Let’s start with the outdoors – where you’ll likely spend most of your time! Situated on a 3/4-acre lot, *Sip, Sip, Away* boasts a stunning 24'x48' saltwater pool with a brand-new water slide. The pool area is perfect for both kids and adults to enjoy thrilling cannonballs, slip, and slide into the refreshing water.

Just steps from the pool, a cozy fire pit invites you to gather around with loved ones to recount the day’s adventures on the lake, or simply relax with some delicious s’mores. The fenced-in yard offers plenty of space for everyone to enjoy, and just outside the fenced area, pavers lead you to the private dock, where you’ll find lake toys like a kayak and stand-up paddleboard to make the most of your time on the water. The house is fully fenced, so don’t forget to bring your furry friends along – pets are welcome with approval and a pet fee.

### Spacious and Inviting Interior

Upon entering *Sip, Sip, Away*, you’ll be greeted by a beautifully decorated foyer that leads into an open-concept living area. The high ceilings and large glass sliders open up to a fully covered and furnished deck, extending the living space outdoors. The living room is newly decorated with a comfy sectional, two swivel chairs, and a large TV – the perfect spot for everyone to gather and relax.

The bright, fully stocked kitchen is a chef’s dream, featuring all new appliances, including a double oven, microwave, and refrigerator. The large island comfortably seats three, making it the perfect spot to sip on cocktails while the chef prepares meals. Off the kitchen is an eat-in dining area with a table for 8, where you can enjoy your meals while soaking in beautiful lake views.

The main level features four well-appointed bedrooms:

- **Primary Bedroom**: A luxurious king-sized bed with an attached bath. Sliding doors lead directly to a covered deck that houses a sunroom.

- This home also features 3 kayaks, 2 paddle boards, and 7 oars.
- No events, group gatherings, or parties are allowed at any AvantStay property under any circumstances.
- Due to natural fluctuations, we’re unable to provide specific water depth information at any given time. The majority of docks in this area are generally suitable for most average-sized pontoons and ski boats. However, since boat drafts can vary, guests are encouraged to refer to Lake Norman nautical charts, GPS systems, and depth maps—and rely on their own knowledge of their vessel’s specifications—to ensure safe navigation.
- Please note that the hot tub is currently out of order and will not be replaced until after the New Year. At this time, there is no exact timeline for replacement.

- No parking on grass or street.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
