Perfect Floorplan and Beautiful Decor

We have stayed in many homes in Palmilla, but this floorplan may be my favorite. The beds were comfortable and the decor was beautiful.

Great place to stay!

We loved everything about this home - great location, friendly people who helped with everything we needed. We had 7 people and we were not crowded at all. The house was exactly as it looked online. Thank you for a great place - we will be back!

Great location, nice house

This is in a great location in Paula right around the corner from the small pool. Quick golf cart ride to the boardwalk to go to the beach. The house itself was spacious and comfortable with a nice second story porch.

We absolutely loved this home! It was our first time visiting Port Aransas and I’m so glad we chose Palmilla Beach resort. The homes are absolutely beautiful and the amenities are top notch! We loved the location of this particular home. It was right around the corner from the Seaside pool which is heated. The boardwalk to the beach was pretty far but we rented a golf cart to get around and it was awesome. Also there is road access to the beach right by the resort so you can drive your vehicle on it. Overall the home was very clean and very roomy for our family of 6. We will definitely be coming back!

Very quiet location with plenty of space.

We enjoyed this location, but would love to see some updates. With so much competition in the area, a few new upgrades could help this unit. Kitchen was rundown with limited supplies available. ( basic utensils, glasses etc.) Pillows need to be replaced. Limited bathroom towels. Overall, the house could use a refresh. Total bummer you can’t fit a car in the garage, there is plenty of parking on site but could be more limited during the weekend or holidays. Loved the easy access to the beach, pools are beautiful, and the staff was very friendly.

Beautiful Vacation Home

We enjoyed our stay at Palmilla Beach- Birdies & Bikinis. Beautiful home and was perfect for our family of 9 (7 adults & 2 teens). The home was very clean, decorated so well, and had everything you would need when away from home. Kitchen had all the bells and whistles and plenty of towels, and even beach toys, etc. Parking was ample and checking in and out was a very easy process. The guest service team was very quick and responsive. We enjoyed our time at the beach, pool, and even the fitness center. We had no issues with the AC and each room either had a ceiling fan or a stand alone fan. We will definitely be back next summer.

Hot house

I love the location and the amenities that it offered but once again the AC in this house did not work on the bottom floor. It got up to 80° at night when we were trying to sleep woke up drenched in sweat let the office know they sent somebody out and they said we were low on Freon and that they added some to it but the temperature never changed

Lovely

Great house, great property!

We've stayed in this particular house several times. It fits my family of 4 and my parents perfectly. We love staying at Palmilla, the proximity to the beach and the amenities are great. Reds and Black Marlin are always enjoyable too!

Hot in July

Let me begin with the positives. This home is beautiful. In fact the entire resort is absolutely gorgeous. The amenities are top notch, nearness to the beach, absolutely dreamy. I also want to state, before getting into why I gave this home such a low rating, that the staff was so wonderful. Whenever I have encountered a problem with a Vacasa home (and the problems before today have been rare), they have always been extremely helpful and attentive, and I have not had that experience with other vacation rental companies. Now for the negatives. It seems like during our stay we seemed to hit the "issue" jackpot. The main issue being the A/C never working in the downstairs portion of the unit, where two of the bedrooms are. The Vacasa staff truly tried their best to help us, and sent technicians out twice, and for that I truly appreciate their efforts. But not matter what small issues were found, (ducting leaking into the attic being one of the issues apparently), nothing worked and we spent four nights basically sleeping in a heater downstairs. I do feel that the A/C unit is having serious trouble keeping this unit cool, and therefore my family endured 80 degree nights every night in the downstairs area of the home. Upstairs stayed cool-ish, as long as we weren't using the stove or oven. But for what we paid we should be able to use the oven and stove. I could have lived with the smaller "issues", ie: lights being out, no remotes for the fan and TV in one room( and we really needed the fan with the A/C being out), and a few other problems that I have shared with the company. Anyway, I could have tolerated all of those things without a single complaint. But no A/C in South Texas during July is it's own type of torture, and for that I took serious issue with this home. It stinks too, because this whole place is so beautiful, so I really want to say only nice things. But I can't. Thank you to literally every Vacasa employee that I spoke to, I will be the first to say that they were so kind, and tried their best to help. They are the reason for the Stars that I am giving. You guys are truly one of my favorite vacation rental companies. The A/C in this home just ruined what is truly a gorgeous home. I would definitely stay at Palmilla Beach Resort again, like seriously hands down one of the most gorgeous places to stay in Port A. But this home would need to address it A/C issues again before I could recommend it, because no A/C in the Texas heat is absolutely unacceptable.

No AC for 4 days - Home was beautiful!

