Vacation Rental Agreement - Terms and Conditions
These Terms and Conditions form a binding contract between You and Ass in The Sand Beach Rental, LLC (AiTSBR) effective immediately upon reserving your beach cottage.
With this agreement, you and AiTSBR, wish to agree on the terms of your renting the property on a short-term basis for vacation purposes.
Therefore, the Parties agree as follows:
1. Reservation.
Subject to the terms and conditions of this Agreement, You will rent the Property solely for short-term vacation purposes between the “Check-In Date” and “Check-Out Date”identified on the reservation. Your lease of the Property will start at 4:00 p.m. on the Check-In Date, and will end at 09:00 a.m. on the Check-Out Date. You may not check in early or check
out late without prior arrangements. However, We may require check in to occur later than 5:00 p.m. during peak holiday periods.
3. Rent and Other Charges.
(a) The full amount of rent, taxes and other fees stated on the quote as Total Amount Due is due upon reservation.
(b). Authorization. You authorize AiTSBR or it’s subsidiaries to charge your credit card on file at the time of reservation.
(c). Nonrefundable Reservation Fees. “Nonrefundable Reservation Fees” may be combined with Rent and are included in the Total Charges. Nonrefundable Reservation Fees means cleaning fee, extra dirty, early check-in, late check-out, cancellations, travel-agent (airbnb, bookingcom, home away, VRBO, etc.), pet, accidental damage. Except as otherwise set forth in this Agreement or otherwise required by applicable law, We have no obligation to refund the Nonrefundable Reservation Fees to you for any reason, even if you cancel your reservation.
(d). Security Deposit and Additional Charges.
(1) Will be according to the channel or booking platform the reservation has been made. In some cases this will appear as a hold on your CC during the stay and promptly released after the checkout inspection.

Vacation Rental Agreement - Terms and Conditions

Everything was very nice and clean and sanitized. Would recommend to anyone seeking an affordable clean place for vacation. Only thing I would change is more comfortable seating for watching TV .

Great beach house
We had a blast staying here. Everything was clean and very nice. Our kids had a blast. Everything you need for a week at the beach. The golfcart was an added bonus. Thank you Jason and Michelle for allowing us to use your home. We will be back nect year!!

Girls Trip
It was our 1st stay at Ocean Lakes and it did not disappoint! We had a great time & loved all the amenities within Ocean Lakes. The rental was so cute & the golf cart rides was definitely enjoyed!!

Wonderful Anniversary/Family trip!!!
We had a wonderful 5 day stay! The home was clean and very cozy. A few things we forgot, they had on hand. We truly enjoyed the stay. The included golf cart was fantastic , the bonus was being able to bring our fur baby. Definitely will book with Jason and Michelle next year!! Thank you guys again.

BEST trip ever!
This was a gift to my my mom and her best friend for grandparents day. We had to have specific requirements due to bith of them being elderly and having mobility issues. This property was absolutely amazing and checked all the boxes and then some. The hosts were super responsive and helpful before our visit and while we were there. The campground is our favorite by far and we can not wait to come back. THANK YOU to Michelle and Jason and to the staff at the campground. You helped make their weekend and ours so very special!

Great property, very clean and golf cart was a great add! Our 2 year old loved exploring OL and all it had to offer. We will definitely be back!

Wonderful house and host!!
We loved staying at 1647 Lovestone!! The home was very clean and came furnished with more than we expected! We even had a gift from the hosts waiting for us! Michelle and Jason were great to work with. They answered all our questions and kept us very informed of their expectations and guidelines throughout our stay without being “pushy”. The complimentary golf car was very nice and its condition was better than we expected! We definitely intend to rent from Michelle and Jason in the future!!

Great Stay!
We have stayed at numerous of rental houses in Ocean Lakes over the years. This was a one of the smaller ones, but it was awesome! The house has been updated and very clean. My wife said that this was one of the most well stocked kitchens that she has had over the years as she loves to cook. The golf cart is really nice and so convenient! Thank you for such an awesome week!

Quiet time at the beach
Great stay at a very clean and well appointed cottage. The kitchen has everything you need, the appliances are great and so is the outdoor grille. We really loved spending time out on the porch.

Nice and quiet
Very clean and nicely laid out. Appliances are modern and the kitchen has everything you need to cook whatever you desire. The outdoor grille was very clean as well. For once I didn’t burn the steaks! The hosts Michelle and Jason respond very quickly as we had a couple of questions which they answered right away. Located in a very quiet neighborhood of Ocean Lakes. We will be back!

Another great stay
Since we have stayed at this house a few times we knew exactly what to expect and we were not disappointed. It's a great little house; clean, well-maintained, nicely furnished, conveniently located. We couldn't ask for more.

Great little house!
The house was exactly as described. It was very clean, everything is well-maintained and in good working order. The kitchen was well-equipped and seemed to have everything someone would need for meal preparation. The house is on a fairly quiet street and has a GREAT golf cart. The owners are quick to respond and very easy to work with. We would definitely stay there again.

Great location
Property was clean, one bug I killed. Everything was functional. There were no extra linens or pillows for the fold out beds, but otherwise property was as advertised. Enjoyed our stay and would definitely book again. Owners were responsive quickly to messages.
