This stunning, creekside luxury retreat offers 3 bedrooms, 3 full bathrooms, and a large outdoor covered deck, all on one level. It's located on a quiet cul de sac, yet convenient to Beavers Bend State Park, Broken Bow Lake, restaurants, shops, and other area attractions. This property features everything from a well-equipped kitchen, floor-to-ceiling stone fireplace, and 7-person hot tub, to custom-built triple bunk beds and an enjoyable outdoor play area for the kids. Comfort + Joy Property Overview

Living Area

Comfort + Joy embodies open-concept living by including the living area, kitchen, and dining all in one large space, with towering 2-story ceilings. Upon entering the cabin you'll find yourself in the cozy living area with a comfy sectional sofa, massive floor-to-ceiling gas fireplace, 75" Smart TV, plus a convenient office nook.

Kitchen/Dining Area

Walk through the living area into the spacious kitchen and dining area where you'll find ample seating at the farmhouse table with two benches on each side, plus a dining chair at each end. The table can comfortably seat 8 guests; if you have small children, you can easily squeeze in a couple more. There is also seating at the kitchen island with 3 counter-height stools.

The kitchen is well-equipped with everything you'll need to make and serve a homemade meal. It has an ample amount of dinnerware and flatware, plus serving/cooking utensils, pots/pans, and bakeware. Besides the major appliances of the electric stove and refrigerator, smaller appliances are also provided - microwave, blender, 4-slot toaster, hand mixer, 7-quart Crockpot, electric griddle, and Keurig K-Duo Single-Serve & Carafe Coffee Maker. A starter supply of paper towels, trash bags, liquid dish soap, dish washer detergent, liquid hand soap, and a sponge are also provided. Granite counter tops and farmhouse sink make the kitchen an inviting place to be.

Laundry

Next to the dining area you'll find a utility closet with a stackable washer and dryer. A starter supply of laundry detergent and fabric softener sheets is provided. The utility closet also houses a small vacuum, broom and mop.

Bedrooms and Bathrooms

At the front of the cabin, on each side, are master bedrooms, each with a spacious en suite bathroom. The master bedrooms feature a king bed with comfortable mattress, pillows, and linens. Each master bedroom has a 65" Smart TV, two night stands with USB ports, a dresser, and wall-mounted clothing rack so you can fully unpack. The master bathrooms have double vanities with granite counter tops, and a beautifully-tiled walk-in shower with double shower heads. Bath, hand, and face towels are provided, as well as hair dryer and a starter supply of toilet paper and toiletries - conditioning shampoo, lotion, shower gel, bar soap, and liquid hand soap.

At the back of the cabin, off of the dinning area is the huge bunk room with two sets of custom-built triple bunk beds - 6 twin beds total. Pillows, linens, and blankets are provided for each bed. There is a small couch in the bunk room for seating and a metal cabinet to store personal belongings. A giant 75" Smart TV paired with an Xbox Series S with Game Pass and two controllers will be a highlight for the kids. There is a full bathroom off of the bunk room with lots of counter space and a shower/tub combination. Bath, hand, and face towels are provided, as well as hair dryer and a starter supply of toiletries - conditioning shampoo, lotion, shower gel, bar soap, and liquid hand soap. A step stool is provided in this bathroom for our little guests.

Outdoor Area
Step out to the back covered deck where you can relax in the oversized hot tub that seats 7, grill out on the gas grill, or sit by the stone gas fireplace with your loved ones on a cool evening. While you enjoy the fire, you can also enjoy your favorite show or movie on the 50" Smart TV. There is outdoor dining for 6-10 people and a rocking chair to sit back and listen to the sounds of nature.

Head on down the back steps and challenge your friends to a game of cornhole or ladder ball, while the kids explore the integrated play area with swings, slide, and climbing wall. When your group is ready to wind down for the evening, gather around the fire pit for marshmallow roasting where there is seating for 10.

Venture further back behind the cabin and you'll stumble upon a beautiful, calming creek. The kids will enjoy exploring in the creek and you'll enjoy relaxing by it as they play.

Important Things to Note

* Maximum occupancy is 10 people. Exceeding the maximum occupancy will result in additional charges and/or eviction without refund.

* No pets allowed in the cabin or on the property.
* No smoking or vaping of any kind is allowed in the cabin or on the property.
* Must be 25 to rent and the person booking must be present at the property during the entirety of the stay.
* You will be required to sign a rental agreement which will require you to upload your license.
* The person making the reservation must provide a valid email address and phone number before check-in.
* A $500 security deposit will be held on your card during your stay and released 2 days after your departure pending no damages or missing items. This is a hold, not a charge.
* Keep in mind that Comfort + Joy is located in a rural area; although we have high-speed internet, outages can, and do, occasionally occur. We cannot guarantee internet service.
* Driveway is paved, but is steep. Trailers are recommended to be left on the paved parking area at the street.
* Fireplaces are seasonal from October through April. Tampering with logs or fireplace screens, or placing foreign objects in the gas fireplaces can result in loss of security deposit and additional charges for damages.

* A starter supply of paper towels, toilet paper, trash bags, bath toiletries, liquid dish detergent, dishwasher tablets, laundry detergent and softener sheets are provided. A well-equipped kitchen, washer/dryer, towels, and linens are also provided.
* Propane is provided for the gas grill.
* Firewood is NOT provided for the outdoor fire pit.
* The hot tub is drained and sanitized between bookings.
* Outward facing security cameras are located at the front and back stairs to protect the cabin and our guests.

* Rearranging furniture or removing any items from the cabin is prohibited and could result in loss of security deposit.
* Furniture and decor are subject to change without notice.
* Fireworks are not permitted. This is a forested area and there are times when the Oklahoma Forestry Service enforces a burn ban in the area. Our guests are expected to abide by any burn bans in place. Fines can be upwards of $1,000. Check online for the current burn ban status before arrival. Refunds will not be given related to burn ban status.
* We privately manage this cabin and pride ourselves on being available to our guests. You will have our cell phone number and are able to text with any questions.
