Entire Historic Building: Sleeps 30

Imagine sleeping your entire family and extended family in one giant historical building right in the heart of it all for your child`s wedding or your parents 25th wedding anniversary! You can do that here. Suss Lofts can comfortably sleep 30 guests with 8 beds Kings & Queens), 6 Queen sofa sleepers, and 1 twin futon. We have seven total units, one of which is accessed directly from the street (see red door in photos). The rest of your party will enter through the blue door.

***Please note that the free parking advertised is TWO tandem parking spaces behind the building. The parking behind the building is available ONLY for stays of 21 days or longer.*** Outside of this, there are wonderful parking lots and parking garage nearby, as well as street parking (both free and paid).

You will have two fully furnished apartments on each floor staring with floor #2 in units: Swizzle & Uncle. Floor 3: Zango & Truth. Floor 4: Cheetah and Bubble Fantasy Suite (the 2 story penthouse). As you may have noticed, we named our units after Rhingeist beers & ciders since that amazing place is directly next door to us. When you rent the entire building for two nights minimum you also will have exclusive access to four parking spots behind the building (can fit 4 full size trucks) along with the ability to load/unload all of your supplies directly into the elevator from the parking area, making your life easy. You will also have access to an incredible, private, exclusive 400 sq ft rootop deck. You wedding photos will be like no other ever taken in this neighborhood.

----------Section 1 - Security Deposits:------------

This property has a security deposit hold collected by us via credit/debit card. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. It is between $300 - $500 (see the listing check-out page for details).

----------Section 2- Important House Rules (and Consequences) ------------

We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet`s hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don`t do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.
