding gardens. From around midday until sunset, this side of the house enjoys the afternoon and evening sun. Air conditioning in summer and underfloor heating in winter make the loggia comfortable throughout the year – an inviting place to spend a few quiet hours after a long day exploring Vienna.
Sleeping & living The separate bedroom has a king-size bed, ample storage and blackout blinds. A double sofa bed in the living room accommodates a third and fourth guest. A travel cot and high chair are available free of charge for young children on request. Both the living room and bedroom face a quiet, lightly trafficked side street. Tower fans are provided in both rooms during the summer months. The spacious living room features a Smart TV, cable TV and surround sound, as well as books and a small workspace with fast Wi-Fi. During the cooler months, the fireplace adds a particularly cosy atmosphere. A starter supply of firewood will be waiting for you on arrival.
A kitchen made for more than breakfast The fully equipped Poggenpohl kitchen is ideal for guests who enjoy cooking while travelling. It includes an electric hob, oven, microwave, fridge/freezer and dishwasher, together with a generous selection of cookware, crockery and glassware. There is also a Nespresso machine, filter coffee maker, kettle and toaster. Coffee, tea and a selection of spices are provided to get you started.
Bathroom & practical comforts The renovated bathroom features a rain shower and hand shower, with the toilet located in the bathroom. Towels, a hairdryer, shampoo and shower gel are provided. There is also a washing machine, along with a small supply of detergent – particularly convenient if you are staying in Vienna for more than just a few days.
Garden & pool – in the middle of Vienna Behind the house lies a large green area that you would hardly expect when looking at the building from the street. Guests are welcome to share the garden, with seating areas, sun loungers and an electric barbecue. From May until the end of September, you can also enjoy the heated 3 × 5 metre pool free of charge. A counter-current system even allows you to swim properly. During the pool season, it can generally be used outside the usual daytime hours as well, provided that nighttime quiet hours are respected. For families, we can provide pool noodles and swimming aids free of charge if needed.
Walk to Schönbrunn – reach central Vienna with ease Livienna is located in a residential neighbourhood in western Vienna: • Schönbrunn Palace, palace gardens & zoo: approx. 15 minutes on foot • Vienna Museum of Science and Technology: approx. 15 minutes on foot • Underground station: approx. 8 minutes on foot, followed by around 10 minutes to Karlsplatz/Opera • Supermarket: approx. 7 minutes on foot • Restaurants and cafés: approx. 5–15 minutes on foot You can start the morning with a walk towards Schönbrunn, spend the day exploring Vienna's museums, architecture, cafés and cultural attractions – and later return to a peaceful residential neighbourhood with views of the gardens.
Who is Livienna particularly suited to? For couples who want to experience more than just Vienna's sights: if opera, museums, architecture and coffee houses are part of your trip, but you would rather return to a spacious apartment than a hotel room in the evening, Livienna offers both. For longer stays, 80 m² of space, plenty of storage, a fully equipped kitchen, washing machine and year-round loggia make everyday life comfortable and uncomplicated. In winter, the heated loggia and fireplace become cosy places to retreat after a day in the city. In summer, families particularly appreciate coming home from Schönbrunn, the zoo or the city centre and finding the garden and pool waiting for them – with no need to plan yet another activity.
Pets are welcome too One medium-sized or two small pets – dogs or cats – are welcome by prior arrangement. An additional cleaning fee of €7 per pet per night applies. A park with a designated dog area is about an 8-minute walk away.
A Viennese house with history – and a living craft tradition Our period house dates from 1872 and has been in the family for four generations. We live in the house ourselves. Traditional woodcarving has also been part of our lives for around 15 years. What began as a personal passion for this old craft developed into our woodcarving workshop, where we also teach courses. So you will not be staying in an anonymous apartment building, but in a lived-in Viennese home with a history and character of its own.
Good to know – so you can decide whether Livienna is right for you We prefer our guests to know the particular features of the apartment before booking: • The apartment is on the first floor. There are approximately 24 steps to reach it – four at the entrance to the building and another 20 or so to the upper floor. There is no lift, and the building is not wheelchair accessible. • There is one separate bedroom, which is accessed through the living room. The sofa bed in the living room accommodates the third and fourth guest. • Air conditioning is available only in the glazed loggia. Portable tower fans are provided in the living room and bedroom during summer. • The garden and pool are shared with us. Multi-day woodcarving courses take place approximately once or twice a month. On those days, course participants may also use the garden and pool between 9 am and 6 pm. Curtains can be drawn across the loggia for additional privacy. • Smoking is not permitted inside the apartment; smoking is allowed in the garden. LiVienna is therefore particularly suitable for guests who appreciate the personal atmosphere of a lived-in home. If you are looking for a completely secluded holiday property with an exclusively private garden and pool, another accommodation may be a better fit.
Many of the little things are already here for you There is no need to buy or bring everything for your first few days. A welcome drink and slippers, coffee and tea, spices and a starter supply of Nespresso capsules are provided, along with shampoo and shower gel, dishwasher tablets and some laundry detergent. Bed linen, towels and fast Wi-Fi are, of course, included. A starter supply of firewood is provided for the fireplace; additional firewood is available for a small charge.
Parking A garage is available at an additional cost and is located about a five-minute walk from the apartment. The price varies and is currently around €9.90 per day. For easy access, we provide a prepared smartphone with the required app for the duration of your stay.
