Come stay in the best location in Boise! This updated historic home is located in the lovely North End Historic district and is a short walk to popular Hyde Park with its many restaurants, shops, pubs, and brewery. It’s also just two blocks from the corner of Camel’s Back Park and numerous walking and biking trails in the foothills. The home itself is furnished with comfort in mind, perfect for relaxing with a private hot tub, comfy seating, fully stocked kitchen, a fully fenced yard, and more!
House Rules
IMPORTANT: THESE HOUSE RULES INCLUDE A RELEASE AND HOLD HARMLESS AGREEMENT AND A WAIVER OF JURY TRIAL (SEE THE FINAL TWO SECTIONS). BY BOOKING OR STAYING AT THE PROPERTY, THE BOOKER AND ALL GUESTS AGREE TO THESE TERMS. PLEASE READ THEM CAREFULLY BEFORE BOOKING.
By booking or staying at the property, the person who made the reservation (`Booker`) and every member of their group agree to these House Rules. Please read them fully before arrival.
Guests, Visitors, and Parties
• Maximum occupancy is 4 people. This limit applies at all times, day and night.
• Only registered guests are allowed. No one beyond the number of guests listed on the reservation may stay at or visit the property. You may update your guest list mid-stay by contacting us, as long as the total stays within the maximum occupancy.
• No parties or events. Parties, events, and gatherings that exceed the registered guest count are strictly prohibited.
• The Booker is responsible for the group. The Booker must share these House Rules with every guest and ensure everyone follows them at all times.
Hot Tub, Fire Pit, and Grill
Use of the hot tub, fire pit, grill, yard, and all other amenities is entirely at your own risk.
• There is no gate or barrier around the hot tub once you are in the backyard. Please plan accordingly, especially with children.
• No diving into the hot tub.
• Do not use the hot tub or shower if you have a medical condition that makes it unsafe, or if you have consumed alcohol, medications, or any substance that may be sedating or impairing, due to the risk of drowning.
• No one under 16 may use the hot tub without a responsible supervising adult.
• Never leave the fire pit or grill unattended while lit. No fires when it is windy or during any burn ban or fire restriction. Fully extinguish the fire pit and turn off the grill after use.
• Follow all posted signs and the rules in the guestbook.
Children
• Never leave young children unattended, inside or outside.
• The home is not childproofed. Uncovered outlets, cleaning supplies, detergents, and other hazards may be within a child`s reach.
• Children must be supervised by an adult (18 or older) at all times in the backyard and near the hot tub, fire pit, and grill.
Household Safety
• Never leave the stove, oven, hair dryer, or iron on unattended.
• Close the fence gates every time you enter or exit the yard.
Pets
• Well-behaved dogs only, up to 2. No cats.
• A $75 pet fee applies per dog. All dogs must be disclosed and added to the reservation at booking.
• No dog breeds deemed aggressive, per our insurance policy.
• No pets on furniture or beds. Please clean up after your dogs, inside and outside.
• Do not leave dogs home alone unless they are crated.
• When outside, keep dogs in the fenced yard with the gates closed, unless you are walking them on a leash.
• Never leave dogs unattended near the hot tub or fire pit.
• Guests are responsible for any damage, injury, or neighbor complaints caused by their dogs.
Smoking
• No smoking or vaping inside the home or on covered porches. Open flames, including candles, incense, and sage, are also not allowed indoors. Smoking is allowed outdoors only. Please dispose of all smoking materials properly.
Neighbors and Quiet Hours
• Quiet hours are 10:00 PM to 8:00 AM. Please be respectful of our neighbors and keep noise low at all times, especially during quiet hours. Neighbor complaints may result in cancellation of the reservation.
Security Cameras
For your safety and the property`s protection, there are security cameras on the exterior of the home. There are no cameras inside the home.
Arrival and Cleanliness
If anything about cleanliness does not meet your standards, please tell us within 2 hours of arrival so we can fix it right away.
Checkout and Fees
• Checkout is 11:00 AM. An unauthorized late checkout incurs a $50 fee, because our housekeepers are scheduled and paid based on the checkout time.
