The Space:

Thoughtfully designed for couples or small families, the home accommodates up to 2 adults and 2 children (see house rules) and provides a relaxed, easygoing base for your Miami stay.

The open-plan living and dining area is bright and airy, featuring floor-to-ceiling windows, contemporary furnishings, and plenty of natural light throughout the day. A comfortable sofa, streaming-ready TV, and dedicated dining space make it easy to unwind, enjoy meals, or spend a quiet evening in.

The fully equipped modern kitchen features sleek white cabinetry, stainless-steel appliances, and all the essentials needed for cooking at home, from morning coffee to casual dinners.

The bedroom is calm and inviting, with a comfortable king-size bed, generous storage, and large windows that bring in beautiful daylight and city views. The bathroom is spacious and well-finished, with a soaking tub, modern vanity, and clean, contemporary design.

One of the highlights of the apartment is the private balcony, furnished for outdoor dining or lounging. It’s the perfect spot for morning coffee, sunset drinks, or simply taking in panoramic views of the bay, nearby islands, and passing boats.

With high-speed WiFi, air-conditioning, ample storage, and access to the building’s 24/7 front desk and security, this apartment is well-suited for short stays, longer visits, or remote work.



Guest Access:

The entire space is included in this rental. After a smooth check-in at the building’s front desk, guests have full access to the apartment for the duration of their stay. Enter safely and comfortably, then focus on what matters — whether it’s relaxing, enjoying sunsets over Biscayne Bay, or spending time with family and friends.

The apartment is designed to support both leisure and business stays, so you can stay productive if needed, while enjoying your time by the bay.



The Neighborhood:

Located in Edgewater, this bayfront setting offers a residential atmosphere while remaining well connected to Miami’s key destinations and major venues — making it a practical base for exploring the city, attending large events, or simply relaxing and enjoying your stay.

Getting Around:

Lyft or Uber presents a convenient transportation choice when navigating Miami, and you can readily access complimentary public transportation like the Trolley and Miami Metromover. We highly recommend utilizing the nearby Miami Metromover for your travel needs.

PARKING RULES

✧ $200 fee for one parking spot for entire duration of your stay. Parking request must be made right after booking and no later than 24 hours before check in.

✧ Parking is available on a first-come, first-served basis. If you wish to park more than one vehicle, parking fee for each additional vehicle is $200 per month, subject to availability. Advance notice is required if you need parking.

✧ $48 daily valet fee is also available and you pay directly to building each day.

Please note that the valet parking garage enforces a height limit of 6'6", which accommodates most large SUVs but excludes trucks or vans. Should your vehicle exceed this height restriction, your only recourse would be to seek limited street parking with metered alternatives. Vehicles like slingshots, motorcycles, and scooters/mopeds cannot be accommodated by the valet service, and no electric charging stations are available in the valet area.

Furthermore, within our retail lobby, you'll find an Enterprise rental car company, providing added convenience for your transportation needs.



Other Things to Note:

BOOKING & REGISTRATION

✧ All guests 15+ must submit a clear copy of a valid driver’s license or passport for building registration.

✧ Guests must be 21+ to book. Third-party bookings require prior approval from StayCozy. Non-compliance may result in loss of refund.

✧ For some stays, a building residency application is required within 24 hours of booking and may request employment, former residency, SSN, references, and other personal details.

✧ All adult guests must complete Guesty registration with a valid government-issued ID before arrival. IDs will be verified at check-in; only registered guests may enter.

✧ Photos are representative. Furniture and finishes may vary but will be of similar quality and style.



CANCELLATIONS / WEATHER

No refunds for flight cancellations or weather unless a state of emergency is declared in Miami-Dade County, FL. In that case, you may reschedule your stay.



OCCUPANCY

Maximum occupancy: 2 adults (15+) + 2 children. No exceptions. Please ensure your reservation reflects the correct number of guests.



NO SMOKING

No smoking inside. Smoking is allowed only on the balcony with doors closed. Indoor smoking results in a minimum $500 fine plus odor-removal/deep-cleaning costs.



CHECK-IN / CHECK-OUT

Check-in: 4 PM. Check-out: 11 AM. If arriving after 10 PM due to a delayed flight, please notify us in advance.



LUGGAGE

Bellman luggage storage is available for $3 per suitcase before/after your stay.



MISSING / LOST ITEMS

Missing streaming devices/remotes may incur a $100 charge per item. We are not responsible for belongings left behind.



PARKING

✧ One parking spot: $200 for the full stay. Request immediately after booking and at least 24 hours before check-in. This option is available for Residential Units only.

✧ Additional vehicles: $200/month each, subject to availability. This option is available for Residential Units only.

✧ Valet: $48/day, paid directly to the building.

✧ Valet height limit: 6'6". Trucks/vans, Slingshots, motorcycles and scooters/mopeds are not accepted. No EV charging available.

✧ Submit IDs, vehicle details and parking receipts by 2 PM Mon–Fri. The office closes at 4:30 PM and is closed weekends. Late submissions may require valet parking until the office reopens.



BUILDING RULES

✧ Visitors are allowed only for stays of 28+ days. No visitors for shorter stays. Unregistered guests may result in immediate eviction without refund.

✧ All guests must register for biometric building access.



AMENITIES NOTICE

Sauna and fitness center are closed for renovations from July 1–October 15, 2026.
