Escape to Little Barn, a tiny yet magnificent 17th-century barn conversion offering grand views and a truly unique hideaway for couples or close friends. While compact, this historic stone-built home is packed with character, providing a cosy and intimate atmosphere perfect for your Lake District adventure.
Once used for livestock and feed stores, the barn has been thoughtfully transformed. The main living space features a bespoke, craftsman-made bar-height dining table, a comfortable living area with a Smart TV, DVD player, Smart Speaker, a few games and a warming wood burner for those chilly evenings. The fully equipped kitchen includes an electric oven, fridgefreezer, microwave, and washing machine. Step out onto the balcony from the living area—the perfect spot for a morning coffee or an evening glass of wine while soaking in the breathtaking fell and valley views.
The property sleeps four across two charming bedrooms: • Upstairs bedroom: features an oak double bed. • Downstairs bedroom: offers a king-sized bed and an en-suite bathroom. Please note that bedroom spaces are cosy, in keeping with the barn`s character. The upstairs bathroom has a slim, low shower cubicle, while the downstairs en-suite features a shower over a small bath.
Outside you`ll find a BBQ in the top garden where you can enjoy the some alfresco dining or choose the meadow garden for a different view. Both of the gardens have dog-secured fencing so you can enjoy dining with your furry friends.
Parking is available for two vehicles alongside the property.
Perched in a coveted rural location, Little Barn offers panoramic views and a sense of peaceful seclusion, yet you are only a 12-minute walk from the vibrant heart of Ambleside. There, you can explore a wonderful selection of pubs, restaurants, and shops. The property is also situated next to a popular bridleway, with lovely walks starting right from your front door.
Embrace the stunning natural surroundings, with easy access to the nearby lake for waterfront strolls. From the tranquility of your balcony, you may even spot the RAF jets flying through the valley for a truly memorable sight.
The property is ideally located for exploring on foot, with the town of Ambleside just a short walk away. For those traveling by car, private parking for two vehicles is provided. Please be aware that the property is accessed via a very steep private road, which is also a public footpath.
• Guest Verification: To ensure a pleasant stay for all of our guests we ask that you complete Guest Verification after your booking is confirmed. We will request a contact email and mobile number and you will also need to choose between a refundable £400 Good Housekeeping Bond or a non-refundable £40 Bond Waiver. This is mandatory to receive your personalised Boarding Pass with all check-in and property details.
• Suitability for Children: This property may not be suitable for young children due to steep stairs and railings over the staircase. Guests may bring children at their own discretion but must provide extra supervision. A stair gate, high chair, and travel cot are not provided.
• Property Access: Access to the main living area is via 14 steep external steps.
• Water Supply: The barn`s water is from a natural spring. It is filtered, tested annually, and complies with all Environmental Health Regulations.
• Starter Supplies: We provide a starter kit for the wood burner, along with complimentary tea, instant coffee, toiletries, and cleaning supplies to get you started. Ambleside has several grocery stores for top-ups or anything else you may need.
• Pets: Up to two well behaved dogs are welcome on payment of an additional charge of £50 which will be collected once your booking has been confirmed. A food and water bowl are provided. We kindly ask that you pick up after your lovely pooches around the grounds and please do not leave them unattended in the property. Guest verification required: contact details for during your stay

Pets: a maximum of two dogs can be accommodated but they must be kept to the kitchen floor level of the property, off the soft furnishings and must not be left alone in the property. Please also ensure that you clean up after your dogs in the garden areas. A £50 pet fee is chargeable once your booking is confirmed