• Excessively dirty conditions will incur an additional cleaning fee, documented with photos.
• Items left behind incur a $50 handling fee plus the cost of postage. We will do our best to mail them within a week.
• No-shows are non-refundable, with no credits, rescheduling, or exceptions.
Issues and Refunds
If something is not as expected, tell us right away and we will work hard to make it right. No refunds are given for anything we fix or replace within 24 hours. For any other issue, we must reach an agreement before additional nights are spent at the property. We cannot offer refunds after you depart.
Damages
Please report any damage or breakage promptly and before checkout. We purchase a Waivo damage protection plan for each reservation, included in your nightly rate. Guests are responsible for any damage costs that exceed the damage waiver amount. If a rule violation forces us to refund or discount another current or upcoming guest, the Booker is responsible for that cost.
Stays of 30 Days or More
• Lease and background check: Guests must sign our standard lease agreement and complete a background check before check-in. We will send both before arrival.
• Mandatory mid-stay cleaning: A cleaning takes place on day 15 of the reservation. The fee is deducted from the security deposit, or collected through Airbnb`s Resolution Center for Airbnb bookings.

Violations and Cancellation
VIOLATION OF ANY HOUSE RULE MAY RESULT IN IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT A REFUND. This includes, but is not limited to, unregistered guests or visitors, exceeding the maximum occupancy, parties or events, undisclosed pets, smoking or open flames indoors, excessive noise, and unsafe use of the amenities. If a reservation is cancelled for a rule violation, all guests must leave the property promptly when asked, and the Booker remains responsible for any fees, damages, and costs incurred. We reserve the right to decline future reservations from guests who did not respect these House Rules or the property.
Guest Responsibility and Hold Harmless
The Booker is responsible for every person and pet that enters or uses the property during the reservation, including guests, visitors, invitees, and anyone they allow on site (together, `Guest Parties`). This does not include contractors or service providers hired by Host, such as landscapers, hot tub technicians, pest control, handymen, or repair technicians.
TO THE FULLEST EXTENT PERMITTED BY LAW, BOOKER AND ALL GUEST PARTIES ASSUME ALL RISK OF THEIR USE OF THE PROPERTY AND ITS AMENITIES. THEY AGREE TO RELEASE, DEFEND, INDEMNIFY, AND HOLD HARMLESS THE PROPERTY OWNER, HOST, PROPERTY MANAGER, AND THEIR LLCS, MEMBERS, MANAGERS, EMPLOYEES, AGENTS, AND AFFILIATES (TOGETHER, `HOST PARTIES`) FROM ANY CLAIMS, INJURIES, DAMAGES, LOSSES, OR EXPENSES, INCLUDING REASONABLE ATTORNEY FEES, ARISING FROM THE STAY OR FROM ANY GUEST PARTY`S PRESENCE, CONDUCT, OR USE OF THE PROPERTY, INCLUDING CLAIMS ALLEGING THE NEGLIGENCE OF A HOST PARTY. BOOKER IS PERSONALLY LIABLE FOR ANY DAMAGE OR CLAIMS CAUSED BY ANY GUEST PARTY OR PET.
Waiver of Jury Trial
TO THE FULLEST EXTENT PERMITTED BY LAW, GUEST AND HOST EACH KNOWINGLY AND VOLUNTARILY WAIVE ANY RIGHT TO A TRIAL BY JURY IN ANY LAWSUIT, CLAIM, OR PROCEEDING ARISING OUT OF OR RELATING TO THIS RESERVATION, THE PROPERTY, OR THE GUEST`S STAY, WHETHER IN CONTRACT, TORT, OR OTHERWISE. ANY SUCH DISPUTE WILL BE DECIDED BY A JUDGE, NOT A JURY, IN THE STATE AND COUNTY WHERE THE PROPERTY IS LOCATED, UNDER THAT STATE`S LAWS.
BY BOOKING OR STAYING AT THE PROPERTY, BOOKER AND ALL GUEST PARTIES CONFIRM THEY HAVE READ AND AGREE TO THESE HOUSE RULES, INCLUDING THE HOLD HARMLESS AND JURY WAIVER PROVISIONS ABOVE.
