Located just 10 minutes from the Disney entrance, our spacious 4 bedroom, 3 bathroom family villa accommodates up to 8 adults/children and has it's own private screened pool and jacuzzi.

The open plan living areas are decorated to the highest standards with leather sofas for total comfort. Smart TV's allows you to choose your viewing, whilst DVD's offer that extra selection.

You can choose from formal or casual dining or jump up onto one of the bar stools at the breakfast bar – all surrounding the fully equipped, spacious kitchen. The large master bedroom has a king size bed and leads to a large en-suite bathroom, with tub and separate shower. For your security you will find a digital safe in the built in closet.

The second bedroom offers a queen size bed and the remaining 2 rooms are furnished with twin beds. You'll find a family bathroom also available. All bedrooms are on the second floor and have Smart TV's, so everyone can watch what they want!

If TV is not your thing You'll find the games room, with it's pool table, air hockey will keep you all amused.

Outside, you can relax in your own 26ft by 14ft screened pool and Jacuzzi. With no other villas overlooking this one you have more privacy. The luxurious patio furniture allows you to relax in comfort and the shaded lanai gives an escape from the Florida heat. Direct access to the pool side bathroom gives maximum convenience. There are full laundry facilities available for your use, also and a high chair for use by the youngest member of the family.

We kindly remind you that this is a self catering vacation rental. You'll be provided with some starter dishwasher tabs, hand soaps, toilet paper and trash bags. Any additional consumable items such as the items just mentioned, shampoos, laundry detergent, paper towels, trash bags, etc. are the guests responsibility. Feel free to contact us if you have additional questions about these items. The minimum booking age of the lead party must be atleast 25 yrs old. We also do require all loose trash be bagged and placed in the bin for collection prior to departure.

If you did not request pool/spa heat when placing your booking and would like to add this service, please contact us at least a week prior to your arrival, as most pools take up to 24-48 hours to heat from the time it is turned on. If you arrive and wish to add this service, there is a USD 50.00 call out fee in addition to the daily pool/spa heat fees. Gas pool heaters is $40 per day plus tax. Electric pool heat is $30.00 per day plus tax. Pool/spa heat has a 4 consecutive day minimum.

Pool heat is set between 83°F and 86°F. We are unable to adjust this setting. If the temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off. There are no refunds provided when this situation occurs.

Spa Heat
If the home has a spa, you must purchase pool heat for it to be warmed. The spa can only be heated by the pool heater. If you purchase pool heat, the spa can only be heated to 100, as the spa is not a hot tub.

Pool Heat and Extreme Low Outdoor Temperatures
All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50°F. Please note there are no refunds provided when this situation occurs. Pool/spa Heating is only available Oct 1 though April 30th.
No Smoking: Smoking of any kind is not allowed on the property (including Vape). A cleaning fee of USD 350.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home.

No Pets: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund. A cleaning fee of USD 350.00 plus tax will be assessed to any guest violating the pet policy to cover extra costs for sanitizing the home.

This property is located in a deed restricted community. All community rules, bylaws and regulations must be abided by.
