£90 to sleep in a single bed in a bathroom. If you want to use a bathroom, as a bedroom, at least make it look like a bedroom. Still had the cheap plastic on the walls, and a pull light switch. Completely unfunctonal room. Was too noisy to open the window and too hot to not have it open.
2 hours sleep, before getting awoken by another guest checking in. Would never go back, or recommended
No heating and cheap duvet = freezing cold unable to sleep. No bedside table or bedside light. No seating or "work/eating desk". Small sink in bathroom too small to fill kettle, no plug in sink. Only one light switch in the room (by the entry door). Good mood lighting but got the impression that hourly rates might be available! Didn't stay for breakfast .....

Not a bad hotel, the owners seem friendly enough. The parking is relying on the street parking, which during Mon-sat is limited to 3 hrs no return during day hours, could be inconvenient
I stayed on New Years Eve and had a single room with a shared shower and separate toilet. The room was clean with coffee making facilities, the bed was comfortable. Although it did not bother me there was no curtain or blind at the window. There was a certain amount of noise but it was THAT time of year after all and it did not continue all night. The included breakfast was good, with coffee and fruit juice, I had the full english and toast. I would recommend The Beeches.
Worse hotel I’ve ever stayed in paid £240 for me my cousin my 2nd cousin and a family friend only to be greeted with this room check photos blood stained mattress junkies in and out every half hour and mould in the bathroom wouldn’t recommend staying here my cousin spoke to the man on reception but wouldn’t offer us any money back
Rooms Not up the standard of a so called "superior" room.
shower tap fell off and water basically trickled out of shower head. room looked like it hadn't been hoovered. the remote control for the TV looked like it hadn't been cleaned in years. Breakfast not served until 9am for a contractor who needs to be on site early not good.
The hotel was clean , the staff very polite and helpful. Could do with small fridge in room , breakfasts were excellent we will stay again if we visit Clacton-on-Sea Overall we were treated very very well.
Had to ask for iron and ironing board as wasn't in room, the desk was also absent and all the coat hangers had been stolen from the room, my biggest issue was tea bags were just left on the tray not sealed 😕but the owners did make a effort to correct our issues as fast as possible.

When I booked it said including breakfast.It is still on the website advertising breakfast included.It said check in 2pm -10pm. arrived just after 6pm couldnt get in.Had to ring a bell and wait ages till someone came.Then we were told breakfast was not included and we would have to pay another £10 if we wanted it.Despite showing a screenshot of what we booked on my phone they blamed Hotels.com and said I was the 3rd person with this problem.Spent a couple of hours trying to sort this out with hotel owner and Hotels.com.Gave up in the end.I am diabetic and have health issues so need to take quite a lot of tablets with food in the morning.Ended up having breakfast else where.Also we were subjected to a family in another room slamming doors and their children screaming and shouting.They had also left 2 pushcairs at the foot of the stairs which were difficult to negotiate.Quite dangerous and nothing done about it.I would avoid booking here if you want to avoid hastle.

A really bad experience. No one on sight to assist with problems. Shower to hot and could not adjust temperature. Shower dirty. Dirty cup in room ... made coffee could not drink it due to grease from cup. Could not remake as milk used. Handbasin in room did not drain effectively. Could not change channels on TV so could not watch. Had to unplug TV to switch off. TV very small and in really bad position on wall. Photos of hotel allocation misleading. Situation not remediated after complaining. No apology from hotel. Refusal to refund after the relationship soured. Hugely out of pocket as Hotels.com staff member advised I should move out.

Very cheap basic B&B, close to the sea and town centre, so we'll located, I had a good couple of days there
Like - the 2 ladies who served breakfast were cheerful and greeted us with nice smiles - the cafetiere of coffee with breakfast although small, was very nice coffee.
Dislike - in order of appearance - huge chip on less than clean mug in the bedroom, no teaspoons, had to stir our coffee with a pen. only 2 sachets of instant coffee but after making the first one and seeing the limescale scum on it that was OK - we didn't plan to make any more coffee in the room. Bathroom, black bits on floor, not sure what but clearly had not been hoovered. Shower yucky looking to the point I decided not to bother having one. Then decided I couldn't do without and tried to have one but the water was so hot it wasn't possible and then tried to let it run for a while to see if it calmed down and it the water disappeared to a trickle. Hope we didn't mess up anyone else' hot water!!. The water pressure in the sink was a trickle. The walls were plain white without a single piece of artwork. There was a step-down to the bathroom which nearly caused a nasty accident when visiting the bathroom in the night - luckily I stopped myself before I faceplanted the shower screen which was just a foot inside the tiny bathroom door. The bed was acceptable for comfort but had some stains on the bedding that were old and washed, but still not great to see. And I realise now that the view in the Beeches thumbnail on their page must be some view in Claction- it certainly is NOT part of the hotel. or even the view.

Great location, comfortable but needs updating
The bed was very comfortable and the room was nice and bright. There was a whole in the wall that had been somewhat filled and left. The TV was high up on the wall so not very comfortable to watch. On arrival the owner said I had room only, but my booking clearly stated breakfast included. The owner had a discussion in front of me with the booking company and asked them who was going to pay for my breakfast. This wasn't the first time this had happened, as the owner mentioned it during the conversation with the booking company. I would have expected a more professional approach but this didn't happen, and no apology was given for the error that had been made. I wasn't exactly looking forward to going down for my breakfast, however the owner wasn't there. The two ladies that done my breakfast were very pleasant and I enjoyed it.
