My booking was last minute so our options were severely limited. I was happy to book a “luxury” room as it was described for £105.
What we got was anything but Luxury quality. Got to the place and a tattered sign baord anounced this to us. Facilities said there was a private car park, but there was none.
The front door was locked on arival with a hand written note instructing me to call a number to gain admittance. The lady that received us was friendly but really didnt know if she was coming or going and got me mixed up with someone else. All sorted we went to our room.
The “luxury” room was neat and tidy and smelled of a swimming pool. I imagine thats due to the chemicals that they use in the toilet. To bad they didn’t get all the marks of from the last customer.
The room was just big enough to fit the beds and not more. The beds had papper thin mattresses on and i dont think they’ve been changed in the last 10 years.
The room was hot and had no aircon or fan to cool it down at all so we had to open the window and let in all the noise from the streets. The Tv is old, poorly tuned with only a few channels available. The mixture of heat and smell from the bathroom made sleep very difficult.
Off to breakfast the next morning, there was a gent and a lady, they were both friendly. But at this time my sense of humour had fled. We ordered our breakfast.
It was served on a hot plate and that was the only thing good about it. Over all extremely disappoint

Smell from the kitchen come up to your room
The bed is really small. Bathroom is clean but carpet should upgrade. My room was on the 3rd floor and smell from the kitchen directly come up to my room every morning. I hate the smell. I am ok with the rest of the flaw since this is a guest house but the smell I cannot tolerate.
Nice and tidy room in excellent condition, really friendly and welcoming owners and staff, perfect location near the seashore, restaurants, cafes, and major shopping areas.
Good location. Noisy with windows open. Hot summer. Breakfast excellent. Excellent staff. Helpful advice.

Hosts are very friendly, room is a bit small yet cozy. Breakfast are great - freshly made. The only 2 things that not quite satisfying are that the mattress is too soft to me, and the noises made by the neighbourhood. Overall, the stay was great.

Friendly and sweet
Friendly and helpful staff, very convenient location for the lanes and the pier. Good breakfast. Rooms pretty small and 'double' bed not a real double, but clean. Fairly quiet street considering how close to city centre.
Absolutely lovely people at The Kelvin, and would definitely book again. They were extremely helpful with a small issue we had with the room, which I greatly appreciated. Rooms are of course small, but comfortable, clean and well kept. Lovely little breakfast room with breakfast cooked to order. Best of all were the staff, who were incredibly friendly and welcoming. Makes such a huge difference, whether it's an expensive 5 star chain or a small guest house. They really looked after us. I would say the one downside was the quality of the wifi, which dropped in and out and often we couldn't get it at all in our room, but that was a minor inconvenience. Overall, lovely place, lovelier people.

Friendly welcome and quick and easy check in. The room was clean and comfortable with everything we needed; and very quiet. Breakfast was excellent and we managed to park right outside on a 24 hr permit. The hotel is perfectly situated for the seafront and town centre. We would definitely stay here again.

We didn’t have the largest of rooms but it was made smaller by the huuuuge bed we had, which was great. Very clean thoughout and the breakfast was pretty good too.

We stayed for one night on 6th May. Brighton was busy with people making the most of the weather. The guest rooms are conveniently located on a side street off the main promenade, 2min walk to the beach and a short walk from the lanes. The location couldn't have been more convenient. On the day of our arrival, Patrick called us in the morning to check our ETA and let us know our room was ready (we were not due to check in until 2pm, so thought this was a nice touch). On arrival we were shown promptly to our room- room 7- a double room with a shower and shared toilet. The room was small but cozy. It did get warm during the night (on account of the weather) and there was no air on, but as we were on the third floor we were able to safely leave our windows open to counter this. Breakfast the next morning (included in the price) was pleasant and included a self-serve continental breakfast bar (cereal, cereal bars, fruit, jams) as well as a choice of cooked breakfasts (including vegetarian options). We would recommend the Kelvin guest house and would definitely consider staying again in future.

Good check-in, Patrick very friendly and welcoming. Room very suitable for us both. Great central location for bars & pier. Good nights sleep. Shower works well with lots of hot water! Breakfast was without fault; tasty, plenty of it and the hot coffee was flowing - nothing was too much trouble. Looks like a real family business. A couple of minor improvements for our stay was the TV didn't work but we didn't even try it until we came home late on Saturday night after a few pints anyway (so it wasn't an issue for us) but we mentioned it to Patrick when checking out on Sunday and he said his maintanance guy will fix it also the wifi signal didn't reach our room (top floor), again no issue for us as we have lots of data to use up. Great location but don't stay long
A colleague & I were in Brighton for a week-long conference. Our sessions started at 8.15am. For the first several days, our host was unwilling to offer hot breakfasts before 8am even though there were more conference participants there. This meant I had to go to Starbucks & pay for breakfast. When he did finally relent, breakfast was offered at 7.30am. There is 1 cook, so expect to wait if there are more than 2 people at a time. Breakfast was also quite meager in terms of variety: juice, weak coffee/tea, eggs & beans with ham on toast, and sweet kids cereals.
We were on the top floor. The WiFi does not work on the top floor. Our host gave us a booster for the room, but it didn't help.
There is hanging space but the only drawers are in the bedside tables (2). Only one of my small drawers was clean. We kept our clothes in our suitcases. My suitcase had to be under the desk, my colleague's was on a chair in the hanging space.
One day, I arrived back from the conference to find a dirty towel on my clean clothes in my suitcase. It looked like it had been used to clean a floor.
There is one SMALL shelf in the bath. It has room for 2 toothbrushes and tubes of toothpaste, and 2 antiperspirants. My colleague had to keep her hair-styling things on the floor. There are not enough racks for 2 people's towels. I hung mine on the radiator next to my bed or on the curtain holdback.
The shower was great and there were always clean towels. Both the cook and the host were pleasant.
