Easy access to freeways, 15 min from airport & main attractions: Zoo, Balboa Park, SeaWorld, sun-kissed beaches, etc. Perfect for long stays or remote working!

Brand-new spacious Penthouse, the top unit with no shared walls (there is an unit below the penthouse with separate entry). A retreat with your own rooftop patio. The penthouse spans 3 floors, with two master bedroom and one bonus office room. Providing full privacy and offering 1400 sq ft of indoor space and a 600 sq.ft. rooftop patio on the top level with great views, and all for your exclusive use! Accessible via stairs, this unique space ensures a memorable experience during your stay.

1. Main Master Bedroom on Level 2:
* The flexibility of 2 intelligent beds (can be set up as 1 King or 2 twins; please note that 2 twins configuration MUST BE REQUESTED when making the reservation)

2. Second Master Bedroom on Level 1:

Additional Sleeping Arrangements:
* A comfortable Queen air mattress with adjustable firmness settings is provided for accommodating guests in the Living Room. Living Room also has an intelligent couch that reclines (but it does NOT turn into a bed).

Parking:
* 1 spot at the end of the gated driveway will be available for the unit.
* You will be able to exit the property anytime 24/7. Must be quiet when using driveway area.
* We have successfully accommodated moving trucks in the driveway before. However, it's worth noting that the available space can be a bit tight for vehicles like large SUVs. Vehicles such as compact SUVs will fit comfortably in the driveway.

Guest Access:
Welcome to your own private retreat with 1 free parking space on the gated driveway, free Wi-Fi, complimentary coffee, and access to a full laundry with a washing machine and dryer. Our goal is to ensure a comfortable and enjoyable stay. The property is setup in a row home-style setup with a shared gated driveway and separate direct pedestrian access.

The house is located in the middle of the property, with three separate/detached houses on the lot.
** It is perfect for longer stays or working remotely. **

* Children with parents are welcome BUT note that the houses are NOT child proofed in any way. Please watch your children closely in the rooftop deck area. Don't leave children unattended in the rooftop deck.

This is an enclave where captivating experiences await, and all the attractions that define San Diego's allure are just a short drive away, including the renowned Balboa Park/Zoo a mere 3 miles from your doorstep. Furthermore, the sun-kissed beaches are within a 15-minute drive, inviting you to bask in coastal bliss. With easy access to all major freeways, venturing beyond North Park to explore the wonders of San Diego is effortlessly convenient. Additionally, the proximity of Hillcrest Hospitals, only a 5-minute drive away, ensures peace of mind for those seeking exceptional medical care.
By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.

Any violations of the house rules, noise complaints, parties, disturbance to neighbors, or nuisance activities will result in the City of SD application of new laws by Enforcement officers and fines and penalties, as well as reservation cancellation, may apply.
1. Respect for Neighbors: Please be mindful of our neighbors by refraining from hosting parties, playing loud music, or engaging in disruptive behavior.
2. No Smoking: Smoking is strictly prohibited on the premises and inside the house.
3. Privacy and Neighbor Consideration: Respect your own privacy and that of our neighbors, maintaining a peaceful atmosphere during your stay.
4. Rooftop Patio Gatherings: Weekday gatherings on the rooftop patio are not allowed after 9 pm, and on weekends, please conclude them by 10 pm. No Parties or loud music.
5. Registered Guests Only: We would like to ask that only registered guests occupy the property. Only authorized visitors are permitted.
6. Parking Restrictions/Do not block the front Courtyard driveway exit when parking your car, as other cars park in the courtyard. Your cooperation in ensuring smooth access for all residents is greatly appreciated. *One parking space (on a 23-foot driveway length) would be available for guest parking. * Upon arrival, you will be provided with a gate remote. Please refrain from manually opening or closing the driveway gate under any circumstances. In the event that the remote is damaged, lost, or stolen, a fee of $100 will be applied at checkout. *Note that the courtyard and adjacent driveway area belong to other houses/residents, and pedestrian trespassing is prohibited. * When parking in the driveway, please be considerate and keep noise levels low to avoid disturbing adjacent neighbors and houses.
7. Pedestrian Path: Do not use the front pedestrian gate or gate door. Please only use your designated side pedestrian path/access to and from your unit. It is located on the left side of the property (pedestrian path with no gate)
8. Towel Care: To prevent damage to the floors, please hang wet towels instead of leaving them on the floor. Dirty towels must not be folded and must not be put away in closets or drawers.
9. Turn AC/Heating OFF when not at home and at check-out time. When in use, windows must be closed. The heating and air conditioning system can be controlled using the remote control for each split unit. Adjust the temperature to your comfort level. However, do NOT set lower than 68°F (23°C). Preserve energy and turn it off when leaving the property
