Quiet hours are from 10:00 PM to 7:00 AM. Please be respectful of neighbors and keep outdoor noise to a minimum during these hours. No parties or events are allowed.

Self check-in is provided with a personalized key code for each guest. You’ll have private access to the home and can arrive anytime after check-in without needing to meet the host in person.

Please note that guests do not have access to locked rooms, closets, or garage areas. The host does not live on the property but visits occasionally when not occupied by guests.

Guest Policies:

• Only guests included in the reservation are allowed on the property unless approved by the host. Unauthorized visitors or overnight guests may result in additional fees or cancellation of the reservation.

• Early check-in may be available for a pre-approved fee of $50 depending on cleaning schedule availability.

• Late checkout until 12:00 PM may be approved for a $50 fee if requested before 8:00 PM the night before departure. Same-day late checkout requests may incur a $100 fee due to cleaner rescheduling.

• No parties, events, or large gatherings are permitted under any circumstances.

• The property is located in a quiet residential neighborhood, so guests are expected to respect neighbors and community rules.

Security & Safety:

For safety and security purposes, the property has exterior security cameras only. There are two cameras located in the front yard facing the driveway and street, and one camera in the backyard facing the back door. These cameras record motion and are used to verify guest check-ins and monitor for rule violations. There are no cameras inside the home.

Children are welcome but must be supervised by adults at all times due to potential hazards including stairs, fireplaces, the hot tub, fire pit, cleaning supplies, and outdoor areas.

Reno is easy to explore and offers multiple transportation options:

✔ Public Transportation – RTC bus service is available throughout Reno.
✔ Uber & Lyft – Readily available and affordable in the area.
✔ Car Rentals – Several rental agencies are located nearby.

✔ Biking – Reno offers bike lanes and trails throughout the city. Please store bicycles behind the side fence.

The home is conveniently located near highway access, making it easy to explore surrounding attractions and outdoor destinations.

Winter Travel Notice:

During winter months (November–April), road conditions may include snow and ice. Guests are strongly encouraged to use a 4-wheel drive vehicle or carry chains when traveling to mountain areas or Lake Tahoe. Mountain passes may close during severe weather, so please check weather and road advisories before traveling.

Pet Policy:

Dogs are welcome with prior host approval only.

Cleaning & Supplies:

The cleaning fee covers professional cleaning, sanitizing commonly touched surfaces, fresh bedding, towels, and preparing the property for your arrival.

Starter supplies including coffee, toilet paper, paper towels, toiletries, dish soap, and basic essentials are provided to help guests settle in comfortably.

Lost & Found:

We are not responsible for lost or forgotten belongings. Any items left behind will be held for up to 2 weeks before disposal, except for food or perishable items, which will be discarded immediately.

Mid-Term Stay Policy (28+ Nights):

For stays of 28 nights or longer, the following additional requirements apply prior to check-in:

📌 Signed lease agreement required
📌 Host approval based on background and credit screening
📌 Starter supplies are provided initially but will not be replenished during extended stays

3. Pet Policy-
I am happy to host guests with a maximum of 2 dogs for $100 per dog, but no pets or animals are allowed on the property unless approved and registered with the host in advance.

Please NO CATS for any reason as the owner is allergic,
(causing coughing and breathing problems) and stays at the property often.

Rules:
1) Pet(s), Service Animals or Emotional Support Animals must be well trained and experienced to only relieve themself outside.
2) Guests are responsible for picking up after Pet(s), Service Animals or Emotional Support Animals and disposing of waste.
3) Pet(s), Service Animals or Emotional Support Animals are not allowed on the furniture, including but not limited to beds, couches, tables, etc. I provide 1 dog bed, 1 kennel and metal bowls for food and water. NOTE: guests may bring their own pet bed or crate to use
4) No feeding Pet(s), Service Animals or Emotional Support Animals from guest kitchenware.
5) Any Pet(s), Service Animals or Emotional Support Animals rule violation will result in a penalty fee of $100 plus additional cleaning costs. (normal pets fees do not apply to Service Animals or Emotional Support Animals)
