**Please note: in the photos the grass area has been enhanced to illustrate being fully established**Tucked away in a peaceful, rural setting within historic manor grounds, this stunning new barn conversion offers a relaxing escape for up to six guests. The property features three beautifully designed bedrooms including a master suite with a unique glazed screen and sweeping countryside views, plus there are three stylish bathrooms. This Cotswold holiday cottage with open plan living area combines rustic charm with modern elegance, with vaulted ceilings, large windows and a cosy wood burning stove. French doors lead to a patio with outdoor seating, perfect for al fresco dining or soaking in views of the river and pond. This exceptional property provides a tranquil retreat and is perfectly placed for exploring the North Cotswolds, Stratford-upon-Avon and the wider Warwickshire countryside.

The Tractor Shed can be booked either on its own or with The Old Workshop which sleeps two guests. Located next to one another, the two together offer an ideal setup for larger families, or for friends travelling together.
Accommodation
This three bedroom barn conversion in Combrook is perfectly suited for those looking to get together with family and friends, exploring the local countryside and eateries. The accommodation is laid out as follows:

The maximum occupancy for this property is 6 guests. Infants do not count towards the occupancy figure, however, due to space restrictions the occupancy can only be exceeded by 1 additional infant (aged 2 or under)

The property is laid out over three floors, has a small step at the front door, and some sloping ceilings
The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk
No smoking or vaping is permitted throughout the property

Things to Note...
Hen, Stag and other same sex groups are not permitted
Events are not permitted without prior consent
A security deposit is required at this property
Check in is from 17:00 and check out is by 10:00
The Tractor Shed is a self-contained property in the grounds where the owners live
There is no access to the manor house or grounds beyond the hedge at the side of the car park
A public footpath passes through the grounds
Please note there is CCTV to the front of the property which covers the parking area, electric entrance gates to the grounds and the driveway
