- Welcome to Cocoa Suites 45, a beautifully positioned first-floor studio apartment in a unique plot within a riverside development. Sleeping up to two guests, this stylish apartment enjoys uninterrupted views over the River Foss, offering one of the most peaceful outlooks in the building.
The apartment is thoughtfully designed to maximise space and comfort. It features a separate modern kitchen with quartz worktops and a tiled finish underfoot, creating a distinct cooking area that enhances the sense of openness.
The living space includes a comfortable sofa, Smart TV, a wall-mounted pull-down double bed, and a bistro dining table for two, making it ideal for relaxing or dining in. The apartment also features a modern shower room.
Just a 5-minute walk from York city centre, Cocoa Suites 45 is perfectly located for exploring the city's historic streets, shops, and attractions, while offering a peaceful riverside retreat to return to.

Initial considerations regarding the studio
We would like to share some initial considerations, as we will be staying here until March.
Overall, the studio is very good. The kitchen is well equipped and works very well, the view is stunning, and the location is excellent. We are very happy with the space and would certainly recommend it.
There are just a couple of small points to note: the frying pans may need replacing, as the Teflon coating has worn off, and the sofa legs are slightly unstable and could use some attention.
Apart from these minor points, everything is very nice and comfortable.

Locate about 10 minutes walk from city centre. Quiet and private.
Convenience as nearby supermarket and shopping area within 5 minutes walk.

A lovely place to stay
The apartment was virtually brand new and had everything we required for a lovely stay. It was clean and comfortable and very well furnished and right on the river with a lovely view and only a short walk to the shambles area and bars etc. There was always lots of hot water and shower was great infact we could not fault the apartment at all and next time we stay in York we will definitely stay there again if it is available and we have recommended it to our family and friends.
