Guests have access to entire house which includes - 3 bedrooms, 2 bathrooms, living area, full kitchen, washer & dryer.

Getting Around:
Guests can walk from the condo to dozens of shops and restaurants in nearby downtown Gruene. Gruene hall is a 5 minute walk from your front door!

House Rules & Important Information
• For the safety of our guests and the property, there is a camera that oversees the gate and it is a very old camera that is not operational and has not been used for years. There are no cameras or recording devices inside, and guest privacy is always respected.
Pet Policy
• All pets must be approved prior to arrival.
• Unauthorized pets will incur a $400 fee per pet.
Quiet Hours
• Quiet time is from 10:00 PM to 8:00 AM. Please be respectful of neighbors.
Check-In Access
• The front door is equipped with an electronic keypad.
• A unique door code will be sent 24 hours before check-in – no need to meet anyone for keys.
Guest Age Requirement
• All guests must be 18+, except for children accompanied by parents.
Weather Policy
• No refunds for cancellations due to weather, natural disasters, or outages.
• We highly recommend purchasing travel insurance for peace of mind.
Trash Disposal
• Please dump all liquids in the sink – not in trash bags.
• All trash should be bagged and secured in designated dumpsters.
Check-In & Check-Out
• Check-In: 4:00 PM
• Check-Out: 10:00 AM
• Early check-in/late check-out is $30 per hour, based on availability (not guaranteed). Please message us in advance.
Toiletries & Supplies
• A starter supply of essential items is provided.
• Guests must bring personal items (e.g., toothpaste, deodorant) and replenish supplies as needed.
Smoking Policy
• Smoking is strictly prohibited inside the property.
• If smoking occurs outside, all waste (e.g., cigarette butts) must be cleaned up.
• Additional cleaning fees may apply if evidence of smoking is found or reported by our cleaning team.
Important Reminders
• A Rental Release Agreement will be emailed after booking. It must be signed within 48 hours or the reservation may be canceled.
• A $300 Security Deposit is required prior to check-in and is refunded within 7 days after departure if no damages are found.
• Maximum occupancy: 8 guests, including adults, children, and infants. No extra guests allowed due to fire and insurance regulations.
• Amenities (Wi-Fi, furniture, etc.) are inspected prior to check-in, but functionality during your stay is not guaranteed.

Noise & Law Enforcement
• Noise complaints or police visits will result in immediate termination of your stay without a refund.
Refrigerator Note
• The fridge is residential and may take several hours to fully cool, especially when heavily stocked.
Interaction with Guests:
Guests will receive comprehensive communication, including directions, check-in instructions, a digital manual, and local recommendations. All communication before and during the stay should occur through the booking platform.
