Bluewater Realty Miami welcomes you to The Grand, located in Downtown Miami on Biscayne Bay. Our 3 bedroom Velvet Sky! is the ultimate retreat. Enjoy views of Biscayne Bay and Margaret Pace Park. With South Miami Beach 3 miles away you can indulge in the sun of Miami Beach while still feeling the energy of downtown Miami.
Please Note:
The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.
Pool Access: Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.
We apologize for any inconvenience and are glad to provide this alternative so you can still enjoy some time by the pool!

With over 1500 sq. feet of living space, it’s the perfect getaway. Velvet Sky! accommodates a maximum of 6 adults + children (15 years of age or younger).
A fully equipped kitchen stands ready, inviting you to unleash your culinary creativity. The Public grocery store a half block away, ensures that cooking while on vacation is convenient. Furthermore, the washer and dryer means you won't take any dirty laundry home.
The kitchen's open concept design blends with the dining area and living room. With a 65" Roku streaming TV.
Steps from the living area is your private balcony. Including an outdoor dining table for 6 and lounge chairs, this space offers an idyllic environment to unwind.
Prepare to be astounded by the master bedroom suite, which stretches the entire length of the condo. Stepping into this bedroom, your attention will be captivated by the velvet king-sized bed, enticing you to sink into its embrace. Equipped with a 55" Roku streaming TV and a desk, you have the flexibility to catch up on any tasks.
With access just steps away, you can step onto the balcony and relish vistas of Biscayne Bay and the park. The placement of the bed ensures that you awaken to these views, promising a memorable start to your day.

Positioned on the opposite side of the living room, the second bedroom boasts a king-sized bed enveloped in velvet. Accompanied by a 55" Roku streaming TV, this space provides comfort and entertainment. Adding to its allure, the bedroom offers direct entry to a balcony. Serving as a tranquil haven, it ensures a peaceful night's rest, coupled with the chance to awaken to the breathtaking scenery just beyond the balcony's threshold.
A serene sanctuary awaits in the third interior bedroom, offering a queen-sized velvet bed and a 50" Roku streaming TV. This room is meticulously tailored for those who savor the opulence of late mornings, as it is interior with no windows, it is to ensure undisrupted tranquility and repose. The inviting ambiance of this space presents an ideal haven to relish unhurried mornings and seize the chance to awaken revitalized, embracing the luxury of setting your own pace.
Nestled between the second and third bedrooms, you'll find the second full bathroom, featuring a convenient walk-in shower. This bathroom serves as a shared space for the occupants of both bedrooms, providing ease and accessibility for all.
CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far. - Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.
Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.
Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.
BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend)
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + 2 children (15 years of age or younger)
- If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy)
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit.
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in.
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released 48 hours after check out if no damages or loss are found.
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.
AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.
VALET FEES:
Valet is the only available option. You have two choices: (Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.
AFTER BOOKING: (Monthly stays)
