Great family hotel

We have three kids. They loved the pool, breakfast and the geckos. Hotel is close to sights and great value. Only down for me is a very hard mattress, but appears to be the norm in Asia.

good location and lovely pool and garden

Staff was nice and the garden/pool environment was lovely. The room I was in (17) needs a renovation as the shower holder was loose and doors had little holes in them. The towels are rough and had yellow spots on them, they definitely need to invest in some new ones. There were these empty vases that should have flower or something in them, it just seemed like they had loose up keep of the place and its starting to fall apart. Ashame as the outside environment is so calm and relaxing.

Awesome hotel in city centre of Phnom Penh

hotel is clean, breakfast is awesome. However, there were some mosquotos in the room, would be better if the hotel could handle it before check-in.

Quiet and Comfortable

Close to the Royal Palace etc. Reception very polite and helpful. Hotel is a bit hidden in a narrow street, with restricted access to tuk-tuk and taxis. Environment is very quiet and peaceful. We have had a very relaxing stay in the hotel.

Had a wonderful room with pool view, very comfortable. Breakfast is very expensive if not in the room rate. In a side street, no traffic noise.

Beautiful tropical garden. An oasis to escape to away from the bustling City. Our room had a little courtyard at the front. Lovely breakfast served by the pool and with extremely friendly staff. Nothing was a problem. Very close to everything. So much nicer than a large Hotel. Only one small complaint in that the tiled floor really could have done with a good wash and clean.

We had a very positive impression of the hotel, with its trees and cool atmosphere upon arrival. The stay was comfortable, so we decided to book another night there after visiting Siem Reap. The second stay was as good and relaxing as the first one.

The Kabiki (and its sister Maads property, the Pavilion) have become my go-to hotels for when I'm in Phnom Penh for work. The rooms are spacious and the beds are very comfortable; the breakfast is fantastic; it's conveniently located near Independence Monument and many good restaurants. The pool is lovely, and I had it to myself for an hour or so this past weekend during the off-season. It really is an oasis in the middle of urban Phnom Penh.