To preface this I have waited for a response from Vacasa for a week and nothing. We booked this condo which is lovely, several months back. Spring Break trip party of 10. The house does need some minor maintenance just to prevent items to start breaking. Doors knobs are loose, master bath shower drains very slowly to the point of you are standing in a couple of inches of water very quickly. Overall home beautiful, master bed soooo freaking comfortable!! 2 bedrooms downstairs with queen beds and a full bath, upstairs had a set of bunk beds and a master bedroom. Sleeper sofa was very comfortable per one of our kids that slept there. Here is where the problem was…before our arrival I received a phone call from a rep of Vacasa letting me know the AC was not working and a company was checking it out. I called to follow up and was told someone came to check it, left 2 portables and would be back. We arrive to the attic access hatch still open and jammed to the point where it was not able to be easily closed, it look me several attempts to pry the hinges back in the correct direction with attic door grabber because the ceilings are like 12/14 foot ceiling. I finally was able to close the attic access door. If you are reading this and thinking wow she’s being petty we paid almost 3k for the weekend. I should not have to do this! Now on to the portables…the main floor portable was not working. No power and after texting with the Vacasa rep and checking the breakers and gfci’s throughout the house I couldn’t figure it out. The downstairs portable was working at this time. Maintenance tech arrives and moves through the house looking for an interior breaker box but finally found the correct gfci and got it started. We are about 45 min into our arrival. If you have never had a portable running in a home they are LOUD!! Like hard to hold a conversation loud. After realizing nobody was returning to repair the AC only because I kept reaching out for follow ups I moved the portable to the master bedroom to buffer the sound and help cool off the bedroom. Later that evening the downstairs portable quit working and a light reading water full was on I realized the portable was set to dry and I had to pull it outside and drain it. Brought it back in, reconnected everything and set it to the correct settings. Thankfully the temps were comfortable outside and it was staying cool in the house at night. However once again sleeping with a portable on is terrible! Friday I reached out to the rep that had been texting me to find out the status and well nobody ever came out. So checked in Thursday and out Sunday. I am patient and reasonable and the weather was mild so let it go. I have reached out a couple of times with no response including the person I was texting about the AC issue. I did finally get an email response from a question I had prior to the stay about what was provided in the home, that was answered after we got back home. I replied to that email and still no response. I understand property management and parts were probably not available as well as the property is still under warranty due to being less than a year old. Only the warranty company Trane can work on the AC. What I don’t understand the lack of communication and sh$ts given from Vacasa regarding this issue. I have a text from the rep during the back and forth conversation while we were there that I would be compensated and still have not heard back from anyone. The resort is beautiful, still lots of construction going on, but no complaints there. We rented a golf cart from guest services and their customer service was on point! The pool was heated and everyone enjoyed it, poolside bar was a plus! The boardwalk was closed to the beach and they had an attendant give us a ride to the beach on a golf cart to where the chairs were set up. Overall our group had a great time. The only thing I would mention is there is not 3 spaces for vehicles. One fit in the garage and the other ...

Few cons but overall good experience

1. The was a half eaten apple in the bunk room drawer 2. The master bath toilet paper holder was broken 3. There was not a starter shampoo/conditioner is the second bath as well as no starter detergent pods. 4. Keurig did not work In our past four stays at Palmilla, there has been starter supplies in each bathroom and utility. Despite these issues, we still enjoyed our stay. It’s a lovely home. The bunk room was perfect for our two littles.

Wedding weekend…

We loved everything! We stayed at the Palmilla because of its convenience to our nephews wedding on the Grand Lawn. Everything was beautiful!! We will be back! We love it here!!

Great place and super fun.

Ideally this place sleeps 8 in beds. We had a group of 10 but did not want anyone sleeping in living room so we brought an inflatable and placed inside the closet in a downstairs bedroom for 2 small teens. The kitchen is well stocked. Super close to the pool. Would recommend reserving golf carts and beach sets early bc they can sell out on busy weekends. We had a minor issue with AC one night but I called and they had someone out in less than 60 minutes to deal to resolve issue. We were there during July 4th weekend so I was pleased they got a tech out there during such a busy time.

Palmilla Resort is beautiful, well managed, and family friendly. The resort is close to town.

The "4th bedroom" isn't really a 4th bedroom. We were very disappointed in the description and the photos online are very deceiving. This space is basically a transition space to exit onto the upstairs patio. The door leading outside to the patio in the transition space / bunkroom area is glass so you cannot sleep when the sun rises or if someone is on the patio in the evening. Small children cannot sleep here as when you exit the space into the inside hallway they would fall down the stairs located directly to the left of the door. I would also include a description of how far of a walk the home is located from the beach. I would also include a description of what is included in the kitchen such as a blender, pots, pans..... Maybe a pic of the inside of the kitchen cabinets would be nice so you will know how to prepare. The AC Unit was going out. I did notify management of the excessive condensation pouring outside over the garage and the filter notification on the thermostat control. Maintenance did change the filter but it didn't help much. Overall we loved the home and the resort and we will come back. Just our bad luck with the 4th bedroom and AC issue.
