🌿 Neighborhood & Atmosphere Our home is in Buena Vista, a peaceful residential neighborhood near Wynwood/Midtown. It’s not a luxury area, but neighbors are approachable and friendly. You may see the occasional gardener, a baby crying next door, or even a curious street cat or lizard wandering through—this is part of the neighborhood’s character.
🚐 Parking Notes Our driveway is used by an AC company’s vans, so your parking will be on the street directly in front of the home.
⚠️ What to Expect This is a home share, not a hotel. We do our best to make your stay comfortable, but occasional disruptions may happen (neighbor noise, maintenance delays, etc.).
Housekeeper/maintenance may enter with 24 hours’ notice if needed.
A/C is set to 73°F and cannot be adjusted, as it balances the system and guest preferences.
💬 Host Interaction We travel often, so you may not meet us in person, but we’re always available via Airbnb messaging and have local help if needed.
🙏 If this feels like the right fit for you, we’d love to host you! We know life gets hectic and it’s possible to miss a rule here or there.
We also want to share these rules to provide a more comfortable shared living space, prevent any confusion or frustration between guests and to protect the condition of the house. 🙂
- Communicate, communicate, communicate – make sure to communicate any problems to prevent them from growing into significant problems. We’ll try our best to get to any issues asap.
- Quiet hours are between 10pm to 8am
- Please do not try to adjust the thermostat. We’ve previously had guests set it to their liking but everyone has different preferences and the AC sometimes freezes. It’s currently at 72°F
- Please turn the lights off if you aren`t using a space and see that no one else is either.
- PLEASE, keep track of your food and dispose of it all in the green bins in the yard at the end of your trip. This prevents the cleaners from accidentally throwing out a guest`s food in shared spaces.
- Make sure the door is completely shut and the fence is locked even when you’re at home and above all, especially at night.
- Smoking/vaping is not allowed in-doors. Please smoke outside.
- No outside or overnight guests! We will report anyone that`s not a listed traveler. A $300 party file will be charged if there are more guests than listed on the reservation.
- To prevent pests from invading the space and to be considerate of other guests, please…
- Do not leave any food or food crumbs behind whether on the table, in the sink, etc
- Wipe down dishes, pans, table, counter etc promptly after preparing food
- Clean the microwave if it gets dirty
- Take out the trash daily if you can. The longer trash sits out, the more it attracts pests.
- For longer term stays, the city picks up garbage on Monday & Thursday. Recycle pickup is Thursday, the 1st & 3rd of the month. If you do not see the full trash container out near the curb, please take the container out.
For organizational purposes…
- Please use the spaces in the fridge with your bedroom number
- If there’s an empty space elsewhere and you need it temporarily, please ask.
- All the items on the property are for the common use please keep all of them in good condition and available for other guests
- Please keep the shared living space as it was at the start of your stay. No adding onto it with longer term personal items or usage. Preferred usage examples–watching tv, reading a book, playing a game for a couple of hours.
- Be mindful of the time used in the kitchen, bathroom, and with the washer/dryer. Communicate ahead of time if you’ll be needing a space for longer than expected (i.e. bathroom for over 30 minutes) or if you need a space at a specific time.
We hope these rules will make living with others smoother. Let’s see how they work and of course, let us know if they can be improved. 🙏
